"Purchase a new Home in Malind Bluff, Bluffton SC. Should have known I would have problem when the keys provided at closing failed to open any doors. My real mistake was to trust but not verify. I thought Pulte was a reliable firm that would stand by their verbal and written commitments regard the property, and not resort to a Buyer Beware mentality. \r\n\r\nDeceptive Sales Practices:\r\n1.\tDuring the sale in July 2022 Pulte\u2019s Sales Agent said the backyard extended to Pritcher Point Road, a dirt road that borders the property.\r\n2.\tAt the final inspection in December 2022 Pulte\u2019s construction manager commented on the nice size backyard and confirmed to us it extended to Pritcher Point Road.\r\n3.\tAfter moving in we notified Pulte\u2019s HOA about a large dead Pine tree that bordered Pritcher Point Road, They wrote to us (email \u2013 Feb. 15, 2023) that the tree was on our property and therefore our problem. \r\n\r\nWhen we requested permission to put up a fence; suddenly Pulte is pointing to a Plot (poorly drawn diagram) saying we were lied to by their agents and the property line is actually 13 feet from Pritcher Point Road. Pulte\u2019s ascertain is forget what you were told you should have been able to interpret the drawing Pulte provided. \r\n\r\nSelective enforcement\r\nThe most annoying part is the HOA has granted variances to other homeowners to construct their fences either bordering Pritcher Point Road (see picture) or very close to the road. For whatever reason the HOA is telling us previous correspondence that the property extended to the road is incorrect and that they have now designated it \u2018Common Area\u2019. They also said that we are now under surveillance by the HOA. \r\n\r\nThis was to be our retirement home. Pulte sent notices that they were inspecting homes on Monday, so I mowed my lawn Sunday. After mowing I jokingly told me wife, we would get a violation anyway. Sure enough we received a violation notice Monday that it was not property mowed or edged. Now when I see the Community Manager driving around taking pictures, I tell my wife we are going to receive another violation. \r\n\r\nMy wife and I have seriously discussed moving due to what we feel are the lies and harassment by Pulte. The problem is that home values in this community have actually declined. A home across the street from us originally sold in Oct 2022 for $582,000, now it\u2019s listed at $550,000."

"It seems as though when the warranty period was slightly past the time frame issues occurred. There\u2019s no reason for the garage lights to come on whenever they chose. We were told $200 to come out and evaluate. Flood in the basement told to cut insulation. Cracks in the ceiling that were repairing but not to standard and resurfaced."

"Don\u2019t care after you have closed on a million $$ home. Letting us live with out a working garage for a week. Many neighbors in my development suing Pulte for terrible workmanship and service! Just don\u2019t!"

"BUYER BEWARE!!! Pulte is the absolute WORST builder ever. They have no regard to human life whatsoever. Let me explain\u2026 \n\nThe home early in the process had some windows busted out at the rear of the house. The house backs to a major street. My family would visit the house often during the build process, and noticed that more windows were getting busted throughout the process. I had no idea what was going on and just assumed that the construction crew broke them on accident. Come to find out 2 weeks before we were supposed to close, my home along with all the others on my same street were constantly getting vandalized by people throwing rocks from the sidewalk just on the other side of the wall. (SEE PICS of the damage and huge rocks on the wall next to my house)\n\nOne of the neighbors that closed on his house told me that he had to install solar screens on their back windows, so that the rocks would just bounce off, instead of busting out the windows. \n\nThis caused a VERY HUGE concern for my family, as the window they busted out was the window to the master retreat, which will be used as our nursery. Can you imagine what could have happened to a new born in a bassinet if this happens again? It could be fatal! We explained our concerned and asked to cancel our contract and receive our full earnest money back, but were denied!!! How is fear of the safety of your family not a legit reason to cancel your contract without penalty? Kind in mind, this home was a spec built, so that means Pulte picked out all the options, so once again we should be able to get our $16,900 deposit since we didn\u2019t make any design studio options. \n\nAs of right now, Pulte is holding me hostage! They will not let me cancel the purchase without them retaining my deposit. I have sent multiple pictures as proof that this is on on-going problem with people vandalizing the homes and explained my concern even to the General Sales Manager. However, they have no regard to human life or for anyone\u2019s safety for that matter. All they care about is selling homes and taking people\u2019s hard earned money. I have been polite this whole time, but now have no other option but to ligate. \n\nTHAT IS JUST HALF the issues. Besides the on-going vandalism. Pulte does a horrible job building homes. They cut major corners and use the cheapest materials possible! I have included pictures in this review so that you can see. When my family and I would come visit the house during construction, we would see workers kids working on the house. Our house was going to cost us $670,000 and I couldn\u2019t believe that they put in the cheapest carpet, padding and toilets. Nothing in the house matches. They put in the cheapest chrome faucets with black cabinet pulls and brushed nickel door handles. The kitchen island is being held up by shims, since they cut the island uneven. (SEE PICS)\n\nDuring the frequent visits during the construction phase, we caught a man peeing in a bottle in the master bedroom closet! I took pictures and shared them with our sales consultant. We found multiple pee bottles in the home. \n\nPLEASE AVOID THIS BUILDER AT ALL COST!!! There are plenty of other Builder\u2019s in the Vegas."
