Overall: Very good to almost excellent. The apartment was spacious. The terrace was exactly a advertised....large, quiet, and inviting. The owner/host is most gracious and excellent for any questions, or needs....very accommodating. Her having a number of food items in the kitchen and refrigerator for us upon arrival was very gracious, along with the bottle of wine. Enjoyed Most: The location, the space within the apartment, the owner, the terrace, and the extra and small amenities that are included, such as the highly equipped kitchen. Enjoyed Least: The stairway to the upper bedroom is rather steep. Surrounding Area: That it is not in Avignon.....so no crowds, easy walking to many restaurants, and a few shops....and their weekly market is fantastic. Tips or Restaurants: Not really, small things: Think about getting some ice, use Yelp! for dining recommendations...we found them to be spot-on. Be sure to go to the weekly Thursday market right in town a few blocks away.....a very, very good market. Directions: We used GPS and would recommend that highly. The written instructions we had were good, a bit confusing at the very beginning just out of the train station, but I would blame us for that, more than the directions. Check In Out: No, Danielle, met us upon arrival, and was sure to be up and say good-bye on the day we left rather early in the morning. She could not have been more accommodating or helpful.

Overall: Great size property with lots of options for a big group. Enjoyed Most: Size was great and the location was peaceful yet still close to the beach. Enjoyed Least: The kitchen is very small for a big group and the property really needs air conditioning. It seems it would be a small investment that would add greatly to the comfort as on several days the heat was unbearable, particularly for those with small children. Surrounding Area: The beach was easy to get to and great for families. Check In Out: Very smooth process. Could not be faulted.

Overall: Overall it was great. It's a good location and has a beautiful, extra large terrace. Enjoyed Most: The garden was fabulous, with a bounty of vegetables of which we were offered to help ourselves. Enjoyed Least: The ants on the patio. Surrounding Area: The beach, shopping. Nearby Events or Locales: Positano--yes, all within walking distance. Tips or Restaurants: I would let everyone know you really need a porter to take your luggage up to the villa; it was 60 Euros.

Overall: The villa was very nice, a touch of old world charm with some modern amenities. The pool is the star attraction. Enjoyed Most: Kitchen overlooking the pool and deck which overlooked the town and sea. very quiet, except for the barking dogs down below but generally quiet, safe and secure. Enjoyed Least: Ground floor bedrooms have a peculiar layout. Didn't see the value of the mandatory maid/cleaning service (300 Euros) forced on the guests 5 days a week. We were 9 people and really didn't need a cleaning every day. The cleaning staff also kept irregular hours, arriving at different times each day. It was a bit awkward having someone flitting around while we lounged by the pool or napped. Surrounding Area: Beautiful view and an easy walk to the grocery store for supplies. Nearby Events or Locales: Located in Taormina. It was a challenging walk to town, better downhill than up. The evening return was always a dreaded challenge. Tips or Restaurants: Everything we needed and more was at the villa. Kitchen very well equipped and we made some memorable lunches and dinners during our stay. The local butcher shop is a wonderful experience and the owners very helpful. Restaurants of note Il Delfino by the sea at the base of the cable car. Ask for Alessandro and Angelo. In Taormina we liked Tiramisu Restaurant and a great restaurant famous for pizza about a 10 Euro cab ride up the hill. Highly recommend a visit to Castelmolo. A beautiful little town up the hill from the villa, (drive or bus it, don't walk) with a unbelievable view, great shops and restaurants. A feeling of being in the old world, fantastic. Directions: With GPS, which I highly recommend, the world is yours to discover. With this property, the address entrance is not accessible on arrival; you need to access by the side entrance which is impossible to find if you don't have specific directions. We fortunately were met by Gabriele who directed us to the right door, making our access easy and effortless. Check In Out: We arrived early and thanks to Gabriele, our property manager, he accommodated an earlier access to the property. He was also very helpful giving us the lay of the property, restaurant suggestions, made reservation on our behalf and all in all very pleasant to deal with. Check out prompt, efficient and fair as there where some extras to calculate such as coffee consumption and energy.

Overall: Amazing views of the Portovenere bay from the comfort of an air conditioned and neat apartment with walking access to little town shopping. Enjoyed Most: Views, proximity to the beach, short walk to restaurants and shops, comfortable and neat apartment, nicely remodeled. Enjoyed Least: Only one shower and kind of small. Surrounding Area: Everything... Perfect beach town, not as touristy with amazing local restaurants. Nearby Events or Locales: Portovenere old town just a short walk away. La Spezia, bigger town, also a few minutes car drive. Tips or Restaurants: Enjoy Petite Bistro just down the street... fresh local fish, and very good and friendly service. Directions: Didn't use them... GPS. Check In Out: Fast and efficient.

Overall: Great location and terrific views. The unit had WiFi, which was a nice surprise. It's easy to get around and all Bellagio restaurants are right there. We would for sure go back! Enjoyed Most: Location and size. Enjoyed Least: Bathroom small. Surrounding Area: All of it! Nearby Events or Locales: Bellagio--it's right in the heart! Directions: Don't need a car once there unless you plan on going all over. There are plenty of ferries and bus stops.

Overall: Overall we had a very good experience. Enjoyed Most: Location and views. Enjoyed Least: We were plagued by mosquitoes and gnats. We all left covered with bites. Reception told us as we were leaving that they had bug spray. It would have been nice if they had told us as we were arriving. Found the kitchen could have had better lighting. Surrounding Area: Scenery. Nearby Events or Locales: Baccaiano is within walking distance Tips or Restaurants: Bug spray if you are visiting during the summer months. Directions: Used a GPS and had no problems. Check In Out: Check in went smoothly.

Overall: The property was very nicely decorated and the main attraction was the terrace which made for wonderful evenings outside! Enjoyed Most: The Terrace! Enjoyed Least: The Kitchen. Surrounding Area: We enjoyed the view from the Terrace and convenience to the Metro line and the also the Supermarket and Formaggio and Pizza shops! Nearby Events or Locales: Aurelia and no it was not walking distance. Tips or Restaurants: Bug spray for sitting outside on the Terrace. We found a great restaurant but I do not recall the name. It was about an 8 minute walk from the apartment. Directions: We used a taxi; it would not be easy to find on your own but we did not use a GPS. Check In Out: We ended up waiting 45 minutes for someone to finally meet us. Once we connected everything else was fine. One thing I would be clear on is the mandatory occupancy tax that you must pay in Rome per person per night.

Overall: We had a terrific visit to Villa Sella. It was relaxing and quiet, had all the amenities we expected and required, and was very picturesque. Enjoyed Most: The views from the loggia were unbelievable. Enjoyed Least: Personally for me, the bed in the master bedroom was a little uncomfortable. However, this is a matter of preference as I prefer a soft bed and this was very hard. Surrounding Area: Villa Sella is about equidistant from Siena, Firenze and Pisa, and there are several small towns like San Gimingnano, Certaldo and Volterra which are very picturesque and fun to visit. There's also a great pizzeria restaurant very close by. Nearby Events or Locales: Villa Sella is in Sciano, which has one great restaurant but nothing else, and it is within walking distance (watch out for cars, you have to walk on very windy roads). Certaldo is the nearest town with any real stores, and it is 10 minutes by car. Tips or Restaurants: It's a long way driving to even the nearby towns. The owner knows a local driver with a 7 pax van who can be hired for the days to take you to various towns (even Florence) and it's sooo worth it to be driven around (like you can enjoy the wine!). Plan to spend a day just sitting and enjoying the pool and the loggia. Bring a good map! Directions: So, both of us driving there got lost. A lot. The problem is not so much the directions as the almost complete lack of road signs that match up to whatever the GPS tells you. The owner was very helpful and gracious in retrieving us when called. My best advice would be to a) make sure you have a working cell phone before trying to find this place yourself. b) call the owner once you get off the A1 near Florence. c) have at least one GPS. We had a rental car provided GPS and an iPhone GPS, they were at odds on every trip. And we still got lost driving around. Check In Out: Elizabeth was wonderful and very flexible with both check in and check out. We were surprised by the 150 Euro cleaning fee, though upon checking back it was in the fine print.

Overall: We had a very pleasant week. The property was as described and everything worked well, location was perfect, the hosts were friendly and helpful as were the other guests in adjacent apartments. One of those places we'd happily return to. Enjoyed Most: Its proximity to the old town of Barberino and it's restaurants, with a small supermarket for other essentials a little further away but still within walking distance. The apartment itself had comfortable bedrooms, good bathrooms and kitchen - all we wanted. Surrounding Area: The surrounding area? Just quintessential Chianti - places like Greve, San Donato, San Gimignano etc. A car was very useful although, to avoid parking hassles, we caught the bus to Florence right out in front of the apartment - about and hour each way and 4 Euros - 3.5 if you pre-buy from the sports bar at the other end of town. Nearby Events or Locales: Barberino Val d'Elsa - the gates to the old town were perhaps 50 to 100 metres away, up a slight incline, restaurants, butchers shop and other stores another 50 metres and a small supermarket and pharmacy perhaps 250 metres away at most - yes, all within walking distance. Tips or Restaurants: There are three restaurants (that we found!) within the old town - we enjoyed all - one either side of the church overlooking the valley to the West and another, more pizzeria style with a view over the valley to the East. There were a few basic supplies already in the apartment but everything else we needed was easily obtained from the little supermarket. (There was a bigger one in Tavarnelle about 5Km's up the road with a wider choice but we didn't really need it. Directions: We had hired a car, and the street address was fine - we used a GPS set to the street address and that got us very close - from there it was commonsense. Check In Out: Check in and check out was totally relaxed and friendly.

Overall: It was a very comfortable place to enjoy the country living experience. Enjoyed Most: The location. It has a beautiful view and is easy to get sights in the surrounding area. Enjoyed Least: There was very little basic kitchen supplies provided, beyond salt, pepper, and olive oil). We were supplied with 2 bath towels for the week, but we did have a washing machine. Surrounding Area: The views were spectacular and there were easy walks around the village. Nearby Events or Locales: La Capelle et Masmolene Tips or Restaurants: If you plan to cook or have some wine to drink, bring it with you. The closest store is about 6 miles away. Directions: The directions were good, but I highly recommend using a GPS.The one I had also showed the speed limit, which was very helpful. Check In Out: We couldn't have asked for better.

Overall: Relaxing We loved it. The stunning views really made us know we were in Tuscany...probably the most beautiful part of Tuscany. Although narrow winding dirt roads made driving slow, there were some wonderful places to visit nearby. The villa was homey and spacious and comfortable. This property worked well for our group of 8 friends. Enjoyed Most: Location, stunning views, lovely huge relaxing lounge area with open fire we used as it was quite cold at times and the terrace for drinks at sunset. The colours of the walls in the changing light were SO Tuscan. Hiring the local chef twice for dinners...pre-booked for arrival dinner and later booked for final night...a great idea. Delicious, plentiful food, lovely chef (Tiziana)...table set in lovely dining room and all cleared away, dishes done...do it! Own wines for dinner purchased during the day on our travels. Views of nearby Castello Banfi, Argiano winery and numerous hilltop towns really enhanced 'living' in the heart of Southern Tuscany. The property manager (Lourdes) was so friendly and helpful...glad two of us spoke Italian though as no English spoken. Surrounding Area: The stunning views, sunsets, serenity, truly Tuscan landscape everywhere we looked....special wineries, ristoranti, and nearby hilltop towns. Nearby Events or Locales: No towns withing walking distance. Sant'Angelo di Scalo for basic supplies, but shops not always open...otherwise off to Montalcino (a slow 10km drive away but well worth it!!) or Sant' Angelo in Colle... Tips or Restaurants: Argiano (tasting) and Castello Banfi wineries (fabulous tour and tasting and lunch)...both can be seen from villa and are stunning properties. La Pieve ristorante and church nearby a must for tastings and lunch or dinner. Wonderful people too. Montalcino town around 10km drive...winding roads but worth the trip. Trattoria "Il Pozzo" for sensational local food...the cinghiale (wild boar) well worth the visit. Il Poderuccio Girardi winery in Sant'Angelo in Colle...smallest producer of brunello...lovely wines and winemaker. Great shopping in Montalcino, wine tastings and eateries. Bring paper towels, milk, tea, coffee, sugar etc...breakfast foods, toilet paper, shampoo etc...antipasto, bread, wine, water if you prefer bottled. Linen and towels provided and changed/housekeeping mid-week (make your own beds). Directions: One of our group had a small car and GPS which we relied on for our mini van to follow. Not an easy villa to find even when we booked a 'local' driver to go to Avignonesi winery near Montepulciano. Check In Out: When we arrived later in the day at the villa we were welcomed by the manager. No paperwork was required. Check-in and check out couldn't have been easier or faster or more friendly.

Overall: Very good. We didn't expect to have WiFi in the villa, but there is WiFi on the first floor! Enjoyed Most: Within 5 minutes walking distance to the market and village. It is by the sea and has a beautiful view. Enjoyed Least: Some of the bathrooms' showers might benefit from an upgrade. Surrounding Area: It is a beautiful seaside town, very convenient. Nearby Events or Locales: 5 minutes walking distance. Tips or Restaurants: The villa provided everything and the kitchen is fully equipped. A very nice seafood restaurant, La Lucciola, is within walking distance. It is run by a family, lovely place and great food. Directions: We rented a car from Milan and the car rental company also provided GPS. We had no problem finding the place. We also had a 9 passenger minivan, didn't have any problem driving to the property. Check In Out: Check in and check out were very smooth and easy. Max was very helpful and easy to work with.

Overall: We had a great time during our stay. Enjoyed Most: 3 couples, 3 bathrooms. Nice location--lots room in the villa. Great hostess. Surrounding Area: It was beautiful countryside. Close drive to groceries and sights. Nearby Events or Locales: We could walk to the town, Staggia. It was very small. No groceries that we found. But a nice enough restaurant. Tips or Restaurants: Purchase toilet paper. We almost forgot that was our responsibility. Our hostess had been sure there was some there. Directions: Nope. We drove by our first time. Just needed to regroup. Found it on the second try. Check In Out: We had no problems.

Overall: Villa Levanto is located in a beautiful, peaceful, private location overlooking the Mediterranean coast as well as the coastal area of Levanto. The villa is quite rustic and not luxurious, but it's charming. Enjoyed Most: The beautiful patio which has a fantastic view of Levanto and parts of the Mediterranean Coast. Enjoyed Least: The bathrooms were rustic but functional. The kitchen is rather basic. Surrounding Area: The town of Levanto is charming and not overrun with tourists. There is an excellent train services from Levanto to all of the other towns along the Mediterranean Coast. Taking the train is much easier than trying to drive and park. Nearby Events or Locales: Levanto is a 15-minute walk down the hill from the Villa Levanto into town but a 20 minute walk up the hill from the town to the villa. You have the option of walking on the road or you can save a little time by choosing to use the many rather uneven, steep steps. Tips or Restaurants: Just be prepared for a rustic property located up a steep hill in a beautiful location that provides tranquility and wonderful views. Directions: Just warn drivers that the access road is steep and narrow with several hair-pin bends. Check In Out: Carlos is the most friendly host, housekeeper, and odd job man. A truly delightful person who will take care of your every need.

Overall: It was great. Enjoyed Most: The area around it was great, with the best view. Enjoyed Least: Lots of hills, but that's the area. Surrounding Area: The little city nearby, S. Agata is the best. I loved it. Nearby Events or Locales: S. Agata--I walked there one time and it took me 45 mins. I took the bus into town, as well. Tips or Restaurants: Your list was very good and I have nothing to add. Restaurants are the best in most of Italy. Don Alfonso is a little more money for lunch or dinner than most people want to spend, but well worth it. Also, Da Mimi in S. Agata is very good and very reasonable. Directions: The key holder is great and the directions were good. Check In Out: It all went great.

Overall: It was a lovely property and very comfortable. The living space was a bit small for 8, but we didn't spend a lot of time in the house. The outdoor space would have been really enjoyable if there had been some seating. It would have been nice to sit outside with some wine in the evening. We enjoyed our stay. The staff was great. Enjoyed Most: It was charming with great views. Loved the doors that opened from each bedroom to the outside and the shutters. It has Tuscan charm. Enjoyed Least: Living space was a bit small for 8. I didn't like the limitations on the WiFi. Surrounding Area: It was a nice central location for the areas we wanted to visit, including Pisa, Cinque Terre, wineries, and Siena. Nearby Events or Locales: Montopoli, and no, I wouldn't consider it walking distance. We needed a car to get off the estate. It is a working vineyard Directions: A map. You had to make a full circle on the roundabout when getting off the fi-pi-li. GPS didn't provide accurate directions. Check In Out: Check in was easy and the staff was warm, friendly and helpful.

Overall: Our experience was very good- the apartment was very clean and comfortable, rooms large, most everything we needed there. Stefano, our check in person, was fantastic. Enjoyed Most: The property was very close to the Vatican. Enjoyed Least: The property was a bit farther to the center of historic Rome. Surrounding Area: Very close to the Vatican yet not too touristy, a couple of excellent local and authentic restaurants within two blocks. Nearby Events or Locales: Vatican city. Yes, walkable. Directions: Had a driver pick us up at airport. Check In Out: Stefano made our check in/out process smooth and painless.

Overall: The villa was lovely. It's rural setting afforded lots of peace and quiet. Enjoyed Most: The house was well laid out out, especially the bedrooms. The lemon trees and vineyard outside gave it so much character. It was perfect for 3 couples, each couple having the same equivalent of bedroom w/ensuite. The house is very roomy as well. Enjoyed Least: We enjoyed the fireplace in the "foyer" but found it difficult to sit around it since the seating arrangement was not conducive to more intimate gatherings. Surrounding Area: Really enjoyed the rural aspect of it. The smaller towns in the area were also fun to visit and explore. Randazzo had a wonderful Sunday market. Castiglione De Sicilia was fun to walk thru and explore with its pastry shops and cafes that we could stop at. Luciano was able to set up a BBQ for us in the town nearby at a butcher shop. Lots of fun and nice to talk to some of the locals. Nearby Events or Locales: Moio Alcantara. probably walking distance but we didn't attempt it. Tips or Restaurants: Would highly recommend Ristorante da Antonio and Veneziano in Randazzo. Excellent food.If coming in the cooler months, have the place start heating it prior to your arrival that day as it takes a full day to heat the house and you will be shivering for the first 12 hours. I believe the house is made of concrete or stone so once it heats up, it is very comfortable.Come prepared with at least a day's worth of groceries, preferably from a larger town. The grocery stores in the area were very limited in their selections. Directions: The directions given to us were good up to a point. We only found the place after hours of driving and luckily running into a local who spoke English. He could only guess that it was the villa we wanted and gave us fairly good directions. We felt very lucky that we found him. Check In Out: It went smoothly so no comments.

Overall: We had a great time. The place was comfortable, roomy and perfect for a group who liked being together, but needed the occasional break. Enjoyed Most: Location, information available to us in the house, the property and mostly the local wine... Surrounding Area: Montepulciano is amazing. We visited lots of the surrounding villages, Sienna and Orvieto. Great location. Nearby Events or Locales: S Albino was at the end of the driveway, but there isn't really anything there. Tips or Restaurants: Avoid the restaurants in S Albino. We ate very well at a couple places in Montepulciano, loved Osteria la Porta in Monticchiello. Directions: The road can be deceiving at first. Once you pass the church the road turns into one lane and then turns to gravel once you pass the cemetery.
