I wanted to transfer a lifetime (equity release) mortgage of £40,000 onto a property Pinnacle surveyed and valued at £265,000. They commented that the bungalow was on a busy main road near a roundabout and this could adversely affect future saleability. The road is a residential road and the roundabout at the bottom is just a mini roundabout connecting to a 'B' road which is normal in any town in the country! This inaccurate statement supplied to my lender led directly to the mortgage transfer not being granted. Pinnacle's inaccuracy has cost me dear.

Terrible experience that double down on errors. Once valuer makes error they will not change it. Risk losing thousands of pounds and stress. Avoid especially if surveyor counts a front room as 7 bedrooms in one 6 bed HMO but doesn't for a like to like property. Result - 1 property cannot be remortgages with lender and thousands lost in fees. Very stressful experience by a stubborn inaccurate valuer.

Poor bedside manner. Unprofessional attitude and clear absence of understanding or knowledge of urban areas. Would not use again.

They were doing a survey for the property next to mine. Didn't bother to ring my bell and ask permission just took it upon themselves to walk all over my property

Very rude customer service and didn’t give me a time slot through a text or call, even though they said I would receive this. The surveyor left my back door wide open. Utterly useless and hard to contact. Waste of money.

Extremely poor service. Surveyor was only there for 5 mins max. The pricing comparisons used were outdated/not relevant. Took no consideration about offers received on the house. Had to complain to homemove about the service

Unfortunately the requirements are that we use completed sales of comparables when valuing the property. It’s one of the worst surveying service I have received from the pinnacle surveyer to survey my property. Believe me they have not got any idea about current property market. So poor and useless.

Shocked by the valuation report received by John Llewelyn Jones, he valued our MUFB for less than half the valuation after receiving two further reports and an estate agent's estimate. The report was made of 3 pages compared to receiving a 43 page and 52 page report from other valuers. The report we also received had multiple errors. Valuing our property at half of what its worth is shocking and an insult. I wouldn't even give them a 1 star. DO NOT USE THIS COMPANY!

I would never use them again . They cashed the money lighting fast first thing Appointment booked between 11.35 and 13.05 next day The surveyor showed my door 13.06 that is REALLY DISRESPECTFUL, didn't had a call a day before appointment instead I have called them because nobody bothered to call , the person on the other end seemed to be really bothered didn't had a clue about appointment Never again disappointed

No communication riot to attending. External back door left open and keys put through the neighbours letterbox, without informing him he had finished. Internal doors left closed, causing issues with the cats that remained in the house. General manager’s email in response was lacking in empathy and took the surveyor at his word. Glad it wasn’t me paying for the survey.
