Lovely weekend at Victoria Cottage, plenty of room for nine of us. Kitchen is well equipped with everything you are likely to need. Difficult to find fault with any aspect of the house which is why we returned again this year. Five minutes walk to the King William lV pub where they serve an excellent Sunday lunch and a short drive to the north Norfolk coast.

We loved our weekend at Ketlam View, it was lovely. The house was beautiful, with an amazing kitchen, a wonderful lounge, plenty of rooms for 14 of us ( 10 adults and 4 young children, oh and 2 dogs). The swimming pool and sauna were fantastic which we used fully.

Booked and paid at short notice, Holiday Cottages made everything smooth and simple. All correspondence and instructions was clear and easy to follow. The cottage it's self was amazing! Very clean and well kept, comfy, warm and welcoming, with a lovey welcome gift and clear instructions for heating etc. The location was amazing! The owners were on hand if needed, though we didn't as everything had been thought of. I enjoyed a good chat with them about the history and connections to the cottage and it's history. We will definitely use Holiday Cottages again and can't wait for our next trip to this little gem!

Smelt damp and moisture definitely can tell beginning of season, grill pan hadn't been cleaned and there were cracked glasses in the cupboard, but other than those negatives, was ok for a couple of nights didn't have the barrier code so struggled to get on initially dont think I would rush back.

This was a last minute booking and we had some queries about the cottage but these were sorted quickly. We liked the cottage but certain things needed improving to be as good as we anticipated by the photos and description online. Some of these seemed to be ongoing issues. We would book with holidaycottages.co.uk again as the selection is excellent and prices reasonable.

We have booked with Holiday Cottages before and wouldn't hesitate to again. We were fully informed about the property before arrival and as there was a change of use for an advertised facility in advance of our holiday we were offered a partial refund or the opportunity to change the booking. The facility wasn't a crucial part of our holiday, so we went ahead and a refund was given promptly.

No heating or hot water,and reading fuest book was an unresolved problem 2 days before we arrived. It caused stress and deflected from good holiday vibe. Choices offered were to go home (full refund), re-accommodate but would be hard or stay with mo refunnd). On return did put in complaint.and received 50% refund, that's good, but if they'd just told us before there was an issue then we could have cancelled or prepared

Misleading information contradicts what the owners said to us about what we would do in the cottage - in the end it was very stressful and we lost £1000. I doubt this will get posted as what companies accept criticism

We wanted to book Tulip Tree Cottage, Axmouth (advertised as dog friendly), for the 2 of us and our dog. The booking form said that we had to obtain the owners agreement to have the dog in the bedroom (she is very nervous in new surroundings and is likely to have an accident of the wee wee type!). I spoke to Natalie at the company - hopeless! She would only quote their T&C's verbatum (not allowed on furniture, bedrooms etc) and not comment on the owner's approval statement. She said we had to pay in full and then contact the owner to ask. When I asked would we get a refund if the answer was 'no', she ended the call! VERY RUDE! Luckily, Shanice took over and was more helpful. I pointed out that we would take the dog bed into the bedroom and she is not allowed on furniture at home and re would be respectul at the cottage but the answer was still 'no'. What is the point of saying the owners approval is needed, if the rule is 'no?'. Totally pointless! Won't booking through them and I would urge you to to either.

The Quarterdeck in Tenby, Wales is a beautiful property in a wonderful location. There are parking bays nearby which are free with the cottage. There are so many pubs, restaurants and cafes within a 10 minute walk so you do not have to cook unless you want to. The kitchen had everything we expected. There is also a washing machine and small freezer. The living room is open plan with the kitchen. There are 2 bedrooms, 1 with double bed and 1 with twin beds. Ideal for family of 4 or just a couple. The cottage is right on the beach and the sights and sounds are so relaxing. This is our second visit and there definitely be a third.

Apartment 3 at St Mary’s House in Tenby was filthy. It felt as if it had not been cleaned in a while. Upon arrival we found dead spiders and several cobwebs. We vacuumed the ones we could see and focused on settling ourselves in with a 3 year old and 5 month old, as we had arrived around 5pm. Unfortunately, that wasn’t the end of it. After the first night and second day there we found bugs crawling out of the walls, however we had spent most of the day outside and were too tired to investigate further. However, during the second night we noticed a couple of bugs crawling across the bedroom floor. This made us very uneasy and upon closer inspection of the property on the third day, we realised there were cobwebs on all wall furnishings and ceiling lights. Beds were not clean. The bunk bed frame in one of the bedrooms was dusty and had dead insects around it. The property also smelt of damp which probably explained the excessive use of air fresheners in every room. At this point we’d had enough and I messaged the owner Chris about the bugs and spider issue and lack of cleanliness. We were hoping he would come back to us and offer for the cleaner to come in and just give the property a good clean. However, his response was to say that he couldn’t do much about bugs and spiders in winter as they’re only trying to get inside for the warmth. He told use to contact travel chapter if the property wasn’t up to standard. His dismissive tone was really disappointing. We simply could not stay here any longer and by sheer luck managed to find accommodation elsewhere. This was meant to be a 5 night stay but we left after 3 nights. Wish we were able to find alternative accommodation sooner. Just to note, the alternative accommodation was impeccably clean. Once we returned home from our break, I raised a complaint with Holiday Cottages and I sent over pictures clearly showing the lack of cleanliness and the owners response. What’s worse is, they say they will investigate, yet they come back and say their investigation has been concluded and there isn’t much they could do this time around. Is this a joke? They completed disregarded the images I sent as evidence and the fact that we had to move accommodation. Who in their right mind would think to move unless the property was not up to standard. Even worse, they told me to speak to the owner Chris, when I clearly explained that he was no help whatsoever and sent the communication from him to them. Never again, will we book through Holiday Cottages. They will not actually deal with any issues and just leave you even more frustrated and disappointed. They will ignore all evidence sent to them. I’ve uploaded some photos of the bunk bed frame and carpet around it. However, other pics of the lights, furnishings and bugs, spiders etc, it will not allow me to upload and comes up with error message as the screenshot shows. One final point, we booked based on the positive reviews, so this makes the whole experience even more upsetting.
