“Not given the option of zero stars however this would be more fitting for this amateurish company who know absolutely nothing about property management.
Those leaving 5 star reviews have not endured the poor management that went on at our development, they have not endured their Reserve fund being depleted to 25% of what it was when they took over management.
They have not had to endure their development being changed to a stay put policy despite their own FHSRA finding numerous faults within the communal areas that would strongly rule out a stay put policy.
They have not had to endure the EICR for the communal areas not being conducted during their management and being over 2 years overdue.
They have not had to endure their fire alarm system being turned off, on being turned back on their sounders being silenced and eventually part zones disabled. Rather than attend the development to solve the problems that had arisen this company simply did nothing but pay out our money for a fault that was not resolved.
A message to all directors of RMC or RTM controlled developments would be to get rid before they do cost you more than money.”
“It's a despicable company and every member of their staff I've had the misfortune to speak with is also despicable. They offer promises they never intend to deliver. Their managing agent services are dire. I have no idea why the fees are so high unless there's questionable activity. I urge people not to fall into their trap. They promise virtually everything and deliver virtually nothing.”

However, the service provided by Warwick Estates is so terribly bad that we must warn other potential users of their service to think very carefully. In our opinion, the quality of their work is simply not good enough. In fact it is appalling. In addition, their customer service is atrocious and so is their communication. The outstanding maintenance work around our development suggests they do not even visit to inspect and assess what needs to be done. If parts of our service charges are not being spent on budgeted maintenance then we wonder where the fees are going.”
“Rude staff and poor at what they do. I won't bore the readers with the full details, but to cut a long story short, having Warwick Estates as managing agent of our block of flats is a liability. Their standards are extremely low and they're notoriously late in paying subcontractors. Also their property managers now rarely accept calls when we call to complain and they have been rude on the few occasions they agreed to speak. I understand it must be demoralizing to work at Warwick Estates when there are so many things going wrong, but there's no excuse for rude staff.”
“A very difficult company. They never answer a question with a straight answer. We had concerns of overcharging at our luxury development. Their secrecy and vagarity triggered a few suspicions which led to the discovery of various errors in the charges to residents and in the reporting of the expenditure of residents' funds. Dodgy company whose practices cannot be trusted.”
“We didn't choose Warwick Estates. They were forced upon us by the freeholder of our apartments. We definitely wouldn't have selected Warwick Estates if we had been given a choice, as we known a thing or two about managing agents. Warwick Estates is not one to be recommended. Sweep aside the lame promises on their website and the many untrue comments about them on certain review websites, and you uncover a ruthless organisation which is motivated only by collecting service charges, and not at all interested in providing a quality service to leaseholders. Safety, cleanliness, an absense of vermin around the development and working lighting really should be delivered as a minimum standard. They don't care and they're very slow to respond when we call them. They need to be chased all the time. It sometimes feels like we do their job for them, yet we have to pay them anyway. Don't buy an apartment if Warwick Estates is the managing agent or you will really regret the decision.”
“An absolute joke of a company. They never do what they're supposed to do, anĸ the condition of our estate is a disgrace, with faulty lighting and rubbish dumped everywhere. If you try to complain, they never accept anything is wrong.”

“My one star is generous to WE. There are numerous issues in our apartment block and it is a constant battle to get any response from WE. Our management fees are the highest locally yet the service provided is dire. Huge hikes in fees coupled with failure to address problems has caused a great deal of stress to many of us.
I'm pleased that some people are able to post good reviews about WE and that their homes are being managed well. This is not our experience however and I would advise anyone considering using WE to run mile.”
“Pretty much the same low grade service received by my block of apartments too. Just about everything stinks with this company. They're certainly consistent in their neglect, which spans from the poor quality of work they appoint, including disgruntled and rude property managers, right the way through to errors in their charging.

“When Warwick Estates allows the fire alarm system of a large block of flats to be switched off for a considerable time, instead of getting the fire alarm system repaired, then you realise how this company conducts itself in an appalling way. No regard for regulations and no regard for the people who live in the blocks it manages. The harsh criticism is very much deserved. The snowflake comments are hardly appropriate when Warwick Estates is cutting corners and risking people's lives.”
