Very good place, the owner was always looking after us and did a couple of fixes we needed when we were there. I'd definitely recommend it, very good value for money

Clean and comfortable 3 bed apartment, perfect for three couples. 30 minutes or less from many of the Fringe venues and a range of shops, restaurants and bars nearby. Haymarket station and great bus routes nearby. Thanks

Excellent location easy access to everywhere by variety of transport methods. Cosy and comfortable with all the facilities you need. Thoroughly enjoyed our stay there.

A pleasant flat within a stone's throw of Princes Street but with none of the negatives linked to noise & traffic. All amenities were provided although the lack of a washing machine was a major drawback. Nonetheless I'd recommend this flat to anyone looking for a central location.

Generally well organised and equipped, clean and comfortable, and quiet. Also quite well positioned for all the main Fringe venues. Only adverse comments relate to the bathroom... the toilet seat moves around and disconnects easily from its moorings and the toilet roll holder dips down and on one occasion spontaneously deposited the toilet roll into the bowl. But these are pretty minor things... we had a most enjoyable week.

The flat has a very good location, just a few minutes walk from the Castle or Grassmarket. The flat is on the second floor without an elevator, from the bedrooms there is a direct view to the Edinburgh castle. On the direct area there are some oriental restaurants, a Sainsbury's on the West Point about five minute walk and a Tesco on the Lothian road about ten minutes walk away. The furnishing and the service was according to the expectation based on the price, the flat had everything to stay some days in Edinburgh. Some small improvements were to put a darker curtains to the bigger bedroom, and also to window above the flats entry because the light form the staircase was seen all the night. A wall clock would be also great to have in the flat. We have payd a 200 pounds damage deposit which has been then returned to our credit card. To sum it up, it was quite a positive impression, thank you.

Easy access to the centre of Edinburgh with very frequent buses. Clean, well presented apartment. On arrival, we were set up with enough food, milk, bread etc. so no need to shop.Would book again.

Flat is very central and very convenient - being central means that you are in the middle of the lively action 24/7. The rooms are spacious with a nice family sized dining area and lounge. Thre are 44 steps to climb and another staircase in the flat to reach the top bedrooms and second bathroom. Not suitable for those with mobility problems.

This is the second time we have been here so we must like it! Two very good double bedrooms. Near to every thing but on a quiet back street. Very small moan no internet access and a few more baking trays required. But dont let this put you off its a nice homely appartment.

Tastefully refurbished and well-equipped two bedroom apartment in historic building conveniently located close to Underbelly Bristo Square and other major Fringe venues, plenty of restaurants/cafes and taxis nearby. Grateful for the information file in the flat which provided the local phone numbers we needed to resolve a medical emergency. Large kitchen/diner, one twin bedroom, one double, light and airy lounge with TV/DVD player.

This lovely flat was quiet and cozy with a nice décor. The kitchen was very well-equipped including plenty of spices so there was no need to buy all the little things for cooking. There is a good size clean bathroom with tub and shower. And the washer and drying rack were nice to have in order to repack the suitcase with clean clothes for the next leg of my trip. There is also a nice gas fireplace if you are staying during a cooler time of the year. The owner, Toby, was very accommodating to my early check-in since no other guest was checking out that day. He offered some information about the neighborhood and left numbers for taxi, etc. The location of the apartment is great because it is a quiet neighborhood, yet close (walking distance) to the main tourist areas of Edinburgh - Princes Street, Old Town, New Town, and right next to the village of Stockbridge. There are plenty of restaurants, pubs, cafes, shopping and grocers, all within an easy walking radius of the apartment. And several times I went out for a lovely walk along the Water of Leith walkway, choosing to wander off and get lost in the city, making new discoveries and finding my way back “home” as I pleased. I recommend this flat for a single person, a couple or two friends for a weekend or longer in order to enjoy all that Edinburgh has to offer. It would also be good for two couples on a weekend getaway.

Great base for a week at the Fringe. Quite noisy a couple of nights but that's what you get being so close to the centre. Flat was missing a couple of bits when we got there but when we phoned up Janet quickly sorted it out, and then sent me a follow-up text to check everything was now fine. Only four dining-chairs - beware if there's five of you and you want to eat at the table!

This was a great flat for our family, and Marisa was wonderful and very accommodating. The only thing I would say is that it is dated, and there is no real shower. The hose attaches to the sink and you have to sit in the tub and "shower" that way. Otherwise, it has everything you need and in a great location to access the Museum and the mile.

4 of us stayed in the flat for the 2nd year running for the fringe. It is a perfect location with a lovely walk into the centre and also in another direction close to Sainsburys which is ideal. It is modern and very clean with everything you need to cook etc. My only criticism is the towels supplied for 9 days were not enough and not that large. There is a washing machine/dryer but I would prefer more towels and tea towels supplied. A shower in the 2nd bathroom would be ideal. Apart from that perfect accomodation.

My family visited from the US and we had three couples staying in the flat. We had a great time and loved the foodie excellence of Stockbridge. Everything was in great working order and the landlord went out of her way to make things easy for us, sending the keys ahead of our visit. The only think I would cite is that the flat is on top of a pizza hut. The pizza hut's kitchen exhaust is right below the window of the flat's en suite bathroom which makes the back of the flat smell like pizza in the evening. It proved a bit irresistible, especially with a ridiculous low prize for pizza that is picked up! Great price, great location and a great landlord!!

It is a nice experience to live in a 18th century georgian house. Excellent location and views. Suitable for a family stay.
