“IF ONLY THERE WAS A ZERO STAR RATING!
This company are complete cowboys and should never be allowed to trade in property management. They were appointed as the property management company late 2017 by the lease holder where I own the lease on an apartment. The scope of their CONTRACT was as follows.
Warwick Estates act on behalf of the Lessor in accordance with the lease.
The Lessor (subject to contribution from the Lessee’s) is responsible for the maintenance and upkeep of;
• the car park area
• the footpaths
• the garden area hatched yellow on the plan
• The fences is any surrounding the same.
• Roof and foundations
• Drying area and dustbin area
In January 2018 they instructed a third party HSE representative to perform a Fire, Health & Safety risk assessment. The contents of the report included several high potential risks including an asbestos survey and repairs to roads in the car park of the property. With a recommendation for immediate action. Warwick estates proceeded to issue a demand for payment of 310 GBP to perform all the works identified in the risk assessment report and payment was subsequently made.
To date no work has been carried out leaving the communal areas of the apartment complex in an unsafe condition. Clearly breaching the terms and conditions of their CONTRACT and obligations to comply with Health & Safety legislation noted in the report. Something I find astonishing consider following the death of one of their appointed CONTRACTOR’s in August 2014 when the Health & Safety Executive prosecuted the building’s management company, Warwick Estates Property Management, for failures under Section 3 (1) of the Health & Safety At Work Act 1974
Having researched this company in depth, I see many reviews that correspond with the treatment I have received from this organisation. When you try to contact them you receive an answer phone message and they do not return calls. If they actually respond to emails its always non-committal. The most recent response mail I received suggested they would carry out another risk assessment. This is exactly two years after the initial report was issued and none of identified actions implemented.
I shall be seeking legal advice and reporting this organisation to the property ombudsman.”
“Warwick offer a friendly and personal service that was always there to help provide me with useful advice and support for any issues that I encountered.”
“I don't recommend this company. They're slow, inefficient and ignorant. Our property manager never replies to emails. They provide an inferior service.”
“Low standards and the worst customer service you could ever imagine. A high turnover of property managers and they've all been rude and lazy. Warwick Estates certainly isn't the type of company they describe on their website.”
“We moved from our previous property management company to Warwick Estates and they are much better. More efficient, quicker to respond to queries and it feels like they value your business as opposed to just being a number.”
“Such a bad service! I can't believe it! Awful people and terrible quality! Is this normal behaviour from Warwick Estates to just ignore customers? Nobody ever replies to my emails! Don't ever select Warwick Estates to manage your property! WARWICK ESTATES = LOW STANDARDS = 0 STARS!”
“I'm utterly shocked by the terrible service from this dodgy company. There was water damage to the development where I live, which took Warwick Estates 6 months to repair! It takes them 2 months to answer an email so maybe 6 months to repair damage to the building is good going for them.”
“Kellie at Warwick Estates is simply excellent, her customer service and attention to detail is second to none, nothing is ever to much bother!
Warwick Estates have a real star working for them!”
“They have failed to impress. Quite a shameful service. Or perhaps that should be shamful. They purport to operate as property managers. But there has been no evidence of managing anything. Service charges are terribly expensive, yet very little service is provided. Their communication skills are appalling. It is an utterly despicable way to treat their customers.”
“I don't really wish to award even one star to Warwick Estates but this is the lowest score available to me. Warwick Estates really deserves zero stars. The company provides a shabby service and they're far from cheap. I cannot recommend their service.”
“Is this company having a laugh? Their fees are ridiculous and their standards so far are even more of a joke. How can things ever operate properly if they continue to ignore phone calls and emails? I don't think we'll be using this incompetent company for much longer.”
“Extremely disappointed! Warwick Estates promised so much at first but now deliver so little. They even increase their fees while their standards fall. Low grade services, important works ignored, zero quality control and the worst customer service I've ever experienced.”
“Our estate is in a disgraceful condition thanks to a lack of service from Warwick Estates. I do not have a good word to say about them anymore. They are lazy and they are difficult in all communications. It is a liability being associated with them, not an asset.”
“Warwick offer a friendly and personal service that was always there to help provide me with useful advice and support for any issues that I encountered.”
“Warwick provides a very disappointing service. I've absolutely no idea why the costs are so high since they don't appear to do much around my development. I don't recommend them.”
“Reported a problem in the flat to Warwick and received a very prompt response together with professional and efficient service from Katie to resolve the issue. Very pleased with the service.”
“Shockingly bad service from these clowns. Never had anything but an abrupt response from them. Strongly advise anybody considering using their services to think again.”
“Efficient and understanding team.
First time I've had to communicate with Warwick Estates, the members I dealt with were clear in their communication and gave me a good timeline of what they planned to do and when they hoped my issues would be resolved. Hope it continues!”
