SCAMMED - CHARGED $81.94 - CLEANING CREW INVITED US IN 30 MIN. BEFORE CHECK-IN.     SUMMARY: We're from out of town & arrived 30 min. early (around 3:30.)  We decided to tour the neighborhood & get a look at which cabin was ours.  Cleaning ladies were leaving our cabin & told us, "It's ready.  You guys can come on in."  They left, & we unloaded our suitcases.  If they'd said, "It's ready.  You guys can come on in, but not waiting 30 more minutes will cost you $81.94," we'd have stayed in our car.   We're still dealing with this 10 weeks later. A man representing management told us this morning:  You were not supposed to enter until 4:00.  It's in the agreement. The cleaning ladies only work for us.  You should have known not to enter for 30 more minutes even if they did invite you inside.   1.  We left our cabin very clean (we always do.)   Management made it clear from the beginning that if we left a glowing review online it would "EXPEDITE" our refund.  This was not true.  We left a good review of the cabin, but it still took TWO MONTHS after check-out to receive any of our refund.  At that point, we saw it was only a PARTIAL refund and learned we had been CHARGED for an early check-in we didn't ask for.   2.  So, we contacted management expecting help & understanding.  We explained we'd been INVITED inside by the cleaning crew who was leaving at 3:30.  The man representing management said he'd check CAMERA FOOTAGE.  Evidently, he was just blowing us off because for the past 2 weeks he hasn't called us back or answered any of our calls. 3. Today we finally used a different phone number to call & he picked up right away.  When the man realized we wanted to follow up about the camera footage & our refund, he made it clear that he had watched the footage & that what we had explained was true & that was keeping our $81.94 anyway.    4.  Here's the kicker...  We told him that our extended family rents enormous properties every summer for a reunion & that we had considered renting his very large, very expensive property across the street from our cabin for several days later this summer.  We explained that, because of such awful customer service & because they'd unfairly taken our money, we would not be seeking to rent his larger property.  HE IMMEDIATELY SAID, "If you'll book that, I'll refund your money!"  Seriously?  So you can cheat even MORE money from our family?  No, thank you.

The property manager is so rude. He hung up on me on my latest call. I initially had frustration because we booked through VRBO and the listing was not very clear about the dog fees until after I booked so I was surprised to have to pay an extra $150 for my dog. The address they sent me of my cabin was the wrong one, and when I called to figure out what was wrong the manager was incredibly rude about it. Now they are withholding my deposit for up to 3 weeks unless I leave them a 5-star review to expedite it. The cabin is nice, but I honestly don't think it's worth it to deal with this horrible management.

Dear management of Broken Bow adventures, As we have worked the check list off before we depart the cabin, I am even more upset with multiple things that this cabin promised and did not deliver. 1. Hot Tub has a yellow film that looks like urine, which obviously been sitting in there for many weeks. As being a hot tub owner myself, I know for a fact this is not clean and I would never let anyone step foot in a hot tub that looked so terrible. 2. We were not even able to enjoy the pond due to the fact there were hornets everywhere and 2 of my grandchildren got stung. I realize we are in nature, however I know you can spray for bugs to let it be more enjoyable for guest. Even to stay on the lower decking and fish. 3. The toilet in the first bedroom to the right was unbelievably loose. 4. Towels had brown spots on them. 5. Sheets had holes in them. 6. Spider webs all over the deck. And trash on the deck. 7. Dead bugs everywhere. 8. I found a cigarette on my bed. 9. Parking is unrealistic. 10. Vent in the bedroom rattled like a spray paint bottle. Impossible to sleep in without ear plugs. My point here is if you charge such a high price to stay in your cabins, the least you can do is make it a bit enjoyable for guest. We also called the number and told him we had complaints but he did not come out to help us or even seemed to care. We called within the time frame noted, 1 hour after arrival which is unrealistic! We will be coming back to broken bow because it was a beautiful lake with so many fun activities for family however we will not be staying here ever again. Neither will we be recommending it to anyone.

The property management company they use is extremely rude. I booked on Expedia and the amount Expedia had as my total was different than the email i got from Broken Bow Adventures. When I called to ask what the difference in price was (over $200) the guy told me that he didn't know and that he didn't care what Expedia charged I needed to pay him the increased price. Yet, still couldn't tell me why the difference and was SO extremely rude. I just hung up on him to call Expedia back, which I had talked to originally and they tried to get in touch with them and couldn't. It turns out that the extra charge was for a deposit, which was fine, but that was not Anywhere on the Expedia site when I made the reservation and all the guy and the property had to do is tell me what it was for. The property manager “Kevin” who is spoke about in so many bad reviews sent me over 10 rude emails within 30 min and I had already paid!! He finally stopped when I told him that if he sent me another email, he’d be hearing from my lawyer. The next email I got, he asked me to cancel my reservation as the owners didn’t feel comfortable hosting me. I was so relieved, after reading all the bad reviews, mainly about him (there’s a lot), I knew it would have ended up being a disaster. He was even rude to the lady at Expedia. Luckily, we got a refund and found a much nicer cabin with great people to work with. This guy should not have a job working with people, period!

We only stayed 2 nights. Buyer beware! They mix in photos from the biggest cabin with the Lovers Den photos. The cabin is nice but not 400.00+ nice. The cabin needs a good scrubbing out on the patio and table. The hot tub smelled like mildew. I don’t think they put in chlorine in it. They will dollar you to death. 75.00 an hour if you are early or after check out. The dog fees are ok for a small dog but pricey for a larger dog. The seating is not that comfortable outside at lovers den. I wish we would have known. The cabins around the area are beautiful.

Went ro Broken bow for our annual girls trip and Broken Bow Adventures managment should really take some pride in their property! When we arrived there was dust on everything outside all the chair amd rails, refrigerator smelled like spoiled milk and had something spilled inside of it. Trash bins where full oven upstairs was not in working order so we has to go down stairs to us the oven. Like stated in a prior review there where dead bugs in the bathrooms that we cleaned up, the property had not be cared for prior to our arrival so we had to do some clean just to comfortable. We sent an email and text as told to do with no response, we explained all the issues we found but heard nothing back. The next day we called and spoke with a very surly man who laughed about some of our complaints. While out they sent someone to cut the grass around the fire pit and other parts of the property and to gather the large amounts of trash from a previous renter! We are pretty sure on of the rooms had fleas in it! We paid alot of money for the rental just to be laughed at.

It was our first vacation in years, we had 7 adults and 2 kids. The cabin did not look anything like the photos. We rented the cabin that was supposed to be handicap accessible and it had stairs, small door ways, and showers that were not accessible. The shower curtains and ice makers were covered in black mold as well as the dishes. The gas on the outside grill was left on as well as the stove knobs. The only time we realized the gas was still on from housekeepers or previous guest was when we went to cook. The tile in the bathrooms were loose making toilets wobble. The hot tub smelled of sewer water. The beds were hard as rocks and there was no curtain over the side entrance making it impossible to sleep past sun up or have privacy to change in that room. There were no hangers to hang clothes or dressers so had to live out of suit cases for four days. The ramp was dirty and the driveway was not maintained for wheel chairs. The fully stocked kitchen had broken can openers, and dishes. The two private lakes they brag about are 10 minutes away one direction. They had two areas to fish in but there was no chairs on the docks. The towels were covered in soap film and had to be washed before we could use them. There wasn’t enough places to sit comfortably with 7 adults and two small children. There was trash on the porch area and you can tell they don’t professionally have the cabins cleaned. All in all will not go back. Will make sure I use another company.

I took 6 Intellectually Disabled Individuals on a vacation since they were literally in lock down for a year. We stayed in Hilltop Bee Hive which is 6 bedroom and sleeps 26. The small lake displayed in the advertising pictures has you assuming that it is located on the property, (one huge reason we rented it), however, we looked for it for a day and a half and it is across the street (you have to walk between cabin and trees across the street.) We had 6 residents and 4 care providers. Upon arrival, I took pictures of the cabin and found a broken window on the bottom floor so I called management and they said they knew about it. I took pictures of the rest of the cabin because I didnt want to be blamed for the broken window and there was a broken drawer in one of the bathrooms and I didnt want to be blamed for that. Check in is late afternoon, so we unpacked everyone and got them all situated in their bedrooms, had dinner and went to bed. The next morning we wake up to the A/C not working on the main floor. I text the manager and let him know that it was a little warm (especially when sleeping) on the main floor and since we have just arrived, could he send someone out to fix the A/C? He actually told me to turn the A/C up on the bottom floor to let it flow through to the top floor. I told him that would probably not work, because we have people sleeping on the bottom floor and we cant freeze them out to try and cool the top floor. We did turn the bottom floor to 68 degrees but it did not cool the top floor; the house was just way too big for that to happen. We never heard from the manager again and he never sent someone as I requested to fix the a/c during our stay. We paid over $6,000 to stay in this cabin. I would expect better service. As if no a/c was enough, here is the reason for the negative review. After the trip, I receive an email from management asking where the fan blade is to one of the ceiling fans in the downstairs bedroom?? This totally blindsided me because no one in my group damaged a ceiling fan. The disabled lady that stayed downstairs in that room, never used the fan (only the light switch) because , first, she would not know how to or physically be able to operate the fan independently of the light switch, AND it was so cold down there because of lack of a/c on the main floor. I explained all this to management and that we did not do that and that we did not even use the fan in that room or we would have noticed it was broken. I am so angry that we were charged over $300.00 for a missing fan blade that we had nothing to do with. I told them we had nothing to do with it and they arbitrarily charged us anyway. They were sure to wait the 30 days and then they sent a letter confiscating the deposit and charging me an additional $65.00 more. Which I will not pay because we did not damage anything at the cabin. As a matter of fact we left the cabin spotless as it was when we arrived. Side note: A 4 pack of fan blades can be bought at Home Depot or Lowes from $17.97 to $27.97 a pack. Please check your house real good upon check in (never thought about checking the fans). Now that they have my money, They will no longer answer my emails. I feel like they took advantage of us and now I have a bad taste in my mouth every time I hear someone mention "broken Bow", I remember how we were taken advantage. I do have to say the cabin was beautiful, but the management is doing the owners a disservice.

I was on a girl’s trip and we stayed at the Hilltop Honey Cove. It is a beautiful cabin. We did have a couple of problems though. The heat didn’t work so we tried to keeping the fireplace going at all times. When we spoke with someone about it, we were told they had been having complaints about the heat and air conditioning. The sink in the upstairs bathroom was stopped up. When the clog finally cleared, the water began raining through into the kitchen. We called to report it. A while later, someone came to check it. She never even went upstairs to check it. We were asked if we wanted a plumber to come out to fix it. I told her no because the last thing I wanted to do on my vacation was to listen to a plumber banging around. I told her we just wouldn’t use that bathroom again. After we checked out, my credit card was charged $300 to replace a broken sink which I am disputing at this time. Also, don’t expect to be able to speak to someone. After leaving several messages, my phone calls were returned by a person who basically refused to let me talk. He interrupted me every time I tried to tell him what was wrong. Extremely rude and unprofessional. We did not break a sink by brushing our teeth. I won’t be using this company again and would warn anyone planning to stay in one of their cabins to take pictures of everything upon arrival and at the time of checking out. Hopefully you won’t be charged for things that needed to be fixed before you arrived.

Be very careful about renting from this company, they will not return my $250 deposit. I left the rental an great condition and they will not return my phone calls. The only time they would respond is to my first inquiry on the status of my return deposit and told me they would return quicker if I would leave a good review. Now they ignore my calls and emails.

The house is nice and clean. The fact that each of the bedrooms has its own bathroom is very convenient. We were disappointed in the pool table. It is not a full sized pool table or even a bar size table. It is very small and wobbly. Additionally it is so close to the walls that you can only shoot from the ends. Also disappointed in the kitchen table. It is built into the wall which means that it cannot be moved out to use 4 sides. Therefore, games such as cards, dominoes, etc are prohibited. The mattress in the king sized room is very hard. So, if you prefer an extremely firm mattress, you'll be comfortable.

The manager was rude, we left the house spotless has not returned our deposit. False advertising on the VRBO site. Was not the cabin pictures and the one we thought we were getting. 24 hr surveillance is creepy and unnerving when you want to get away and hang out in the woods. Will NEVER rent from them again, nor refer them. I’ve already sent my friends to another Cabin rental agency.

All Future Guests, Please note that the above feedback is absolutely false in nature. We understand, we had to charge these guests the undeclared dog fees, and they are still upset. They had brought 3 dogs to the property, but had declared & paid for only one. So, per our guest policy, which was well informed to them, we had to charge for other 2 undeclared dogs found in the property. 1) We never declined to refund their security deposit, rather we had communicated a few times, that the refund of security deposit may take up to 20 working days after check-out, as mentioned in our website, guest policy & booking confirmation email. 2) We verified with VRBO, and VRBO confirmed that there was no false advertising. BTW, our owners’ booking website is Broken Bow Adventures, and we have nothing to do with VRBO or any other online travel agencies that the guests use to book from. If anyone has any issues with their bookings through online travel agency, we suggest to contact their online travel agencies directly. 3) Our Cabins are in the woods where the Ouachita National Forest Range starts. For the safety & security of our guests, we do have outside surveillance with ample disclosures by signs , at the entrances of the cabins to avoid any untoward incidents. Our stay at the Annadville was great despite the owner (Kevin) starting out shady by changing the payment terms of the Home Away policy and requesting not only the deposit but half of the total cost well before arrival. The cabin itstelf is completely awesome but there were electrical issues which required us (tenants) to constanly flip breakers for random rooms. The worst part was being charged $125 for a cracked crisper drawer of the refridgerator which is excessive.

Msg for our Future Guests : The "Hilltop Anand-Ville" is a gorgeous brand new , one of its kind cabins in Broken Bow, OK. The owner takes great pride in its design, maintenance & upkeep. All our cabins, even booked through any Online Travel Agents, ( as mentioned in the booking page itself) , are generally required to be paid in full 60 days before the stay. In fact, in contrary to this feedback, these guests in particular were allowed to pay the cabin rent in full even 15 days before the stay, as they had requested. Due to certain power surges sometimes in the rural power lines or the concurrent starting of some electrical devices or appliances , some Arc Fault device breakers may trip sometimes due to their sensitive nature, and we have no electrical issues in this brand-new cabin. Installation of Arc Fault Device Breakers instead of regular breakers is the latest electric code in the industry to protect the house. Yes, we do charge for the damages. Please review our damage policy: "Missing or Damaged Items : All cabins items are inventoried before check-in & after check-out. The cost of any misplaced, broken or damaged items, along with the installation/repair labor cost & an additional $50 administration fees for the cabin manager to handle & coordinate the repair/replacement, will be charged to the card on file."

Deposit wa withheld for false reasoning charges $300 for a damaged comforter was told we ruined pots and pans an left trash out. Which was not true every year we vacation and have never had n issue with damages.

I rented the Hilltop Anand-Ville 8 BR sleeps 30 Guests Check-in 05/24/2024 Check-in 4:00 pm; Check-in 05/26/2024 11:00 am : not cheap. I arrived a little after check-in which was 4:00 pm, my son got the key from the lockbox, I checked the lower level only to find the door was unlocked, after finding this we started to check the Cabin to make sure no one was hiding in it. As per the instruction I was to call (580) 380 5547 to report any damage we found I tried numerous times calling the given number to report the TV’s not working ,no internet and the Air Condition not working, we were so P....off and up-sit to say the least we were out of there by 9:00 am I would not advice anyone to rent Hilltop And-Ville under the present property management. I paid a lot of good money only to be lied to after the fact. A business like this should have someone local on call. I should be reimbursed a portion of money paid to this company. Kevan called on the 28th , I tried to explain the problems we encountered at the cabin the TV’s, AC, water leaks , dirty bed sheets and the electricity going out on the night of the 24th . The conversation got heated after my wife got on the telephone and Kevan the S..B ended call.

My family and I stayed in this cabin over the weekend and it was DISGUSTING. We drove 6 hours to get a cabin that was dirty and unkept. There were roaches (live and dead), hair on the pillowcases, thick, thick spider webs and eggs, dirty counters, pillowcases, cabinets and couch cushions. The counters were greasy and unclean. The pictures were misleading, the cabin looks totally different now and there is no lake as was described! The description says we can fish. With what lake? My family has rented cabins here twice before and had the best time, but we were very upset at how disregarded we were; we were not treated as customers or even given any consideration. We were told to report any issues within the hour. So instead of having fun and relaxing after 6 hours of driving, we had to take pictures and walk the entire house to note all of these dirty things mentioned. We sent a message describing the things we saw and did not get any response for hours. The reply we received was: “the cabin was cleaned today.” Which we can see by the pictures, was a lie. We had to experience this filth for days; what other options did we have? The kids in our group could not even use the numerous patios or “fire pit” because of the filth. The cabins we have rented before were very clean and this was the WORSE experience. The morning of our departure, roaches were crawling on the stove as we cooked. Please don’t waste your time.

My family of 15 rented the Hilltop BEE HIVES cabin due to its spacious layout. Upon arrival we found that the fridge had live roaches, light bulbs that did not work, mold on top of the toilet seats and on shower curtains, the entire cabin had a layer of dust. It was noticeably unclean. We have several photos of everything that was undesirable considering the amount we paid to enjoy the cabin. All photos and concerns were sent via a detailed email to the contact that was provided. The only response we received was “The house was cleaned.”. There was no apology or no efforts to make things right for our 3 day stay. We were unable to utilize the patio at all due to that thick layer of dust and bugs. While our family understands that the patio is outside, it was clear that it had not been tended too for some time. It was nice to see that they did prepare the jacuzzi, the surroundings were just so unpleasant to actually enjoy it. One room was unpleasantly warm due to the AC not working. The photos used to advertise the cabin were not the best representation of the cleanliness and readiness of the cabin. With the lack of empathy, professionalism and understanding, I would recommend avoiding renting any cabin associated with HILL TOP, especially BEE HIVE to avoid any disappointment!

Not what was expected We checked into the cabin on May 24 and upon entering the cabin found a puddle of water on the floor then the refrigerator was leaking water as well. The WiFi and the main tv didn’t work and none of the tvs worked. The air conditioner stopped working and it got up to 83 degrees which made it unbearable my dad called the numbers and left messages with no response. This was a very expensive trip for things not to work.

Experience was not good. My family and I stayed at the Hilltop Anand-villle 8 bedroom. The place had enough in for our party but the air conditioner was not working properly which left us sweating and the weather outside far better than the temperature of 82-83 degrees inside the cabin. I and others in our group experienced fleas or bedbugs all over our ankles and feet. The Internet connection did not work the entire time at the cabin and the lights to the cabin were out throughout the night . I have a fantastic times at Broken Bow this is not one of them. Completely disappointed.
