“Travelled with 5 family members and 2 friends, so we needed a big place. After some trying hostel experiences elsewhere, this flat was a godsend—with 2 clean, fully functioning bathrooms, and a washer & dryer! Lots of ATMs, and pubs & restaurants on Rose Street. Close walking distance to a number of stores on Prince’s Street for shopping needs, and also close to the major sites at the Edinburgh Castle end of High Street. Only complaint? The beds were kinda hard. But if we get back to the city, it’ll be the place to stay.”
“We rented this flat for a 9 day holiday for 5 adults and were disappointed, especially after all of the rave reviews it recieved.
The location is great but there were a number of draw backs. The en-suite shower room smelt like a sewer after the shower had been on, and the smell of sewer/fish lingered throughout the flat for several hours after it was used (on reflection, we are surprised we didn't leave because of this). There was a real reluctance to provide self-catering essentials (we had to phone and ask for garbage bags and dish soap, and after the two rolls of loo paper were finished we were told we had to provide our own, as well as things like cling film, tin foil, hand soap etc). The flat is poorly equipped for cooking much more than anything very basic.
The flat is decently decorated, but all of the floors creak when you walk on them, so as soon as one person is awake, everyone else will be too.
It was nice to have a washer and dryer and dish washer. The wifi was good. Even double glazing cannot keep the noise of Rose Street out on a Friday or Saturday night.”

“Just returned from a brilliant weekend in Edinburgh. The apartment was lovely and spacious, there were 4 of us staying and it was more than comfortable for us. Excellent location for pubs, restuarants and sight seeing. One of the tour buses stops only a couple of minues walk from the apartment so really easy access.
Loved everything about it (didnt want to leave) and will ceratinly be returning to it!”
“After staying 2 nights in the comfort of this excellent flat, I find myself struggling to find a bad word to say about it. Its excellent central location on Grassmarket means it is within easy reach of all of Edinburghs finest attractions. In addition to this, it boasts wonderful views of the castle and Grassmarket as well as being very spacious and catering to our every need. I would definitely recommend this flat to any small family or couple looking to explore Edinburgh and look forward to staying again in the future.”

“When my in-laws came for a visit from Canada, my husband and I wanted to take them to Edinburgh for a couple of days to play tourist. The Grassmarket flat was perfect for our group of 5 adults. My in-laws loved the flat, especially all of its period features and charm. The flat was very clean and well stocked with all the essentials (linens, towels, kitchen items). The location was perfect for exploring the city and had lovely views of the Grassmarket area and castle. The only difficulty one might find is that the spiral staircase leading up to the flat could be difficult for people with mobility issues or young children. However, I was 7 months pregnant at the time and managed just fine! Finally, the price was extremely affordable for the location and quality of the flat, especially when compared to having to book 3 hotel rooms! Would be very happy to book here again in the future.”

We had 5 plus a baby and there was still room for more. The flat made everything about the trip that much more comfortable, affordable and fun! We would highly recommended it!”

“We had a few electrical hiccups but perhaps to be expected in an older property and the stair-case will keep you very fit as you put yet another pocketful of change on the parking meter to keep the wardens of your back! Otherwise a spacious place and a nice way to see the city in-keeping with traditional buildings, recomended!”

The flat was clean, spacious and well maintained and the owners of the flat were very welcoming and helpful. “We stayed here for five nights over Christmas and it couldn't have been better. Lee phoned us up on Christmas Eve, the day of our journey, to warn us about supermarket early closing times and as our train was delayed even came to meet us at the station. Couldn't have been kinder or more welcoming. We were very impressed with flat; it was spacious yet cosy, even though it was freezing outside, and had everything we needed and more. It's right in the middle of the Old Town so we could easily walk everywhere, and we were spoilt for choice when it came to eating out. Fantastic location for somebody interested in Scottish history like me.
I can thorougly recommend this flat and would love to stay there again.”
“This flat was excellent for our stay in Edinburgh in December, even though the snow was bad we only had a short walk to the town centre and got around easily. Very clean and warm with easy access only on the first floor so not too many stairs to go up.”
