“HML provide a very poor service for a very high fee. They provide a very slick online portal but actually fail to action nearly all issues raised within the time lines agreed in the service contract. They provide reports at over inflated prices and in our case financially mismanaged the accounts which would have cost us thousands of pounds if we had not pursued them. Getting them to take responsibility for anything involves constant badgering and they do nothing to ensure value for money is being provided. We have now moved away from HML and halved our costs in return for a much better service.”

“I wish I could give HML Property Management minus stars because they are absolutely terrible. Their accounting is a complete disasterโplacing random charges on my account years after telling me my balance was zero, with no explanation other than their own incompetence. Speaking of incompetence, their staff are utterly useless and canโt even explain why these mysterious charges exist in the first place. On top of that, they keep hiking up service charges to ridiculous levels, making it completely unaffordable to live in properties they manage. “I've worked as a contractor for HML at one of their sites for some 6 years. I've been constantly reporting problems which are never sorted. Always promising that something is going to be done but it never is. Impossible to get on the phone. Ignored all my emails for years and then complained that she didn't like my tone....... I pointed out that she'd probably adopt that tone if all her emails were just ignored. Regular site inspections? They don't know the meaning of this! The final straw was when they demanded I pay ยฃ300 to them for the privilege of working for them.... apparently to cover some sort of admin which any decent company would do anyway and not charge the contractor. I asked them how they'd feel if they were docked ยฃ300 out of their pay to cover the personnel department....no reply of
course. Well I refused point blank to pay the ยฃ300........ They even suggested I just add the ยฃ300 onto one of my bills for maintaining the site which certainly seems fraudulent. Of course they conveniently terminated my contract on some feeble excuse though i know perfectly well it was because I refused to give them ยฃ300. In fact the property manager did say once that if I didn't pay up, I wouldn't be working for HML so guess I shouldn't be surprised.”
“I live in a block of flats where the leaves in the car have not been cleared in TWO AND HALF YEARS and when I talk to the Manager he doesn't want to do anything about it. I think that he will have to leave the job before the leaves in the car park are cleared. The lawn gets cut every fortnight but the car park is full of leaves and these leaves are being taken into the building and motor vehicles.”

HML is the worst management company in the UK based on my experiences. I think this company is only setup to extract money unfairly from the customers. My recent experience again stand out as worst of all times. They have not sent me invoices / reminder emails or at one time noticed their emails landed in spam folder and never made any phone calls to advice my account is being referred to debt collection. The debt collection company introduction fee (ยฃ432) and on the top of it the huge sums of their charges. This made me to realize that I can't afford to own the flat anymore being HML as our property management company. I wish I have an opportunity to cancel agreement with this company individually. My apartment block suffers massive lack of maintenance time to time. I hope this company is investigated soon by the watchdog and penalized.”
“Awful company. Put our fees up over 100% to have some money aside. Not informed of works that cost over ยฃ2000. Charge ยฃ6000 a year for corridor lighting which is on a sensor. As stated before do all the work themselves at high prices. Because of this I am selling my flat.”
