Worst construction ever. Have had water intrusion on four occasions in two years. Last week a major intrusion. They are a do nothing organization, take no responsibility for the poor sub contractors they hire and hardly pay them a working wage. You get what you pay for. POOR QUALITY !!! and that equals POOR MANAGEMENT !!!

Everything when wrong since day one We felt a bad attitude from the sales team, did not want to give information about the lots or the houses Waited 3 months before the decided to sale a lot but the house price went up $50k and the lot $140k more in 3 months And all because every time i went there they told me Well we did the sales for this month So we put you for next month sales So every week the house price went up $10k It happened for 3 months My neighbor went there the same afternoon that i went to try to get a lot And they offered him a lot but in the same morning they told me they don’t have any lots and they called him to 2 weeks later to get contract we them i had to wait 3 months and had to speak to a manager in order to get the lot I had to ask my realtor to go next they to get a lot for us and he did that was the only way we got a lot We felt discrimination Because they decided who they want to sale the houses to according to how they look i lost the chance lo purchase a house there They have to stop doing that.

We would NEVER buy or recommend a Pulte Home to anyone. Even when a home is still in Home Owner Warranty, which ours was, they will fix ONLY cosmetic affect, but not the the REASON for the problem!!! This cost us thousands of dollars to fix the cause. We live in San Antonio, Texas. Look for a good home builder. Don’t go through what we went through.

A bad experience from the beginning. Sales person was very nice but did not tell us everything she should have. Once resolved on that they started to build the wrong house but I caught that for them. The house next door was started 2 weeks after ours but finished 3 weeks sooner. Final walkthrough was a joke, page and a half of things not right including a front door you could open with a screwdriver. Poor quality, if you buy a new home there should be no repairs on thing that should be new when you get them but poor workmanship just damaged them and a band aid should be good enough they say.

We have asked 5 times for them to fix a concrete expansion strip before some one trips now we’re over the 2 year mark Our house is 3 years old and already we had to have exterior trim repainted. Because of all the cracks and lousy paint job. Vandalia Plainfield Indiana

Nails popping through everywhere - floors are paper thin-neighbors above us from hell- The Dartmouth group management company is a waste of money- the board is run by the builders(conflict of interest) we have been awake for five months and nothing is done about it- take your money and run!!!!! I wish I could give them a 1/2 star

My one star rating is certainly consistent with others that have dealt with Pulte. I live in a beautiful home, poorly built. My roof, less than 10 years old has deteriorated and needs major repairs, maybe replacement. The roof over my front porch has rotten wood under the shingles. The back of the house has water stains along the ceiling and around the windows. Their 5 year roof warranty is joke. It is utterly worthless as a warranty against the expected lifespan of a properly installed roof. They do not stand by their workmanship. Every source I checked indicated roof shingles should easily last 15 to 20 years on a sloped roof. I am looking at less than 10 years. The common theme among all these reviews is Pulte's poor customer service after sale.

very bad experience buying a new home, lot issue they didn't fix, try to trick you sign final walk through, the people came to fix issue will not do a goodjob, have to come multiple time to fix one smaill paint, and millions tap u will use on a brand new build home, very frustrated when they tells you, you will receive a brand new home, and you feel like craps, so much more issues, not worth the price you paying, whateve paint guy come do 1 thing, they left paint on floors, you have to clean them, very very bad jobs, so much more to complain, if you want to buy it, make sure they do nice job then pay, do not sign ealier if you are not satisfy. The photo i upload is after they came in 2times, still not fix the problem, was a lot more than this, all my neighbor experience same issue.

Please beware if you are considering building a home with Pulte home builders. They are very deceitful with the quality of their upgrades. We had the unfortunate experience of purchasing upgraded cabinets for our home. The cabinets installed were deemed NOT an upgraded product but rather a standard construction product by the cabinet manufacturer. Pulte refused to install what we paid for, refused to refund our cost. They do not stand by their quality and forge their idea of an upgraded product regardless of what the cabinet manufacturer states. We paid $6,740.00 for these upgraded cabinets. After a lengthy discussions they offered to the upgraded cabinets for the kitchen only and only 8 drawers refused to even look at bathroom cabinets. We will have to pay for the install ourselves. Another item, wainscoting, a custom touch that we paid $1000 for was quite beautiful but closer to closing they notified us that an air return vent needed to be placed in the center of the wainscoting. The vent is a 20x20, with very few panels of wainscoting, they refused to give a refund for that item. We are displeased with their process and no longer have the excitement of moving into our home. This is our 4th new home build and we have never experienced the volume of dissatisfaction or frustration with any of our prior builders.

I went to the sales rep and applied for 2 homes and paid the initial amount on both properties and applied for the Pulte Mortgage. I was told that if at closing time i was approved for 1 property, i will be able to transfer the money from the first the other property for the one i was approved for. I was also told that the whole buying process is smooth since it is all within the pulte companies. First Mislead; At the time of closing, i was denied for one of the properties and approved for the other. I requested my money to be transferred from the property that i was denied for to the one i was approved. I was told the builder will keep 50% of the money which i was told before that i will be able to refunded the amount if Pulte mortgage declined to give me the loan. They kept blaming each other as it is the fault of the pulte mortgage and/or it is the fault of the builder. In the end the sales rep mislead me at the time i was signing for the property and paying the initial amount to reserve the property. Second mislead; They called me a month before the property was completed and scheduled a final walk through and 3 days after for the closing. For a whole month the Pulte Mortgage have been asking me for documents and income and i submitted everything they asked for. After i signed for those dates I was told if there is a delay in closing from my side i will pay $250 for every day. The closing day came and passed and now they want me to pay for the delay on top of what i have lost before already. I was told by the Mortgage company that the delay is from the underwriting. So now i am getting different people from different departments (all under the pulte umbrella) who do not communicate with each other at all, put the blame on each other and the result is the customer is being penalized for all their mistakes. I asked all of the reps to have any of the decision making people call me (the customer) and no one cared to call me until today. The sales reps are either not knowledgeable or they give the customer what they want to hear to get them to buy and hide other things. They will blame you that you signed a paper for it. So my advice to you, do not trust what you hear from the pulte employees and reps and make sure to read between the lines or get a lawyer to read every single paper they will send you before signing. they cannot be trusted even if you ask specific questions and you get a lie not the true answer.

Today, I went into the Pulte Kennesaw sales center to view available home plans, lots, etc. There was a couple and their kid that walked in literally just ahead of us (I had my 3 kids with me). Because of COVID, we kept our distance and patiently waited as she took care of their needs first. About 15 minutes passed with absolutely no acknowledgement of our presence, no brief instruction to me on viewing the property, brochures, no anything. Let me clarify, she definitely saw us. Pulte may not care to service a person of my ethnicity in this neighborhood, or maybe she didn't, but it's quite disgusting. I decided the person on duty was more interested in pretending we weren't there and so we so politely walked back to our car and left understanding this is a blessing in disguise. I'd rather burn my money than to give it to a place like this. I'll remember to never recommend your homes to anyone I know (all races included) simply for your lack of common courtesy and customer service. This sellers market will not remain as it is, but these reviews will be here to warn future buyers of how you conduct your business for a time to come. Future home owners, take your money where it's appreciated and where discrimination is not portrayed. There are other builders to choose from. Thank you.

Choosing Pulte was the worst decision that we could have made. This company openly admitted to us that they discriminate against buyers and treat every buyer differently. We were charged thousands of dollars for some of the additions to our home only to have other buyers in our community tell that they received those same options for free. When we asked Pulte about this we got the run around and they never gave us an answer as to why this was. Our sales representative Martha Martin lied to us at our contract signing and our design appointment and mislead us on various aspects of our home. She have let us add options and we paid for options that were no even available for the home model that we chose. We did not find this out until well into the build process when certain options were not included in the home and when we asked the construction manager about this he told us that those options were not for our home. We then had to jump through hoops with Martha's boss Eric Sanford to get the money that we spent on these options credited back and they only gave us a percentage back, not the full amount. So we still ended up paying for things that are not even in our finished home. The homes that they build are poor quality and poorly build as several things in in our home feel apart after the first two weeks of moving in. When we asked Pulte about this they told would not do anything about it. This company is dishonest, discriminatory, misleading and will tell people whatever they want just to get them to buy a home. Do not build with them.

They are very dishonest. I am very disappointed with my home. Still can’t take my stuff out of storage since closing in November. Was given three days for repairs. Too those day from work still haven’t been completed. My stuff in storage since I close on my house in October. Was excited to build a brand new house my joy was shattered with disappointment. They need to return my money and take back this garbage they built the complaint from others is sad.

BUYER BEWARE .... If I can give ZERO stars, I definitely would. Pulte (and just like the rest) is a production builder, keep that in mind. They build your house as quickly as possible, according to their plan, and NOT yours. And with the cheapest materials and lowest-paid contract laborers available. There's plenty of negative reviews regarding this, online; and it's worth reading through them, and watching the videos. Within just a few months, your new home will become a complete NIGHTMARE -- costing you thousands+ more to repair damages and deficiencies. Cracks, leaking roofs, mold, water damage, poor-substandard workmanship, improper installations, and more. And good luck trying to get through their warranty support; that's if you ever get THROUGH to them. DON'T BE FOOLED or lured by their polite speaking sales consultants. Their sales consultants will 'only' respond to certain questions. They will not answer specific questions until receiving the earnest money, and signing of the contract. Your earnest money is non-refundable, keep that in mind. After signing the contract, the headaches will begin. OPT OUT NOW, and don't make the same mistakes, that hundreds of customers did. If you want to build your dream house, go with a reputable 'custom' home builder.

I found that the construction managers specifically Hanook proved to be less than truthful. I had the same experience with Tom out at Dell Webb Davenport Florida. Once the evaluation you provided is completed They become suspiciously unavailable.

Seriously, my husband and I would NOT recommend a Pulte Home to anyone!!! We could write a book on our bad experience with Pulte. While we were still under a ten year home owner builder warranty, we had a crack in the foundation that was horizontal, and ran the whole width of the house. They brought in THEIR foundation company, and said it was in ASCE tolerance. We hired a Certified Structural Engineer to come and take measurements. The Certified Engineer said it was not in ASCE tolerance. Pulte cosmetically fixed the crack. "Their Fix" only lasted 8 months. They did NOT fix the REASON for the crack. We have a 9 degree driveway upward slant, and dirt was apparently hauled in for the main construction of the slab, but the soil on the front side of the house joined by the driveway started slanting downward toward the slope, in other words toward the street. The pressure on the front side of the house apparently due to hauled in soil gave way, moved, and cracked the foundation a short distance behind the garage and front entrance. Because there was a one year warranty on the first "fix job" the foundation company came back, and again filled in the crack. Again, the REASON for the crack was NEVER fixed by Pulte. Now we have about a $10,000.00 expense to pier the front of the house to prevent the crack from re-appearing. If you are planning to purchase a home, please look around for a good builder. There are some out there, so do your homework first. We do not want anyone to have to experience what we have experienced with Pulte Homes here in San Antonio, Texas.

Don’t ever buy Pulte, ever. We close tomorrow morning at 9am and I am sick over it. Our house is not even done, dirty and not what I expected. They need to move their model over to our house and see if they could sell that kind of star “quality” these whack jobs pride themselves on. All they care about is selling more houses rather than doing a decent job. Our sales lady had the excuse that our house wasn’t a million dollar house when we brought up concerns like bows in the wall. Are you kidding me? These people need to take a serious look at themselves. It is sick that we have been delayed in closing and yet we are still closing with a house that doesn’t even have a front door lock, hot circulating water, screens, and dirt everywhere. Not to mention we have gaps all along the baseboards where the carpet meets up. The construction manager says it will get done but it never does and oh, look there closing has arrived and he still hasn’t delivered. I will never ever recommend this builder to anyone.

Pulte built our current home in Newell Creek in Mentor, OH, my husband and I moved in on 5/6/16. Pulte touts quality home building but ours was less than perfect. Three times within the past 4 years that we have been living in our home, strong winds have knocked the siding off above the garage and on both sides of our house (at separate times), we had to pay an outside service to get it fixed because we were no longer under warranty. The third most recent incident was 11/14/20 when the winds were blowing at 40-50 mph. Yet again we are having to pay someone to fix the damage. So if you have a choice to go elsewhere to build and buy a home, just think twice about letting Pulte do it.

Pulte was made aware of a problem with a leaking window which was reported within the five year warranty period. Rather than taking the lead on the issue as general contractor we were entrusted with solving the problem. No window has arrived after 8 months. Contact with Pulte to take over the problem has gone with no response.
