“The King's Lynn branch are ghosting time wasters, called about a flat to rent in Hunstanton in April 2023 as we were relocating and they did a last minute viewing which was promising, however when we contacted them by email to express interest they never replied, I called and was told the agent would call back, they never did. We then found an amazing house with another agency shortly afterwards which was good. Fast forward to May 2025 and we have been served notice on this house as the owners want it back to turn it into an air BnB, very sad. Found a lovely bungalow in the same village we live in which seemed ideal as we love the area. Called, and again we were given a last minute viewing which was useful. Property was nice, we said we liked it and would think about it that evening. The next day the agent called and asked what the verdict was, we said we liked it and would like to be considered. We knew we were competing against others as our viewing was delayed by a prior viewing overrunning. We have not heard from them since, and having looked online, I can see it is now set as 'let agreed'. I'm not too upset that we missed out on the house as we've found an even better one since then with another agency, and they have been nothing short of brilliant and professional, and fast! However it's the principal, don't leave people hanging when they are literally trying to find somewhere to live, usually in a short space of time. Looking at my emails from 2023, it was actually the same agent that has ghosted us both times, which is so bad it's almost funny. We always seem to land on our feet, but that is absolutely no thanks to William H Brown King's Lynn. I would instead recommend Rounce and Evans or Sowerbys who have both been great.”
“Do not have negative star so have to give one. Richard from William H Brown mortgage team was fantastic but when he left allocated to another person, it went downhill from there. I was passed on to 3rd person who got me a worst deal and instruct bank without my consent, on confrontation I got a better deal and instructed advisor, when enquired about the update after 3 days came to know that he left and I’m back to the worst mortgage advisor. I had to escalate to area manager to send instruction, so I did but still that mortgage advisor do not have decency to acknowledge my email and update me what is happening, even though she knows that it has been escalated. Instead of calling me directly, that advisor asked customer service to call me to update. When I raised complain formally on email, there is no reply from them. There is no coordination between their sister companies as they were sending wrong email ID of my solicitor to lender. This is a nightmare dealing with mortgage service of William H Brown, worst decision to go with them.”

They did not actively try to sell my property, communication lacked massively, didn’t take my property off the market when advised to and lost my flat keys. All this and when they had the chance to put this right - did nothing. Please avoid - they don’t care for customers. There are much better estate agents out there.”

I wanted to buy a property in Askern DN6 .
I went to view a property they never told me they had an offer and advertise it at £120k and after viewing I placed n offer and now they say I need to bid over £120k if I want to buy that property . So I bid £125 and my offer is accepted . Now comes the trap .
They want me to pay £1200 and use their own mortgage advisor Julie Haigh and I told them I have my own mortgage advisor and as he charges no fee from me and gets commission from the Lender I won’t loose any money because if Miss Julie haighs lender denie me a mortgage deal they won’t refund me their fees and I’m stuck with William h brown .
Now as soon as I say I have my own mortgage advisor they try to scare me like “ I’ll loose the property nd will never get a mortgage from my mortgage advisor.
I doubted them and checked there reviews and to my shock they have
71%. 1 star
And
24% 5 star rating
That tells it all.
I know people will still fall in there trap like I would have but I would only tell them that please change your way of practice.
Most of us work hard for money but I think most of William H Brown employees tell lies nd take peoples hard earned money .
Just be honest and don’t lie to ur landlords nd customers, sellers , buyers or tenants then u won’t have a single negative review..

“First time buyer and wanted to definitely purchase a property here in Bradford. Gave a offer and emailed over mortgage in principle and bank statements. After a few days sent another email for update. Anyway rang them a few days later to be told the property was sold and why I didn't put in an offer. Was extremely angry as they denied being in the wrong and I have evidence to prove. Never use William h brown as they are cowboys”
“We moved out of the property we were renting with the NORWICH branch of William H Brown three months ago and are yet to receive our FULL deposit back.
We had the property professionally cleaned and made sure everything was as it should be, yet William H Brown are doing everything in their power to withhold our deposit due to a landlord not responding to have the funds released.
We are owed £1,500 by William H Brown, the only reason we've been given for them withholding our deposit is "unpaid bills", which we have proven time and again is not true. They have not sent any evidence of these bills and after contacting the council and OVO directly, they have confirmed there is no money owed on our accounts.
AVOID THIS COMPANY AND THEIR SUBSIDARY, SEQUENCE HOME AT ALL COSTS.
As a side note, if you're renting in Norwich DO NOT rent a property owned by Silver Let LTD. They are crooks and will try to steal your money.”

“We have to say that WH Brown are the worst estate agents we have ever used. From the very beginning we had issues after issues.
It was so bad that we gave them their notice 4 weeks into a 20 week contract. We found them to be rude, slow, unresponsive and very negative to the comments we made to them.
It took them around 2 weeks to get a sale board up on the property and when they did finally get a board up they drilled it straight through our fence which has left a big hole.
In the 20 weeks we were with them I can count on one hand how many properties they actually sent us so we assume they had the same approach when marketing our property.
When we did eventually sell, My wife and I did the viewing as we were more enthusiastic. We actually sold and completed in 70 days which is very quick but this was only down to ourselves and our sellers solicitor's being on the ball every single day.
When I complained to the March branch Partner, The reply I got back was very blunt, abrupt and quite rude. After this, I complained to the area manager and his response was even more abrupt and rude and didn't even have the decency to answer any of our questions. He just more or less told me that we should have read the contract.
We will never use WH Brown again to buy or sell a property and we are in the process of making an official complaint to try and get a chunk of our fees back.”
“This company provided extremely poor service, they have been found by the property ombudsman to be negligent in their duties. They failed to get previous landlord or any personal references for the tenant they provided on their 'tenant find service' . They failed to do the start of term inventory in a timely manor. They used an external company to do the credit checks who managed not to find the tenants CCJ's that they already had. If you use this firm be advised you will need to supervise them at Every step and check every step of their work. Not for the inexperienced. And they will charge you for the privilege of being incompetent.”

So far managed to arrange one viewing which was a nosy neighbour, and even that one their agent didn’t turn up to, we were left in the awkward situation of standing with them on our own door step awaiting their agent.

Every single dealing with Stephen Creed was horrible. He made the experience of buying the house with them so deeply unpleasant i wish we had not engaged with them.
Stephen - buying a house for the first time is a big deal for people. They don't need a greasy slimeball of a used car salesman type absolutely polluting every single interaction with his poor communication. Just be polite and friendly, it's not difficult, you're not personally invested, so don't be petulent, rude, and combative!
Whether it was emails or phone calls, you were utterly appalling at your job. I guess that goes with the territory of being an estate agent - nobody wants you, but we're stuck with you and you know it, so you don't give a damn about doing a good job.
I'm sorry for the other people who have to work with Stephen. “Stevenage William h brown wouldn’t recommend to anyone, complete waste of time and money. Awful advisors super friendly to start and then once they have your money they don’t care at all. Deniz their independent mortgage advisor that sits in house was terrible took my money and didn’t get me a mortgage no transparency no refund for a job not done and constant lack of communication having to chase them. Since going to another company I now realise how awful this team is at the Stevenage branch just out for money and don’t care about what’s best for the customer's unfortunately! Property listed - 16 Feb. 36 Viewings, two prices reductions later, four offers, which after due diligence all withdrew off their own accord.
I have now removed them as agents and would share a warning to all other potential 'victims' that despite not being able to sell houses, they are very quick to tie you up in legal contracts to make it very difficult to move on. As the market is slow moving, they are desperately hanging in will be strongly 'encouraging' anyone that enters their funnel to use all linked services. Which can be off putting if you have your own providers.”

Yes they are great at finding you a property and at taking the rental money every month. However when it’s time for your rental deposit to be returned - it does not happen!
We have been waiting for our rental deposit to be returned since January 2024 on a property that was rented in Mundford.
We were told that our full deposit would be returned after we did our final walk through of the property.
We still have not received the deposit. Every time we call the office we are told that the deposit is being transferred but it never happens. We have spoken to Daniel Juniper, Richard Thurston, and Aliya Vadillo. It should not be this difficult to get a deposit into our account. There has been zero follow up by this office to resolve this matter.
Every time we call the office from the US our cell phone carrier charges us international rates on an average of $100 USD! It would be great if this company would take the time and spend their money to call us to confirm this has been resolved!
If you are in the US military please Do Not use this company if you need to rent/let a home!!!!”

The initial meeting was good, but the minute you sign on the dotted line for them to sell your property, it all goes downhill from there.
Three times I had to tell them I didn't want accompanied viewings (I worked in new homes for 14 years, so I think I know how to sell a house!) and someone would "be on their way"!!!!
I felt that the staff were patronising, and couldn't really be bothered.
In the end I changed agents to get a better service (of which I did) but in the end one of the original viewers made an offer, so we were reverted back to WHB.
The sales chasing was hit and miss, even our solicitor said he didn't know who was representing us for the first few weeks!!
The straw that broke the camels back was the email I received a week before we completed from Amanda, to say that they had referred us to the debt collection part of WHB and they wanted us to pay ASAP! I rang and asked the member of staff to get Amanda to ring me as we had not yet completed on the sale!!!!
No one ever called, not to apologise for their mistake, but also to tell us we had completed!
