Don’t ever buy Pulte, ever. We close tomorrow morning at 9am and I am sick over it. Our house is not even done, dirty and not what I expected. They need to move their model over to our house and see if they could sell that kind of star “quality” these whack jobs pride themselves on. All they care about is selling more houses rather than doing a decent job. Our sales lady had the excuse that our house wasn’t a million dollar house when we brought up concerns like bows in the wall. Are you kidding me? These people need to take a serious look at themselves. It is sick that we have been delayed in closing and yet we are still closing with a house that doesn’t even have a front door lock, hot circulating water, screens, and dirt everywhere. Not to mention we have gaps all along the baseboards where the carpet meets up. The construction manager says it will get done but it never does and oh, look there closing has arrived and he still hasn’t delivered. I will never ever recommend this builder to anyone.

Seriously, my husband and I would NOT recommend a Pulte Home to anyone!!! We could write a book on our bad experience with Pulte. While we were still under a ten year home owner builder warranty, we had a crack in the foundation that was horizontal, and ran the whole width of the house. They brought in THEIR foundation company, and said it was in ASCE tolerance. We hired a Certified Structural Engineer to come and take measurements. The Certified Engineer said it was not in ASCE tolerance. Pulte cosmetically fixed the crack. "Their Fix" only lasted 8 months. They did NOT fix the REASON for the crack. We have a 9 degree driveway upward slant, and dirt was apparently hauled in for the main construction of the slab, but the soil on the front side of the house joined by the driveway started slanting downward toward the slope, in other words toward the street. The pressure on the front side of the house apparently due to hauled in soil gave way, moved, and cracked the foundation a short distance behind the garage and front entrance. Because there was a one year warranty on the first "fix job" the foundation company came back, and again filled in the crack. Again, the REASON for the crack was NEVER fixed by Pulte. Now we have about a $10,000.00 expense to pier the front of the house to prevent the crack from re-appearing. If you are planning to purchase a home, please look around for a good builder. There are some out there, so do your homework first. We do not want anyone to have to experience what we have experienced with Pulte Homes here in San Antonio, Texas.

I was the PM for essentially the entire project build. I was forced into the house saying if I didn’t close, I may not get the house for a while blaming COVID. The trades rushed to get the job complete and botched everything. I’ve been in the house only 2 months and I’ve had EVERY trade come out, at least once, for one reason or another: - Forgot security system entirely - Botched entire electric plan and wasn’t caught until I said something right before drywall (delayed the project weeks) - Had to regrade about 60% of lawn due to sitting water and lack in grading - Chipped tile - Bathroom tile had permanent marker all over them with serial number for the tile #28314 - Grout seal was left to stain floor tile in master bath and laundry - Concrete runoff left and never removed before sod was laid in backyard - Sod died due to concrete and was never replaced to the point where the dead sod was over run with weeds and grass (still isn’t fixed) - Masonry grout had holes and they used white caulk instead of grout in front entryway - Countless texture and paint issues inside and out - Items left under the carpet (nails, plastic and extra padding) but they laid carpet anyway - Found nails, glass, brick, wire, wood, stone, beer cans, sharp rusted blades all in my grass while weeding - Appliance Touchscreens don’t work for Whirlpool oven and I need to go outside and reset the breaker each time this happens - They installed an old HVAC control and fought me until I showed PowerPoint documentation from my first day that I standard is the touchscreen - Irrigation head broken, lost water for days, and not all my grass was getting wet and subsequently died - 4 Windows upstairs were installed off the track and/or squeeked so bad it had to be replaced - HVAC dampeners we’re backwards so upstairs controlled down and vice versus - Media Room is significantly hotter than the rest of the house so they had to come out and install 6 more vents in my roof Are you getting the point? Where does it end? I’ve only been in the house 2 months! Our neighborhood Facebook group has nothing but TERRIBLE things to say about their experience with Pulte. Even with how bad everything was above, PULTE Mortgage was the WORST of all. Heard from multiple sources they are corrupt and I saw it first hand. My experience was so bad, they offered me a 3% rate and I took a higher rate with another company because they were so manipulative. I went with Pulte because I saw what your new homes could look like and the reviews I saw online. It could not have been more far from the truth. Thank you for your time.

Today, I went into the Pulte Kennesaw sales center to view available home plans, lots, etc. There was a couple and their kid that walked in literally just ahead of us (I had my 3 kids with me). Because of COVID, we kept our distance and patiently waited as she took care of their needs first. About 15 minutes passed with absolutely no acknowledgement of our presence, no brief instruction to me on viewing the property, brochures, no anything. Let me clarify, she definitely saw us. Pulte may not care to service a person of my ethnicity in this neighborhood, or maybe she didn't, but it's quite disgusting. I decided the person on duty was more interested in pretending we weren't there and so we so politely walked back to our car and left understanding this is a blessing in disguise. I'd rather burn my money than to give it to a place like this. I'll remember to never recommend your homes to anyone I know (all races included) simply for your lack of common courtesy and customer service. This sellers market will not remain as it is, but these reviews will be here to warn future buyers of how you conduct your business for a time to come. Future home owners, take your money where it's appreciated and where discrimination is not portrayed. There are other builders to choose from. Thank you.

We recently moved in to a Pulte Homes, last Feb. 2020. My wife & I are very dissapointed, when we are on the process of buying the house, everyone were very nice. We were told, if there is a problem once we moved in, they will fix it. Our first day the house got flooded, second day the toilet flush was clogged, they came & fix the flood, but the toilet, is never fixed, we have to pump the toilet 2 times a wk. On the walkthru, we found problems, we were told to write down everything that needs to be fix, but no one want to come and fix it. So many problems in the house nobody want to return my calls and emails. I will never recoment Pulte Homes to anyone.

Do not build your home with this company. We moved in November and still do not have shutters on our windows. Poor communication and already have cracks in our walls and concrete. Not to mention the HOA IS HORRIBLE AS WELL. They pressure you to get things done on your end but when you need things done from them they are a no show. I would definitely not have bought our home if I had known this in the beginning. Looking to sell in the next year or two.

My wife and I bought a home from Pulte Homes in May of 2023. From the start to the Finish they were unprofessional and all about the money. During our walkthrough the home was in a flat white ceiling walls baseboards so it was hard to find any imperfections. Once we moved in and painted the walls and a satin. The imperfections stood out like a sore thumb. 2x4 showing up through drywall in the walls and the ceilings. And during her walk through one of their general managers Jen tried to get us to sign off on half-ass quality and imperfections. Telling my wife and I we had to rate her and her staff at 9:00 or 10:00 in the review like she's a Mafia Boss. I would never buy a Pulte home again.

We moved into our new home in June 2021. We have had nothing but problems with this company. It has been a nightmare experience. Many things only completed partially (good enough to pass inspection) but not very good quality. I feel like our house was thrown together without much skill or care. Our carpets were put down on top of mounds of putty from the wall. Our upstairs floor is weak and sinks in many places because it rained on the plywood (not covered) before they laid it down. The driveway is full of cracks - 18 - big and small. Entryway concrete had mounds of some hard substance that was never cleaned off. The interior paint looks like a base coat - not smooth and it picks up dirt from anything. Tile grout is cracked in 13 different places mostly upstairs. The roof leaked during the first big rain that came (on Christmas eve with friends and family here during dinner). Exterior doors not properly sealed. You can easily see the outside light from inside the house. Carpets were not properly tacked down at the edges downstairs...upstairs was ok. Big sliding glass door was warped and hit the door frame pretty hard everytime you close it. When they came to fix it they heated it up and bent it out in a few places and it looks pretty bad now. So bad in fact they said they are going to have to replace it but not until I said I was going after thier ROC license. Before I said that they thought it looked ok. The driveway still has many scuff marks from the big trash bins they slid around on the driveway while building the house. I have still not received a call from thier customer service department to follow up on all the work that needed to be redone ( there were 16 different contractors the 1st time). And now the 1 year warranty work just got done (...almost..2 contractors never showed up). I've had circuit breakers popping multiple times over the last year and the electrician I hired to fix it (out of my own pocket) said the box is too small for the size of the house. There's only room to add 2 more circuits and it sits directly in the evening sun so it gets too hot. I can go on and on but the other 11 things are just more of the same. I bought a brand new house 20 years ago from KB homes and hardly had any problems. I thought Pulte was a better builder when we bought the new house but it looks like I was wrong. To anyone looking to buy...poor quality and worse customer service....run away as fast as you can! Thank you for reading this (book), sorry it's so long. :)

We moved into a newly constructed Pulte home in June 2020 with HVAC installed by RGP. The HVAC was not functioning properly - loud noises and very little air. The Pulte rep and RGP were contacted and RGP sent a tech. Over the next 2 years, and despite many service calls by RGP, the home continues to have some rooms getting very little heat/air, while others seemed to be getting none. During the winter, a bedroom on the front of the home is very cold. Again, despite many visits to the home by RGP, the issues were not resolved with RGP reporting to the builder, Pulte that the system was installed and operating up to standards. Due to the ongoing issues, we had an outside HVAC company come to inspect. The tech stated the noises was the system overamping and to be certain what the issue was, scheduled one of their engineers to check it out. The engineer found 1) A piston installed was not the correct size 2) The evaporator coil was not working properly 3) All of the dampers were closed off with the exception of the main bedroom site and t4) That the home was under-ducted. He stated that the system is being overworked to compensate for the under-ducting and that unless corrected, we would not get much use out of the system, that the motor, fan and other components could start to fail. The report from the outside HVAC company was sent to RGP, the HVAC installer and the builder, Pulte. They did after several requests send someone to check and replace the piston and evaporator coil, but refused to address the under-ducting stating it was within standards. Over the next year and ½, calls were placed to RGP due to heating and air problems and RGP sent several employees from techs to Mgrs to Supvrs to check the system and did everything from placing dampers and closing off ALL rooms except the main bedroom, turning up fan speed and who knows what else with no obvious change. Because RGP stated the system and ducting were up to standards, nothing was done to correct any of the issues. Not by RGP and Pulte uses RGP’s statement that the system and ducting are up to standard as the excuse did not intervene. As of the week of June 6th, the home is now just at 2 years old and THE AIR CONDITIONING ISN’T WORKING AT ALL. THE COMPRESSOR FAILED. DURING THE HOTEST WEEK OF 2022, WE ARE IN A 2 YEAR OLD HOME AND WE HAVE NO AIR CONDITIONING. Pulte, the builder states over and over again that RGP has informed them that the system and ducting are working up to standards, but it is not normal for a new home to have heating and AC issues and to have an evaporator coil and now a compressor fail in less than 2 years. We are now at 2 years and the service warranty with the installer RGP has expired. We have been waiting for the compressor to arrive at RGP since 6/6 it is now 6/14 with temps mid to high 90’s as we suffer while waiting for this repair. Think long and hard before having a home built by Pulte because in addition to the HVAC, there are many poorly installed issues such as tile, the paint job looks as if children did it. And definitely if you find that RGP is doing the HVAC RUN. Both will string you along, they will send someone to the home over and over and NOT fix the real issue, but string you along until your warranty runs out, system fails or both.

We decided to buy in February 2021. There was a lottery to award lots to a few potential buyers; we were given a lot assignment and paid our down payment. It was an eleven-month build (not seven months per contract). We have been in three months. When we moved in, the paint job was terrible (globs of paint on doors, missed areas not painted, nail pops, etc.). We have had people come in to fix cabinets, doors, wall paint, blinds, lawn sprinklers, noticeable patch in ceiling, and more. We even had to have the gas company come and repipe our gas meter. Why were these things not caught during inspections? We still have dead grass and two dead trees in the yard. (We recently received a note from the HOA that we need to replace the dead tree!) We have a few items in the house to still be fixed (gas fireplace, cracked bathroom tile). We contact our warranty customer care rep weekly to no avail. We understand that this house was built during covid, but a little professionalism goes a long way. Hiring trades people who take pride in their work would be an improvement. The driveways are poured, then the next day they are driving machinery over them; most of the driveways are a mess! We are discouraged as we keep getting told that the grass and two trees will be replaced, but no one follows through to get the work completed. We love the neighborhood, but most of our neighbors have similar complaints.

pulte do not keep their words. They threathen you. I bought a home from pulte in eastfield community in bartlet. Anyone reading this. DO NOT BUY HOMES WITH PULTE. I requested 9ft entrance door in my house. Me as a buyer pointed out 7ft door that they were installing 3 times while house was getting built and all what I was told your door is on back order don't worry. 3 days before closing while celebration walkway I again pointed out mistake. Now a day before closing sales manager senior manager started threatening me either close or start paying 300 per penalty and we will sell your house in 1 week and retain your 40k because I signed contract. My contract and change order do not even mention door height and pulte is not ready to accept their mistake. NO THEY WILL NEVER. Very bitter experience with Pulte. DO NOT BUY HOUSE FROM PULTE. IF U BUY GET READY TO BE THREATENED AND LOOSE YOUR MONEY. Unfortunately I don't have option to give negative rating.

Choosing Pulte was the worst decision that we could have made. This company openly admitted to us that they discriminate against buyers and treat every buyer differently. We were charged thousands of dollars for some of the additions to our home only to have other buyers in our community tell that they received those same options for free. When we asked Pulte about this we got the run around and they never gave us an answer as to why this was. Our sales representative Martha Martin lied to us at our contract signing and our design appointment and mislead us on various aspects of our home. She have let us add options and we paid for options that were no even available for the home model that we chose. We did not find this out until well into the build process when certain options were not included in the home and when we asked the construction manager about this he told us that those options were not for our home. We then had to jump through hoops with Martha's boss Eric Sanford to get the money that we spent on these options credited back and they only gave us a percentage back, not the full amount. So we still ended up paying for things that are not even in our finished home. The homes that they build are poor quality and poorly build as several things in in our home feel apart after the first two weeks of moving in. When we asked Pulte about this they told would not do anything about it. This company is dishonest, discriminatory, misleading and will tell people whatever they want just to get them to buy a home. Do not build with them.

BUYER BEWARE .... If I can give ZERO stars, I definitely would. Pulte (and just like the rest) is a production builder, keep that in mind. They build your house as quickly as possible, according to their plan, and NOT yours. And with the cheapest materials and lowest-paid contract laborers available. There's plenty of negative reviews regarding this, online; and it's worth reading through them, and watching the videos. Within just a few months, your new home will become a complete NIGHTMARE -- costing you thousands+ more to repair damages and deficiencies. Cracks, leaking roofs, mold, water damage, poor-substandard workmanship, improper installations, and more. And good luck trying to get through their warranty support; that's if you ever get THROUGH to them. DON'T BE FOOLED or lured by their polite speaking sales consultants. Their sales consultants will 'only' respond to certain questions. They will not answer specific questions until receiving the earnest money, and signing of the contract. Your earnest money is non-refundable, keep that in mind. After signing the contract, the headaches will begin. OPT OUT NOW, and don't make the same mistakes, that hundreds of customers did. If you want to build your dream house, go with a reputable 'custom' home builder.

I found that the construction managers specifically Hanook proved to be less than truthful. I had the same experience with Tom out at Dell Webb Davenport Florida. Once the evaluation you provided is completed They become suspiciously unavailable.

Our original date to close was told to us at the time we put our deposit down and was supposed to be after November. In July we were told it will be in September. We did our walk through and noted lots of items that needed repair and they had a week to fix them. We got our keys a week later and moved in at 5 pm. There was trash in our yard, water bottles soda cans food wrappers and even chicken bones from workers just left on our property. The yard had lots of nails and our floors, widows and counters were filthy. We started cleaning when we should have been moving. I reported this to Pulte and was told they only do a construction clean. The quality of work is so poor. The workers take no pride in building these homes. We were rushed into moving into a home and you can see the finish of this home was rushed. Paint was all over tiles, holes in the grout, the grout color is not the same as we ordered, insulation stuck on the baseboards painted. Our a/c was not working right, mirrors are scratched, paint runs all over the walls, cabinets were chipped and paint all over them. Our lights flicker constantly and now we are getting little shocks at times when we touch the light switches. We have been in the house for 7 weeks and still have multiple issues. We have called supervisors and they just don’t care! Everyday we find more issues and now we are told there is only a 30 days to report home issues but each day we find something new and Pulte is rude when you call to report anything. These homes look beautiful but are poor quality and poor customer service from the builder. I would never recommend this builder.

Horrible warranty service. This warranty manager TONY IS A SEXIST pig towards women! I have had my house since 7/7/2020 and since moving in I am throwing away shirts that have mysterious tiny holes. I buy five new ones and boom more holes. I finally had two granite companies out who said their are microchips in the granite along the edges. This is catching on my shirts as I cook, clean, and put on makeup at the counters. I made a warranty claim and this donkey is refusing to fix my counters because he don’t feel it, even though two other companies have! This idiot Tony even told me I was crazy because he can’t feel it and if he has to use a fingernail to feel it they ain’t fixing it. Really!

The worst experience I've ever had. No one answers your calls or emails. Once they get your deposit they don't care what happens. Wish i never bought from them. Would never recommend them to anyone.

These are the new Ryan homes….. Except their price point is a couple hundred thousand more. If you plan on building/buying anything above the $500,000 price point save yourself the headache. The new builds in our neighborhood are north of $700k. You do not get what you pay for. They love the quick money grab and once they collect, you are out of site and out of mind. Dawn and Tom (project manager) are the only decent people. Wish I would have done more research prior to building with them.
