The property was in poor repair for the price compared to other properties we’ve stayed in the area. Deck was unsafe, grill did not work, upstairs had an animal urine odor, bird poop and shingles/roof materials had disintegrated on left on sun decks. TV was not a smart TV so on rain days could not use Netflix/Prime for family movies.

The house at 82 Flatwood had a golf cart advertised and we paid for. When we arrived on Saturday they called to let us know that the golf cart would not be available bc broken. For my 83 year old parents, they did not have transportation the entire week. It was an inconvience for us to have to figure out their transportation. You cannot get ahold of a manager and you cannot get them to service you. There were 2 carts in the garage the entire week with no keys. 360 blue service is horrible. They will counter and say that they will refund you, and they do but that does not compensate for the lost week for my parents. FYI - 360 blue took access away so I cannot leave a review on the house.

We rented a home on the beach for Labor Day well in advance (January) for our large group. A month prior to the trip, 360 Blue called to tell us that the owner pulled the house of the rental market for no known reason. They did offer another house that could accommodate our large group, although an hour further from our originally booked destination and NOT on the beach. Although the house was lovely and newly built with high end appliances, we were not offered a discount on the home rental for the inconvenience. In fact, when we did ask the employee was quite rude and obnoxious about the requested discount for the inconvenience this was causing our family. The employee basically stated this is the only option, take it or leave it. When I asked to speak with his supervisor, he said there was no one else I could speak to. Although, I understand that 360 Blue is not in control of owners pulling out of the market, I do feel they have the ability to provide better service and compensate for the inconvenience of such situations. Terribly disappointed.

I have been going to watercolor since 2011 and I honestly feel like the quality and experience has been declining over the past two years. This year was our first year as 360 blue guests and I was not impressed. We had multiple key issues for our building and the pool and was sent to the bike barn where they had none and the next day when they located one it didn't work either. Our room was mildewed, there were no sheets for the trundle or pull out sofa and no one was available when we arrived Saturday evening to deliver the bedding. The on call person was working and responded but was at a residence in Panama City beach. I have loved watercolor but I am afraid we may be looking elsewhere for future beach vacations.

When we arrived at the home we rented for a week, it was disgustingly DIRTY!!!! We called 360 Blue and they were not willing to do anything the first call we made. The manager said she would come take a look at the house after 8 o'clock and the entire week we were there she NEVER showed up!! And we requested she come multiple times!! After MANY calls, MANY complaints they sent the cleaning crew back out that night to clean in which the cleaning crew could not even believe how dirty the furniture was!! They even told 360Blue they need to move us. They offered to refund us one night stay if we stayed at that property and they would send an upholstery cleaner out, in which they did and the upholstery cleaner couldn't even believe the the way the furniture looked. He said I did the best I could, they didn't give me much to work with, it was that bad!! I had contacted 360Blue to discuss the refund because they only refunded ALL our money back they said they would. They NEVER contacted me back and nor did we receive back the rest of our money . For as many home as 360Blue manages we could NOT believe how we were treated and how they handled things. We were not pleased with the way we were treated.

I would rate 360 Blue between 2 and 3 stars. I'm going with the 2 stars because we had more issues than we did not and I do not think they handled them as well as they should have. This company is the power company on 30A. They could be great if they implemented well but they did not handle our issues over the busy summer as well as they should have for a family spending $6K on a condo for a week. We had a filthy condo and they called someone in to come over but we had to use the condo for 2 days while disgusting. We had no working gas on the stove for three days and I was told, "it's just a stove, not a huge deal".

WiFi does not work all the time. Son-in-law had to sit in Publix parking lot to do his job for two days. When I complained they offered and gave a 10% discount on rental but not 360 services. So basically $210. Very inequitable for the aggravation. Nice house, could be cleaner., especially behind furniture.

I worked with 360 Blue on a house in Destin Florida. It was Tequila Sunrise. They house was in total disrepair. It was not what was advertised. It had cockroaches (huge), holes in the ceiling, mold growing on third floor, door handles falling off, leaking roof, tub in master did not work, things missing from kitchen and just overall not up to par. I paid a lot of money and I spent the whole week talking to 360 Blue to get things fixed. Everyone was very nice on the phone and came over to try to fix things. I did have to call them 3 times to get the report on the mold to see if it was black mold. The tub was never fixed. The house would get 1 star but I gave 2 stars because 360 Blue was respective on all phone calls. Do not rent this house! Not what you think or what I was told.

The execute home was not clened, maintained and in need of painting. The deck step was totally splintered and dangerous. We had 360 replace step after we got there. There were holes in the walls. The patio around pool had not been cleaned. The pool sticks were bad and replaced the next day. The two people who came out did a acceptable job. As far as we are concerned, having paid $8000.00 for a house like this was a complete RIP off. They never offered to adjust the fee or call us back to see if they had at least corrected the situation. As a management company they need to improve customer relations. We will not recommend them to friends and family , especially if it were the execute homes. The best thing about this unit was the location

Was very disappointed, rented a nice new home. Problems were-no internet, no cable, thus no TV. Called several times, Issue wasn't resolved after 1st visit but 360 Blue refused to listen to us because maintenance man said it had been fixed. Water came leaking down through the light fixtures in the kitchen from the floor above, again 360 Blue said there wasn't a problem. Bicycles that came available with the house that were the property of 360 Blue had flat tires, no baskets, broken off parts, either they didn't have kickstands or they wouldn't work. Wasn't easy finding access to air for the tires. Overall disappointed.

Surroundings and location were beautiful. Unfortunately, refrigerator/freezer broke on first day just after we filled with groceries. It was never repaired during our stay but replaced with an old and dirty refrigerator left in the hall. Very inconvenient and had to thoroughly clean it before refilling. WiFi service was basically non-existent and quite a problem when you're on a working vacation. However, 360 Blue at least reimbursed us for our lost food due to refrigerator issues. We are not hard to please but for the cost of this property, this was just unacceptable. Wouldn't return to this property.

We had multiple challenges from the start with our room. The icemaker was not working, we did have any pool passes. The staff was courteous, friendly and helpful when called upon. 30 to 40 minutes prior to our checkout the cleaning crew walked in as we were showering and completing our packing. The upstairs was roughly 80+ at night. Would be hard to recommend this unit. Loved the community and the beach!

Been coming to Watercolor for over 15 years and always stay for two weeks or more. First year that we didn't get cleaning after the first week and house wasn't supplied with he essentials for two weeks (toilet paper, Kleenex, etc.). Also you don't accept American Express anymore. We will use another rental company from now on.

I would not use 360 blue again. We have rented several times in Seaside and Watercolor and never had such a poor experience and bad service. Our rental was not clean, AC was not working properly and they also marketed the prop for 6 people (which we had) but not enough towels or other things for 6 people! Not a good experience at all.

This was our first time with using 360blue we felt the staff was very kind and quick to call us back when we left a message. What our frustration was the pool was dirty when we got to the home on Saturday it took till late Monday afternoon before it could be cleaned due to the weekend we were told we also paid 25$ a day to heat the pool and the water stayed around 80-82 when we called to say it was cold they sent someone out and said it was at 86 but I explained I have a heater at home an I know what 86 feels like and this anit it.. I felt like they didn't believe us. After the second time we called about the pool still not being hot they sent someone out again but this time we were at the home and met the pool guy he took a reading of the pool and sure enough it was at 82 but the pool heater read 86 and was locked so no one could make any changes or adjust the temperature so he advised it must be broke and he would let the office know about it... they called us the next day and advised we would not be charged the 200.00$ pool heater cost since we had so many problems and we were very pleased to hear that , but when we got home an checked our credit card we indeed were charged for the pool heater... I'm upset because this was my birthday week to spend with my husband and 4 year old daughter and I felt stressed out over the fact we never got to use the pool and the tv in the living room didn't work half the time we had to go to our bedroom to watch tv. Overall it was just frustrating. I will give 360blue another chance down the road and hopefully will have a better time.

The location was superb and 2 doors down from the Truman House. It has been recently updated and is beautifully redecorated. This was a very special family reunion for a week at the beach after Christmas. The house was perfect for the 18 of us and we were so excited. At $1200 per night we expected a wonderful experience. Unfortunately, we didn't get in the door before things started going wrong. The door codes didn't work. It took several calls before we were finally able to get into both houses. We did not have internet until noon the next day. Bad news for 10 of us cell phone users. The small house did not have internet service for the entire time we were there. The little house had a brand new sofa bed that had never been owned, so it had to be turned upside down to cut the heavy plastic bands holding it together. Then there was no bedding for it. The house is advertised with a daybed with a trundle, but the trundle was useless as there was not enough room to pull it out to sleep on it. Fortunately, we had brought a cot, so could use that. Icemaker in one refrigerator did not work. Dryer vent fell off with first use. Repair guy had to come fix it. The fitted sheet came off our bed every night. Furnace in big house was not working properly - blasted upstairs - freezing on the main level. Last insult was that we got a parking ticket on a vehicle that was parked in a property parking spot. I have to say that Amber at the office was very responsive and gracious in working out these issues, but it was one thing after another the entire time we were there, so it was very discouraging and disappointing given our expectation and the amount of money we paid for our very special Christmas family reunion. And with all of that we did not even get a WELCOME GIFT when we arrived or when we left. Given all the problems we had with this property, we should have received a rebate. We come often to Santa Rosa Beach, but will not rent again through 360 Blue.

Same day support from 360 Blue is non-existant. They overcharged my card by $5000. Yes you read $5K. I didn't catch it myself until I looked at my statement 4-5 days later. They did NOTHING to make up for it. They are the worst management company. I tried to get things fixed at the condo for 3 days while we were there and ZERO support.

Concierge service rip off the "concierge" service was polite but did not do anything helpful. I felt they were just there selling on behalf of their vendors. They then failed to manage the performance of their vendors. I would NOT use 360 Bule in the future.
