“I wish I could give HML Property Management minus stars because they are absolutely terrible. Their accounting is a complete disaster—placing random charges on my account years after telling me my balance was zero, with no explanation other than their own incompetence. Speaking of incompetence, their staff are utterly useless and can’t even explain why these mysterious charges exist in the first place. On top of that, they keep hiking up service charges to ridiculous levels, making it completely unaffordable to live in properties they manage. Unfortunately, I’m stuck with them managing my building, and dealing with their mess has been nothing short of a nightmare. Avoid them at all costs if you have the choice!”
“HML have never swept the concrete area of the car park in over 3 years. I don't know if this will ever be done. The management fees go up as regular as clockwork.”
“If I could, I’d give them a zero. They do nothing bar bullying. They’ve “lost” money I’ve paid them and despite saying they’ll remove it haven’t. Then threaten me with eviction despite the evidence I’ve provided that moneys were paid. They charge inflated rents and do zero repairs or action anything. They have the most dreadful reputation as management companies amongst local residence and the elderly who’ve worked hard on their homes are hit with rent hikes and even driven to tribunals for making a complaint. Yet they haul in £600,00 pcm.”
“As eclveryone has said. They are money grabbing cowboys. Increased my management fees by 250% in 3 years. You have to get them out of your apartment block or sell your property and move. HML are evil.”

“I've worked as a contractor for HML at one of their sites for some 6 years. I've been constantly reporting problems which are never sorted. Always promising that something is going to be done but it never is. Impossible to get on the phone. Ignored all my emails for years and then complained that she didn't like my tone....... I pointed out that she'd probably adopt that tone if all her emails were just ignored. Regular site inspections? They don't know the meaning of this! The final straw was when they demanded I pay £300 to them for the privilege of working for them.... apparently to cover some sort of admin which any decent company would do anyway and not charge the contractor. I asked them how they'd feel if they were docked £300 out of their pay to cover the personnel department....no reply of
course. Well I refused point blank to pay the £300........ They even suggested I just add the £300 onto one of my bills for maintaining the site which certainly seems fraudulent. Of course they conveniently terminated my contract on some feeble excuse though i know perfectly well it was because I refused to give them £300. In fact the property manager did say once that if I didn't pay up, I wouldn't be working for HML so guess I shouldn't be surprised.”
“I live in a block of flats where the leaves in the car have not been cleared in TWO AND HALF YEARS and when I talk to the Manager he doesn't want to do anything about it. I think that he will have to leave the job before the leaves in the car park are cleared. The lawn gets cut every fortnight but the car park is full of leaves and these leaves are being taken into the building and motor vehicles.”

HML is the worst management company in the UK based on my experiences. I think this company is only setup to extract money unfairly from the customers. My recent experience again stand out as worst of all times. They have not sent me invoices / reminder emails or at one time noticed their emails landed in spam folder and never made any phone calls to advice my account is being referred to debt collection. The debt collection company introduction fee (£432) and on the top of it the huge sums of their charges. This made me to realize that I can't afford to own the flat anymore being HML as our property management company. I wish I have an opportunity to cancel agreement with this company individually. My apartment block suffers massive lack of maintenance time to time. I hope this company is investigated soon by the watchdog and penalized.”
“Awful company. Put our fees up over 100% to have some money aside. Not informed of works that cost over £2000. Charge £6000 a year for corridor lighting which is on a sensor. As stated before do all the work themselves at high prices. Because of this I am selling my flat.”

“Totally unprofessional and lack transparency refusing to make essential information nd bluffing at very turn. Figures made up on the spot e.f. £4000 two years running for H&S Repairs which could either be a scam or our lives are totally under threat...Plus £350 for tree cutting services for one that's not been touched for years (and doesn't need it)”
“Shocking company. We fired them as soon as they started to think they could put up fees by 700%.
This outfit try all kinds of shifty things, they did all the usual stuff like appoint themselves as directors of the manco, never informed members and then started to dictate terms.
As soon as we got wind of this we got ourselves appointed as directors, enforced their resignations as directors (as per the TP1s) and then fired them with immediate effect.
Never have I dealt with such a bunch of shady, money grabbing "fleece holders" incompetent chancers.
If you have them, fire them they will screw you over as soon as they can.”

“I’ve needed some pointing work doing (a large area)round the back of my property. Since November 2022 I’ve emailed the maintenance manager who first said the work would be done in a major works scheme coming up.
After getting a letter explaining a break down of the major works cost, I emailed the HML manager back asking if the pointing would still be included. He emailed informing me to say it’s now not included the major works scheme. I emailed back to ask so when will the pointing be completed? Emailed back saying it would be completed by the end of December?? He’s an untrustworthy and dishonest individual who is now ignoring my emails. He can ignore them as much as he wants because I won’t give up.
I will eventually be in touch with a property maintenance regulator if it carries on.
The bin area gate is hanging off been like it months. Someone sent out months ago to repair it because it was dragging on the floor. Worked on it for 2 hours put it hung it back on and it still dragged on the floor (what a joker) HML are a to bit maintenance company who need to be closely monitored and regulated.
Has a lot of there customers in previous reviews have mentioned they'll taking your money and give you nothing back in return.Stay well clear of these cowboys.”
