I used to be our development's management company. Thanks to their unprofessional, we could convience the director change the management team.
My flat had an installation/building issue but I tried to contact them for 2 months but no answer.

“Unorganised, slow, inefficient. The worst management company.
We are residents of Baronet House, NW10 7GP. Their communication and management skills are very poor. They take ages to resolve simple issues, don't provide updates in a timely manner, don't answer emails and calls, and their attitude is underwhelming. The lack of updates and how long KFH takes to answer our queries (when KFH care to reply) massively frustrates us all.
They cannot be trusted to do a decent job. Avoid at all costs.”
“As a former employee I can say management only care about is how cool they look in their cheap suits. One boss told a colleague to think inside the box. They discourage stuff to pick up the phone and customer service is low on their key targets. Property manager work so hard with little or no little from management team. Who blame everything on them and don't know what taking ownership is about. But happy to take your money and do little to nothing as long they get your money.”
“kfh rip off extortionate high service charges for the christchurch house block in brixton, over 500 a month i am now being charged for service charge alone, then i have my mortgage on top , looking to sell and move out as they are ripping people off big time . avoid these at all costs, no pun intended. they are fleecing and rinsing me of all i earn .”
“I'd give this company negative stars if I could.
From inconsistent responses to maintenance requests (if any) to messing up residents account they've ticked all the possible boxes when is about lack of professionalism and gross incompetence.
For the past 5 years and a half, since I live in a development managed by KFH, KFH employees:
* always failed to send the budget on time,
* messed up the finances of the development (residents who paid for their services and have direct debit set up get referred to solicitor for having unpaid debt),
* sent us all kind of dodgy contractors who did more damaged that repair the existing issues (talking here about plumbing, door entry system, lifts),
* ignored or simply delayed to take measures to rectify the security related issues and residents ended up with their property being damaged or stolen,
* failed to obtain important documents from the developer when the so called handover took place,
* failed to arrange maintenance contracts,
* failed for years to collect the unpaid debt which led to not paying the contractors, which affected our RTM company credit score,
* failed to put in place a handover process when they changed managing agents (this acted like a factory reset...every time a new person joined, we had to start from scratch with reporting existing issues or restart the improvement work),
* lied through their arses the residents numerous times blaming the sun, the moon, the contractors, other residents etc most of the time someone made a complaint, in the happy scenario they bothered to respond to a complaint.
The list can go on and on.
For anyone who reads my comment, avoid having to do business with them especially if names as Richard Benson, Carl Warland, Lauren Brooks, Denisha Wallace, James Hewitt-Lee come up. Their incompetence doesn’t come at a cheap price at all.”

“Avoid West Hampstead branch. Don't seem to capable of reading a court judgement and then break the court judgement repeatedly entering your property illegally and without consent. The complaints department of KFH think that this is perfectly fine and a right task to perform and that there is nothing wrong with this action. Wow. Please do business in an ethical way and save people from pain. Disgusting.”
“Bully-like behaviours from Catherine and Maxine at the Beckenham branch. They first tell you your offer is accepted, then all of a sudden it's not anymore over the sellers needing to complete as soon as possible and another offer seeming to have more chances to complete earlier.
This is all based on lies spread by the KFH Lee branch, which we use to sell our flat, which was part of the chain, depicting a much worse picture than it was about our situation.
Had to offer 15K more and then magically all those queries still pending were not a problem anymore.
Several regulation requirements were not immediately met by the sellers and we had to make sure all the certifications were in place but Catherine and Maxine kept putting incredible pressure on us and at some point they even started bullying us threatening to introduce more potential buyers to scare us and push us to complete as soon as possible.
We manage to turn the entire deal around in less than 8 weeks, meeting the requested deadline, only to be told 2 days before than the sellers weren't ready to exchange and we ended up moving in 17 days later, creating a huge amount of issues in our planning.
Catherine and Maxine behaved in an appalling manner with us, and although they will say they can't control all the moving parts and that they were only trying to make things work as per the sellers' needs, the reality is that they only care about their commissions and they would use any scare tactics, including bluffing and lying, to get them.”
“Years of fraudulent fees and seeming refusal to engage with clients. Ten years suffered under never-ending stream of ‘managers’ who never seem to know what the ‘issues’ are.
Smug, complacent they laugh at these reviews because Trustpilot easily massaged to hide the truth of their management fees.”

“Totally useless when help is required! Leaving us clear their client is the landlord and not tenants, basically we haven’t been able to get in contact with our landlord for 3 years because he lives in another country (event for repairs and filtration works the flat needs) and got none support from KFH . They literally just take the money out for our renting without any responsibility they should have when landlords don’t react in front of tenants needs”
“Ilmy tenancy agreement is 3 years was mislead that it was the best for me another person, however going 8 months the other person breaches on top of breaches the tenancy was told to get along by Devonte and if I try to cancel the tenancy I would me paying alot of money for penalties, and landlord fee, why the breaches still cont'd.”

Great for international landlords who want to maximise the return from tenants, but terrible for tenants who need KFH’s assistance to get anything resolved. The industry needs to be better regulated and property management teams need to understand their responsibilities and show more urgency.”

Please be careful when using this company. They seemingly work on behalf of faceless companies that seem capable of taking your property without the legal right to do so. This company seems to use very questionable methods and tactics in order to gain unlawful entry to your property therefore breaking and entering seemingly without the correct or in fact any legal court paperwork in order for them to do so. They then seemingly dispose and destroy your property and make you homeless. I was paying my mortgage monthly in full when this occurred to me. If you have also been a victim of this seemingly unlawful process and you think your property has been repossessed get legal advice as this may be a scam and they may not have the legal right to do so. This is a disgusting and unethical way to do business and they seem to do the dirty work of other companies. Please be aware as i would not want anyone to face what i have”
“Used KFH to let and manage our property and the service was atrocious. We selected KFH as we had bought our current property from them, and it was well managed; lettings is a very different story.
There were issues needing to be dealt with urgently and they simply did not respond to emails or calls from the tenants. They also never told us, as landlords, what was going on (likely so they could blame us for the delays). In the end, the tenants found our contact details and reached out directly to get our help. After dealing with most issues ourselves, we cancelled the "management" service.
The contractors KFH used were overpriced and not very good. We are still dealing with issues caused by poor works performed by their contractors, some of which have been major.
Avoid at all costs.”
“Do not respond to urgent issues, such as water leaks, getting up to date keys from tenants when locks are changed over weekend from faulty locks, so then have no access to your property ! Failing that theyvlose keys anyway. They only use block management companies that are rated as low as them, let them charge £85 and £95 for a quote for ANYTHING so you cannot get 3 quotes, too expensive. Those block mgmt companies are 'fat cats' who do unnecessary works, poor standard and for twice as much as you would get it for. When you have to find your own tradesman then they do not help,they just give the trades people your tenants phone number, never you, to sort it out themselves. They refuse to change contractors even though they know they are awful. Ratings of 1.4 on average, same as KFH! Major works not checked by KFH. They give misleading advice about legal requirements, over charge if you are not on the ball. Worst management company I have ever dealt with. Now going to get rid of them! From one landlord to another, do not go anywhere near them!”
“We are now in the 2nd week of having no heating and no hot water, I messaged you all when this first happened and KFH was adamant this wasn't their issue, I had multiple different engineers visiting my home as KFH and the concierge informed me(for over a week) the issue was in my home. Now in the 2nd week KFH have decided you are responsible for the break down of the issue in the plant room, for three days I have been contacting concierge for an update to when KFH will fix this issue and all his saying, he's waiting for an email,
This is the 3/4th time I've reached out to KFH and no one had reached out to me, I have mentioned to you, I'm disabled and incontinent and not being able to keep myself clean for nearly two weeks, is unforgiveable on your part.
KFH have no compassion and don't care about individuals and there living conditions.”
