Unanswered emails just the start…… Long story to tell here which I won’t go into but from my shocking experience of this company I suggest stay away. From a dodgy identification process (they want a copy of your driving licence or similar when you book a weekend away!) to unanswered emails this company certainly is very low on that ladder when it comes to diligent customer service. Like previous mentions on this forum, host and stay are keen to take your money and then after that, boom, there’s no help or engagement at all. I have politely tried to negotiate with them today and there is not one email back from them - both management and customer services have ignored my emails trying to resolve an issue! I will never ever ever deal with this organisation and the smith family (owners) again. Use at your peril.

Avoid at all costs! Advertise via booking.com using false information. As soon as you book, they introduce hidden terms and conditions, fees and penalty charges. When challenged, they pass you around colleagues in a bid to avoid answering difficult questions or initiating refunds. Scammers!

Have just returned home to Spain after spending 11 days in Pier View Apartment Whitby.Host and Stay. First 3 days before my arrival after paying all my money ,I was sent an email asking me to complete an agreement/contract ,which was never mentioned when I booked the apartment,yes I could have refused,but I was by that time in England.I did call them to relay my concerns,but was told that were changing there policies. Expecting a really Lux apartment after looking at the photos and details. We arrived to find the entrance to the building ,stairs up to front door looked like they had never been cleaned rubbish and dirt everywhere,not a good start then we had to climb 4/5 flights of stairs,no lift with 3 large suitcases, did not state that in the suscripción of Apt. On entry it looked wonderful apart from the really low ceilings,my son-in-law who was arriving 3 days later and just over 6ft tall kept banging his head,also not put in description of Apt. On closer review APt had not been cleaned very well at all,windows had seagull Pooh so you could not see out of windows ,a shame as the views where spectacular. The 2terraces looked like they had not been cleaned in months ,cobwebs the table dirty and the floors disgusting. The terrace from the bedroom had furniture which was covered in seagulls Pooh and the cushions as well glass dirty and floors once again disgusting. Inside the blinds where broken,one small bedroom was covered in dust and cobwebs, window sills dirty and the carpets full of stains. The lounge door did not fit ,so could not be closed. The towel dryer did not work in family bathroom. I did call Host and Stay on arrival to voice my disappointment and also having to pay for the cleaning on top of the rental charge was a bit of disbelief on the state of it. I was told that they would send the cleaners ,he arrived the following day at 3 in afternoon ,we told him not to bother.We had cleaned it all ourselves,good thing as he told us he did not do the windows as he suffers with vertigo !!!!! The final crunch came when on thd day before I left ,I received an email asking me to make sure that I left the apartment clean and tidy!!!!!!!!!!!!’ No I do not recommend this apartment or the company who sells it.

The property was very disappointing . The photos were misleading It looked like the grounds were large with door leading outside from the lounge but there was a 12 foot drop out of the rear and the sliding doors were sealed shut . The small garden was overgrown and we couldn't sit outside . We saw rats in the disused stables at the rear so were frightened to leave doors open or sit out . The woodburner had an out of order sign inside the door when we went to light it There were lots of other issues but host and stay couldn't get us any refund on the £871 paid for 3 nights . I feel they didn't try to help with that at all . They said we should have contacted them but there offices are closed at weekends anyway .

Host and Stay managed our property in Richmond for one year until last month when we decided to sack them. The care of our property was non existent. The changeover service was poor and not managed by Host and Stay and we had regular bad reviews. It never improved and Host and Stay even continued to charge us for the poor service provided. I dont thin they ever visited the property to see what was happening. We moved to Sykes Cottages and their service is VASTLY superior

In Nov. 2021, I booked a three night stay at The Cobbles, Ostmotherly thru VRBO. I was confused to receive a confirmation from Host and Stay, it paid the deposit on the rental. Several months passed, and I found a different home to rent. I then canceled my reservation. Weeks passed and we didn’t receive credit so I sent an email questioning the charge. I received an apology and was assured I would be credited. We were going to the Uk abs had a number of different reservations, this overlooked the second invoice for renting The Cobbles, totally paying $1,000 for a house we didn’t need. Ten days before, while in England, I received an email with details about checking in and was shocked! I was told they had a record that my husband requested a cancellation, with steps to follow, but he never followed thru. I got an email, which I can’t locate, in which someone told me they would take care of canceling the reservation. This was obviously a mixup between VRBO, who never bothered to contact me back about the situation, and Host and stay! My advice is to never use them for vacation plans! It cost us $1,000.

Had a booking at princess place studio for a 2 night stay .everything good so far check out at 10 am .whist going to the car to put something in it .I was met by cleaners for the property at 935 am which me an my partner felt uncomfortable with due to them not coming after 10 am to clean we left the property clean an tidy .it clearly states check out at 10 am .

I stayed 5 nights with Host&Stay in the Green View 1 bedroom apartment. Location was perfect, super close into town centre. Apartment was beautifully decorated and super comfortable. Would 100% stay again, I actually wanted to extend my stay but sadly there was another booking. So I moved to another place, which was such a downgrade from staying at Green View. Highly recommend to stay here.

We stayed at Easter Cottage in Whitby for a long weekend. A perfect retreat close to the sea only a delightful 20 minute stroll to the heart of Whitby. The house was beautiful with everything we wanted ( including a bath for those long soaks after a fun filled day). I would personally recommend Host and Stay as they were in contact with us throughout our stay ensuring that we had everything we needed for a perfect break.

We booked a two night stay at The Green Door in Richmond which was described as ‘a relaxing bolt hole’ to find it was anything but and we only stayed for one night of our two night break. The property is situated in dingy alleyway with a pub at the top of the alley which we discovered hosted live music events so we spent our evening trying to watch a film with music from the pub in the background, we then discovered when we went to bed that the alley is quite lively after such an event with someone vomiting, a couple arguing very loudly and someone thinking it would be funny to bang on the front door in the early hours. All this plus the property wasn’t thoroughly clean and we arrived to a dead pigeon close to the property that Host and Stay said they couldn’t remove during our stay. Our one night stay was so miserable despite paying £362 for two nights we left the next morning.

We were charged the £50 cleaning fee and £25 service charge even though we were unable to stay due our daughter being ill. Staff were unwilling to compromise and were unsympathetic. These charges are also not made clear when making the booking. Would not recommend.

The flat in saltburn was brilliant. Clean and tidy with everything you need. Right across the road from the sea. The only downside was the shower that looked amazing but was cold so couldn't use it. My husband dud manage to get one at midnight !!!. Although I would definately use them again.

I am incredibly upset that my 75 and 79 year old parents have been accused of damaging a rug and a cushion and we have been charged £155 damages. The cushion was already damaged when they arrived (photographic evidence provided to Host & Stay) and there was no evident damage to the rug. My conversation with Sarah from Host and Stay was unhelpful, zero evidence of any customer service training / basic standards. According to my Credit Card company the company charging the damages is registered as a plastering company. Alarm bells ringing loudly! I have contacted our family solicitors and legal action has been commenced. Please avoid this company!

I booked via booking.com for a stay at Threadneedle cottage at the end of January 2021 on a non-refundable tariff. However on the 2nd January 2021 Host And Stay requested permission to cancel the stay and waive the cancellation costs. I accepted the cancellation only to find they now won't give me my money back. A cancellation policy is for if I cancel, not for if they cancel. Basically they can take your money, cancel your stay, and keep your money. Total scam. Beware.

A party of 10 stayed at Bohemian House in Whitby. The property was clean, had all the amenities and equipment needed and was spacious. The location was good just a short stroll from the west cliff. The only negative was the parking where permits allowed 3 hours parking for dropping off but we did get free parking 3 minutes away on upgang lane. Pay and display was £9 for 24 hours.

It’s been a pleasure to work with the team at Host & Stay. They have literally taken care of everything from sourcing is a property, renovation, furnishing and filling with holiday makers and also we now have a beautiful little get away to use in the low seasons. Thank you to all at Host & Stay for such a friendly professional service.

A truly excellent service and team! We've been working with H&S for over 6 months now and we couldn't be more impressed. The team are all fantastic and so wonderful to work with and the efficiency is second to none. We were looking for a partner with a similar desire for growth, proactive when it came to problems, and an opportunistic desire to succeed. We certainly found it with Host & Stay!
