“A rogue company run by a bunch of lowlifes. We've learned a difficult lesson that we should never have become involved with Warwick Estates. Their service was terrible, they were deliberately uncooperative once we'd signed up, and service charges escalated. Hopefully it can save other developments from similar torment by advising them of the underhanded ways that Warwick Estates does business.”

“It's been a long battle with Warwick Estates trying to get them to do basic tasks like ensuring the common areas of our block of flats are cleaned to a satisfactory standard and asking them to follow a proper tendering procedure instead of ripping us off through their own special contractors who never provide a professional service. Then we found out our block would have a different property manager assigned to it. Perhaps a different property manager would do things properly? Unfortunately this was not the case. The Warwick Estates property managers are consistent in their incompetence, their refusal to communicate with the leaseholders and their ability to choose an unsatisfactory solution every time.”
“Absolutely gobsmacked by the unprofessional nature of Warwick Estates Property Management. Essential work is required at my block of apartments but the property manager is not aware of it as they hardly ever visit, we can't get through to them by phone as they're apparently always in a meeting, and they ignore our emails. It's a disgusting way to treat customers. Never encountered a company as bad as this before.”

“I've just found this website and couldn't agree more with the majority of reviews on here. The reviews of this terrible company describe exactly the poor service that we also receive from them at our development. They're slow to respond to any communication and their service is unreliable. They're also expensive for the limited service they provide. They thoroughly deserve the bad reputation they're getting. It's true you must pay for quality but paying top prices doesn't mean you'll receive quality. This is such a company which over-charges and under-delivers. Thankfully we won't be using them for much longer.”

Their arrogance has led some of them to actually believe the garbage on their website that they're the best whereas the reality is their competition are streets ahead of them. Having experienced a number of property management specialists I'd rate Warwick as the worst. I wouldn't call them specialists at all.”

“They're the most untrustworthy property services firm out of all of them. They totally ignored our warnings of a suspected water leak. They could have fixed it easily if they'd acted on our warning. But they didn't. Then the leak caused even more damage which could have been prevented. We now have to pay for the additional repairs and no doubt they profited from it by awarding the repair work to themselves.”
“Warwick was our managing agent for a number of years and they were absolutely terrible. We finally got rid of them at the beginning of this year and we're still sorting out the mess caused by their poor management. But things are starting to look much better with our new managing agent. We're now saving money too. I need to warn people about Warwick Estates. Their management and customer service skills are almost non-existent. We have now proven that Warwick was significantly overcharging us for years. After terminating our agreement with Warwick we've also seen a noticable improvement in standards.”
“Warwick's approach to property management is a little too relaxed for our liking. We want essential repairs to be carried out immediately rather than having to wait several months. They don't notice what needs to be done most of the time. It's very tiring having to tell them to do their job. Ensuring the building is kept clean might seem to be a simple task but Warwick struggles to deliver even the simplest of services properly. They've been a major disappointment.”

There was an annual doubling of service charges. The financial accounts are in disarray. The reserve funds have been depleted, thanks either to their poor management or their dodgy processes. “It beggars belief that Warwick Estates provides the most appalling service and their staff know their service is poor, yet they go out of their way create false stories and argue they were just following set procedures. These set procedures are most likely to be instructions from above to treat their customer with contempt and never to accept that the customer is right or was delivered an appalling service. Why don't Warwick Estates staff go out of their way to understand their failings and provide excellent service?”
“The property manager never returned our calls, they were responsible for miscommunication and unecessay delays which resulted in additional costs, and our subcontractors weren't paid on time. I really can't believe the incompetence of this company. Seriously, do yourself a favour and never use this company.”
“It's basically a racketeering operation. They frequently offer certain services to solve nonexistent problems, they frequently charge for services that will not be put into effect, and they offer services that would not exist without the racket. The racketeering is mixed in with other genuine services, so many leaseholders don't even realise they are victims.”
