“Overall: We had a beautiful time. Words cannot adequately describe the magic of the home in its unique, private, exclusive and gorgeous setting. The house is very comfortable, the bedrooms spacious and nicely furnished and Teresa, the caretaker and sometimes cook, was as delicious as the food she prepared. We loved her and each of our precious days at Villa San Fruttuoso. Enjoyed Most: The private setting. Between the water access to the solarium perched high on the rocks with a spectacular view, we were transported into our dreams. Enjoyed Least: The kitchen is completely serviceable, but it is not up to the standards of a high-priced property. Surrounding Area: The exclusivity and privacy of the "gated" point is sublime. Portofino and neighboring Santa Margherita-Ligure are as picturesque as they could be. Magical! Nearby Events or Locales: Portofino...ten minutes on foot though you need to go to Santa Margherita-Ligure 10 minute bus ride for grocery shopping and more extensive shopping alternatives. Tips or Restaurants: Don't plan on leaving the house much. it is DIVINE.”

“Overall: We had a very good experience, enjoyed the house and the outside. It is a good location with a great view. Enjoyed Most: I think it was a good value for the money, very nicely furnished and decorated with a great outdoors area. Enjoyed Least: A bit hard to find, needs a house number that is clearly visible from the street. Surrounding Area: Great views and close to La Spezia and Cinque Terre. Nearby Events or Locales: Bolano, a bit uphill but a nice town. Directions: I think one needs a GPS or Google as it is a bit difficult to find coming from La Spezia. Check In Out: Check in and check out went great and I have high praise for the owner Stefania.”

“Overall: we all just loved it and nobody wanted to leave.We had 6 adults and 6 children and the villa was large enough to accommodate us all comfortably and give us space. It was the type of experience that you could not repeat as it was just so special. Roberto and Manuela were most helpful. Roberto helped us when we had a puncture on one of the cars...he also gave some of the adults an excellent tour of the wine cellars and a wine tasting of the wines produced on the Property. The property was very well appointed and well equipped. Everything was really of excellent quality.If we had any issues or queries we just had to ring them and they would come and attend to it. Enjoyed Most: The view, space, the kids loved the swimming pool, the outdoor eating area where we could sit around and relax and chat after meals. Enjoyed Least: WIFI was erratic Surrounding Area: visiting the surrounding towns.. we also managed to see some of Il Palio in Siena. We caught the local train to Florence where we spent the day. excellent restaurants recommended by the managers of the Property. Nearby Events or Locales: Poggibonsi . We had to drive there. However the COOP was excellent for shopping with fresh produce and all sorts of interesting food to try. Tips or Restaurants: we bought a clothesline and tied it up between 2 trees. good for hanging wet swimming gear out to dry. Check In Out: It would be good to have written instructions on how to use air conditioning, oven, tv etc.Take care with use of air conditioning ..it can really run away with you. I did not realise that the daily cleaning of the swimming pool was an extra cost. I just assumed that it was included in the overall rental cost.”

“Overall: We truly enjoyed the villa. The overall experience was excellent. Enjoyed Most: What we enjoyed the most was the location and the view. Surrounding Area: We loved the town of Ravello, the restaurants,shops and dramatic views. Nearby Events or Locales: Ravello was the nearest town, and was only a short distance away. However it is on a busy road,and I would not suggest waking there. Tips or Restaurants: It is important to rent a car. Also if your flight arrives early in the morning, you need to have a hotel room organized, or you have nowhere to stay, until 2:00 PM check in. Directions: Have a driver to bring you from the airport, and organize a car to be delivered. Check In Out: Yes, our flight arrived early AM, and we could not get into the villa until 2 pm, so we needed to get a hotel room for the time in between. This would be difficult for someone who was unprepared.”

“Overall: Our overall experience was absolutely fantastic. We loved the villa and we loved the caretakers. We appreciate the services they offered, such as preparing meals for us and stocking the kitchen cupboards and refrigerator. There were so many places to see nearby. We would love to go back to the same villa. Enjoyed Most: What I like most about the property was the view from the back terrace the beautiful, very large, salt water pool. Enjoyed Least: The only thing I really didn't care for were the flat pillows and the firm mattresses. Surrounding Area: The surrounding area was a very nice community--quiet, nice beaches everywhere, including some that cater to family, as well as some that cater to young people. Nightlife and supermarkets are very close. Nearby Events or Locales: The nearest town was very close, however I would not walk to it. It's uphill to the villa and there are very curvy, winding narrow roads. Tips or Restaurants: Plenty of restaurants. Directions: The directions to the property from the airport was perfect and we had no problems finding the villa. We did not use a GPS. Check In Out: The check in was not until 5 o'clock PM; we would have preferred to check in by 3.”

“Overall: We had a fantastic time at Villa Ponte. It was everything we hoped it would be. So picturesque, great accommodations, gracious host, food was amazing, what more could we ask for? Enjoyed Most: Gianluca was a fantastic host. There when you needed him and invisible when you didn't. Enjoyed Least: A little hard to find but not much to pick on. Surrounding Area: We loved taking small day trips to the neighboring towns of Pienza, Cortona and Montepulciano to name a few. Nearby Events or Locales: Betolle. No it was a short 5 min drive away. Tips or Restaurants: Bring your bathing suits. We found one neat restaurant in Betolle called Walter's. Directions: Use the GPS coordinates to find it. Gianluca actually met us and helped us drive to the property. Check In Out: Very easy and well understood.”

“Overall: We really enjoyed this property on Santorini very much! Enjoyed Most: We loved how quiet and secluded we were with our own private pool. Enjoyed Least: The bathroom was a little dark, not much light available. Don't get me wrong I "loved" the bathroom, it was very unique but at times a little dark especially for a lady putting her make-up on. Surrounding Area: We loved that this property wasn't in the busy town of Fira. It was about 10 minutes, maybe, away. The little town we stayed in, Megalochori, was quiet and peaceful. Within walking distance were several choice restaurants. All just our speed. Nearby Events or Locales: We were actually in the heart of a very small town, Megalochori, Santorini. Yes, it was within walking distance. If you wanted to visit the more popular, scenic, incredibly busy Fira it was about a 10 minute drive with parking pretty close. You park but then walk the rest of the way into town. Tips or Restaurants: Everything was great! You don't need to reserve a car as they provide one with the rental of the villa. The best restaurant we enjoyed on this island was "RAKI." It was actually owned by the manager of the property. We ended up eating at his restaurant the first and fourth (final) evenings. Very delicious! Directions: We were met at the airport and driven to our rental property. We were given a map which was very helpful to get around the island and find towns, beaches etc. Again, we also had my cell phone GPS if needed. Check In Out: No, the manager was very thorough, pleasant, and answered all of our questions. Service was exceptional.”

“Overall: Our stay at Villa Pertuso was incredible. The view and the whole property was amazing. Enjoyed Most: The view was incredible. Enjoyed Least: At time there was a methane smell that came up from the drains. This is likely due to the cliff-side location and old pipes. Surrounding Area: The view was incredible. You are up and and out of the way of Positano and have the most incredible view of Montepertuso and Positano. It is quiet. Nearby Events or Locales: You are in the heart of Nocelle. Tips or Restaurants: Just a walk down the stairs and you are at Ristorante Santa Croce and the end of the Path of the Gods. This restaurant is extremely good and well priced. The service was excellent. They get a lot of hikers for lunch since it's located right at the end of the hike. Dinner is quite good and it also has an incredible view.Definitely book a lemon grove tour with Lemon Tour de Riso (book via bookinglemontourderiso.com). I found this through a friend. Elena is the tour guide and speaks excellent English. We met up with her at Hotel Marmorata, but she will pick you up if you connect with her far enough in advance. It's 40 Euros for the half day and 70 Euros if you would like a seaside 4 course lunch featuring Amalfi lemon-inspired dishes. Directions: I would make it more clear in the arrival directions that the villa and the town of Nocelle are not accessible by vehicle. You will have to park outside the town and walk up some stone steps to get to the villa. It is not a far walk but if you are handicapped, this is not the place to stay.I would mention that you just follow the road once you take the left off of SS163 (that turns into several roads) until it ends in Nocelle. Putting in Via Nocelle, Positano, Italy in GPS will take you there.There was also some confusion about the key to the private parking area for guests in Nocelle. We thought we needed to keep the key to the gate in the box but it turns out we needed to keep the key on us and return it in the box at the end. Check In Out: I texted the property manager before we arrived and she called back when we were almost to the villa. Guests should definitely bring a cell phone that works in Italy.There is a donkey service where a donkey can take your luggage to your room. We arrived too late to get this but I would see if the property manager knows about it to suggest to other guests. Heavy luggage and stone steps are not your friend.”

“Overall: Superb villa. Probably Top Ten in Tuscany and Top Five for large groups. Enjoyed Most: Beautiful setting. Excellent outside areas. Pergola, infinity pool, and cabana with refrigerator by the pool. Enjoyed Least: Bumpy dirt access road to property. Surrounding Area: Great access to Florence, Siena, and San Gimignano. Nearby Events or Locales: Barberino Val D'Elsa; not really within walking distance. Tips or Restaurants: Bring ice trays; ice is expensive. There is no clothes dryer. Directions: Directions are easy. Check In Out: The owner is very nice.”

“Enjoyed Most: The house was beautiful, and really well appointed. Gorgeous glasses, dishes, furnishings, etc. Enjoyed Least: Too far from the town to walk. The caretakers are also the owner/vintners, which wasn't an inconvenience, as they were never intrusive, but they are right there. Surrounding Area: Very central and scenic. Tips or Restaurants: Stay with what the owners recommend. They have done their homework and are very knowledgeable.”

“Overall: Very nice and very well located for day trips. Somewhat out of the way to get groceries etc, but overall very, very nice!! Enjoyed Most: The lay out of the villa very well arranged to accommodate 4 to 5 couples. Also, it did provide a quiet week, without the hustle and bustle of city life!! Enjoyed Least: As stated, it was a little far to restock food, etc. Surrounding Area: Taking day trips to the small cities and seeing many very old churches and castles; just driving through the countryside and seeing what Southern Farance looked like!!! Nearby Events or Locales: It was not within walking distance; I would say it was about 4-5 miles away!! Tips or Restaurants: Just bring lightweight cloths if in summer or late summer (do not know about winter). We did find a nice restaurant in the Hotel at Bolduian, close to villa. Very nice but very expensive!! Directions: We did use GPS and had no issues finding this location. Check In Out: It was OK, just hard to communicate (language problem).”

“Overall: I was hosting approximately 16 friends (coming and going) during a two week period - we all had a brilliant time. The property is far enough from town to ensure quiet and peaceful downtime, but close enough to pop into Lucca for dinners and sightseeing. The direct trains to Florence were great. And, the caretaker, Maria, was just exceptional - helpful with restaurant reservations, recommendations and day to day assistance when required. Enjoyed Most: The home itself is very well maintained and was simply enjoyable for hanging out....pool and ground are immaculate. Kitchen had more than sufficient dinnerware, utensils (this was a group who enjoyed cooking lavish dinners)pans, etc. And the setting with the olive groves were remarkable. Enjoyed Least: There were no negative features. If you are a WiFi junkie, the WiFi throughout the house is a bit sketchy, although if you surfed near the router, there was no problem. Surrounding Area: As mentioned above, its a great location for those who wish peace and quiet. Cars are required as local transport would be sketchy, especially for the last kilometer (road is then very narrow) Nearby Events or Locales: The house is a good two to three kilometers from the nearest village with shops.....this was not a problem for our group. Directions: GPS directions were excellent and brought you directly to the front gate. Check In Out: Again, Maria did an exceptional job of explaining the property and then assisted whenever required during the two weeks. The cleaning service (alternate days) was appreciated.”

“Overall: The villa was amazing. Spacious and clean. We had 11 family members and there were no complaints. Enjoyed Most: We liked the kitchen with the glass wall and the patio and pool area the best. Enjoyed Least: The Internet connectivity was very poor. Surrounding Area: The location and adjacent towns were terrific. Nearby Events or Locales: We drove to all the towns. Tips or Restaurants: The restaurants suggested in the house book were very good. Directions: Yes, we used a GPS but it took us past the property.”

“Overall: We loved everything about it. It was the perfect place to spend Christmas with our family. It was very roomy, and the separate apartment in the basement was nice to have for our teenage kids to have a little space of their own. Enjoyed Most: The location was great with easy access to Florence as well as many other quaint towns. We also appreciated having a staff on hand to help us out. They were very accommodating and helpful. The villa stayed really cozy and warm even with snowy winter weather outside. Enjoyed Least: Not enough hot water. Surrounding Area: Many wonderful small towns are near by with an endless supply of great restaurants and shops. It was nice to be so close to Florence about a 20 min drive and yet still be out in the country. Nearby Events or Locales: Bargino, but it is very small. You could walk but it would be a hike back up- about 1 mile or so up a steep road. San Casciano was about 5 km and it is a good size town with grocery stores, restaurants etc. Tips or Restaurants: We had a wonderful meal at the Restaurant "La Delfina" in the small town of Artimino, about a 30 minute drive from the villa. The views from the restaurant are amazing. Directions: It was very easy to find even in the dark. It is right off the Superstrada which makes it very easy to get to. Check In Out: The staff was so helpful. They even did our laundry for us when the washing machine broke.”

“Overall: Wonderful!!!! Enjoyed Most: Everything was clean, well-taken care of, and beautiful. We loved the steps going down to the beach (the 128 steps are not as bad as you'd think). Enjoyed Least: Nothing really, only small showers, but that wasn't even a big deal. Surrounding Area: The people were so nice and friendly! Nearby Events or Locales: Nerano was the nearest (Marina del Cantone). You can walk to restaurants, shops, church (up the big hill), etc. Tips or Restaurants: Where do I begin? Tons of suggestions!RESTAURANTS:When you exit the driveway/gate of the villa turn right go down the hill into town. There are tons of restaurants along the water. Our favorite was Ristorante Maria Grazia. Get tons of entrees and share, family style. There are other great restaurants there.MARKETExit the gate, turn right, and walk down the hill, there's a store on the left 100-200m from the villa to buy groceries,etc.SIGHTSEEING: Capri--rent a boat from Ciuffitiello...use Pepe!!! This guy is the best! There's a rental stand on your way to the restaurants (directions above). There's a gelato place where his wife and parents work (the nicest family ever!) right next to the stand. He took us swimming in the ocean, took photos for us...the guy knows where to go. You need to use this guy. Tell him the "gemelli" (means twin) brothers from NJ sent you!!!Amalfi/Positano: Use Pepe and see both in one day. Trust us on this one. On the way to/from, he took us swimming, went to another Blue Grotto in Amalfi that he says is better than the Capri one, and took us to different caves. Use this guy!Ravello: You will need to hire a driver. We went to a cooking class at Mamma Agata's. Look for it online. Yes, it's expensive, but a wonderful experience. Our driver took us through Ravello for major sights, etc.Sorrento: Take a 1.5 Euro bus ride! You can buy a bus ticket at the grocery store above. Bus takes only 40 min. Sorrento is beautiful.Listen, you will walk lots, but you need to burn off all of the good food you'll be eating.”

“Overall: We had a wonderful experience at Villa Montopoli. We were late in arriving due to heavy traffic en route from France and the owners were incredibly flexible and even offered to buy us groceries and leave them in the refrigerator. The property was amazing, very large, and looks better in real life than illustrated on the website. The pool is first class. Enjoyed Most: The pool and the physical layout with a lot of space to sprawl out. Enjoyed Least: Very minor thing to mention, but the long driveway and the gate. However, this is incredibly minor. Prior visitors commented about the cats, but we saw only one and he never bothered us at all. Surrounding Area: The proximity to Pisa, Firenze, Siena and San Gimignano (take the train from San Romano 5 minutes away....much easier than driving and parking). The town of Montopoli was very charming and quiet. Nearby Events or Locales: You could walk to Montopoli theoretically. However, it would probably take 30-40 minutes and is mostly up hill. Tips or Restaurants: The house is incredibly well stocked so you don't need to bring anything extra. Definitely hire a chef through RentVillas. Cinzia was wonderful and the food was truly excellent. Directions: The property would be hard to find with only a GPS. The extra written directions (take a right at the cross and a left at the church!) were vitally important. Check In Out: Check in and check out was about as informal a process as is possible. They greeted us, grabbed copies of our passports and didn't even ask for the security deposit.”

“Overall: Great. Enjoyed Most: Outdoor areas, two living rooms, lovely pool. Enjoyed Least: Small bedroom, but adequate. Surrounding Area: Local restaurant: no menu, terrible wine, lovely view, great fun! Tips or Restaurants: A long haul by train or car to Florence. You must enjoy the country. Lovely owners/managers. Great chef, Maurizio. Directions: we used a GPS. This house is out in the country. Keep going, you'll get there. We called from the car. Working cell phone matters.”

“Overall: There were 20 of us including children (down to the age of six). Our stay could not have been more delightful with wonderful meals prepared every evening for us. Enjoyed Most: Spacious, beautifully furnished, large bedrooms all with bath, elevator to two upper floors, fabulous swimming pool and games for the kids to play. Enjoyed Least: Honestly, there was nothing we did not like. Surrounding Area: Day trips to Lucca, Pisa, and Florence as well as visiting and hiking in the Apuane Alps (the Garfagnana) which are stunningly beautiful Nearby Events or Locales: Segromigno al Monte just a few blocks away. Tips or Restaurants: We really did not need to bring anything as a market was nearby. Directions: Did not use GPS though some of the others in our group did. Check In Out: Could not have been easier.”
