Guinness are awful don’t even go with them ! They will never listen to you problems I can’t wait to move I’m having so many issues with neighbours etc and they don’t care they listen to the neighbours that on drugs etc but not the ones with evidence it’s ridiculous they are disgusting nothing will get better living with them unless you are on there side and don’t care how you live !!! I hate Guinness

I worked for SBHG before Guinness Partnership took it over as a subsidiary. I was utterly surprised that SBHG’s woeful 2022 ombudsman review was downgraded after it became a subsidiary. “Working towards improvement” is not the same as “has made improvements”. It’s laughable. These companies shirk their responsibilities to maintain basic standards of housing. They avoid addressing complaints, closing contacts as “resolved” without taking any action. A quick google of reviews and employment tribunal cases for both companies will expose both companies for what they are. So desperate is the state of UK housing stock, that the regulators dare not take action against these shyster slum lords milking the sector. Poorly maintained housing stock directly impacts on life.

Guiness are absolutely useless, especially when it come to problems with neighbours. Also ive chased them up again problems with the guttering causing mould in our property

Guinness are forever increasing the rent & service charges, some times twice a year, for a house which is basically falling apart! However, the increases in service charges aren't the same across the whole estate, OH NO! Even though we all receive the same services (except for the few flats,which are within a couple of converted houses),Guinness are charging 6 houses(which includes mine) £50 more than the rest of the houses on the estate for service charges.We dont receive anything extra for that £50+!?! Along with the above, the rent increases(& our mortgage costs/increases, plus all the normal bills which jave only increased) have meant we can never/have never been able to keep up with the repairs that so desperately NEED to be done. This catch 22 situation is mainly down to/owing to the fact that Guinness takes no responsibility(or very, very little if possible) for ANY repairs thay need to be done as this house is part buy/part rent. Meaning that it's written in to the lease that WE as tenants/part owners have to maintain the house & fix any damages.... We reported issues with the house before the 1yr inspection, but only a few bits were ever fixed. Everything else was listed as 'not urgent', 'not broken' or 'it will settle, its nothing to worry about'. It's now 12yrs later an those 'small' issues are now BIG problems, but we don't have the spare cash to fix them, as we moved in to 'affordable housing' for a reason. I think Guinness homes/Guinness Partnership has forgotten what AFFORDABLE housing actually is. They've also forgotten manners & how to deal with customers (tthe customers who pay their wages & bonuses) as when someone says they'll call you back, or that theyve made an appointment for a repair, they should either actually call you back or the workforce should turn up. They shouldn't just not call or not show up. Guinness Partnership/Guinness homes has got to be one of, if not the worst company I've had to deal with. I wish we never moved in to this house, and I really with I had never even heard their name.

Awful people. My daughter’s bedroom is destroyed and in 12 days not one single person has called or even tried to help me. Inhumane and disgusting. Full of leak and damp. Everything in her bedroom destroyed.

While their CEO enjoys almost twice the wage of our prime minister guinness is becoming the type of landlord that social housing was designed to rid society of. Expect poor, inefficient and dishonest management mixed with shoddy maintenance, inadequate repairs and a lack of robust governance. Shameful.

This is absolutely without a doubt the worse, ignorant, biased non honest housing association we've had the dis pleasure of ever coming across, they manage to rig 1 star so you can put your honest truthful options about this woeful, inadequate shambles and and we are so pleased to of given our advice to potentially Guinness partnership tenants, thankfully they appreciate our experience and went elsewhere, you are a disgrace and you should in our be put in special measures for failing tenants daily, be ashamed of yourself, and the money grabbing bosses need to get off their backsides and get out more instead of lining there pockets with easy cash, losers.

The buildings just look fancy, extremely low quality material. Talk to an expert before purchasing any flat from Leaside Lock. I have water leakage in my flat only after 4 months, be careful with your purchase. *I will soon share what they have been doing to me since 10 months ago. All I can say is nothing has happened over the past 10 months and I still have the leak issue in my flat. I will share with you some photos soon, you judge! Update 1: I wrote my first review about my flat on 1st of February. They have not done anything about the leak in my flat since that time. I reported this issue 08/03/2023, almost a year ago. I will write the updates about my flat here, read them carefully! Update 2: Today is 24/08/3024 and the issue not sorted in my flat yet. This is what you get when trust Guinness! If you want to get shi...tt for lots of money, call Guinness ASAP, they are eagerly waiting for you! Update 3: 07/09/2024: the issue in my flat is not fixed yet. I will soon update my review...

they treat you as just another number they don't care if you are disabled or have anxiety and depression they rent out properties that need a lot of work doing to them they are quick to take you money but never quick to do repairs or upgrades to your property they are landlords from hell

A gentleman came today to repair a ceiling. His name was Stuart he was the most polite and courteous young man. He also made a brilliant job of cleaning all the mess up.thank you.

Lisa oriely the manager on voids is a very bad person. Multiple staff have left because of her and her lies. Totally incompetent at her job. Speaks to her staff like dirt. False promises for years. Worse manager I have ever had. I have also reported to main office ... We are all tired of being treated like this and everyone is scared to speak up as she will sack you.

Disgrace and no regards for anyone’s mental health whilst they are constantly inconsistent on every level in most departments. Complaints are not dealt with correctly and they gaslight you till you just either submit or leave. As they do, log and record every time you have contact with this company and seek legal advice. You’ll find all reviews on the internet are negative re this company and the proof is in the fact that the complaints team normally have 20 days to but are now asking you to give them 40 days as they are “overwhelmed” their words not mine!

What a joke this absolute pathetic plastic company is, they know full well that tenants were we live are letting non tenants live with them and probably giving them some kind of thanks for letting them stay, this absolutely not worthy of a job housing officer keeps dribbling on that they are visiting, load of S**t, you've not once been up to check this out because you are terrified of finding out the outcome, "the truth" that we are correct, and boy oh boy you've left yourself wide open, not one ounce of duty of care to tenants of concern, get up and watch what is really going on instead of being bone idle, what a very diabolical cowboy company you are.

Been waiting to get some odd jobs done Had no shows, for them to say they knocked with no answer which is complete bull sh.. They keep upping the rent completely at random there service charge is a joke they haven't cut the grass for many many years. Trees and bushes over hang with visible dead branches. the roads are full of holes. And yet the snotty nosed lady that does an estate walk sends letters saying my drive ways messy (bits of wood). I had a letter for a work van being on my drive saying it needs to be moved. I hate this housing!!

Guinness partnership are probably laughing at all the complaints and regard them as sour grapes in fact Guinness partnership you are a disgraceful company with foul mannered biased employees, you don't even care a jot about anyone else but yourselves, I'd love you to challenge me about the truth I speak but because you lie your pathetic way out I won't give you the satisfaction of repeatingly lying to me, you don't deserve one star as you've managed to rig that aswell, pathetic.

Would give zero stars if I could. left my disabled mum with no heating for over 6 months, still not had any work done. Pathetic, whatever you do, do NOT buy anything with Guiness.

Guinness Homes Hove, what a disappointment you folks turned out to be. The plan was to buy from them under shared ownership scheme and everything seemed to be going well. All paperworks from the buyer’s side were completed. In the reservation sign up meeting, they put the property value up by up by £2500! When asked about it, they said it was a “human error that I had a different figure”. This is at the stage where number of emails were exchanged over 5 weeks and financial assessment application was already submitted. So more like misinformation not a human error. Mysteriously, they wanted to sell “off plan” and when asked about a showroom they said they property might have gone by then. They set the application’s reservation deadline one day before their showroom in July! I withdrew my application but a good couple of months was wasted. Look out for other developers people they aren’t what/who they say they are. Utter failure Guinness Homes Hove.

Guinness partnership have poor, inefficient and dishonest management. They are basically an absentee landlord who's only concern is collecting rent. If you have a problem expect to be redirected to an utterly disingenuous and partisan complaints process that will label you a vexatious complainant before lying like a cheap watch to absolve themselves of any blame. Registered as a charity they currently pay their CEO twice as much as the prime minister of the UK. In summary a shameful betrayal of everything social housing could and should be.

What a biased, untrustworthy company this is, lame pathetic excuses one after the other, don't let them fool you and tell false information to you, if you are thinking of moving into a 55 years of age and over accommodation think twice, they allow children to permanently live in these aswell, two years now children, teens have been living directly below our dropping to pieces dump of a flat, all this cuckoo land company says that they can't do anything about this and this rude vile company said we should move, think twice.
