This company is ridiculous for offering pennies on the dollar for a home. I would never use Opendoor to sell or buy a home even if I was desperate. In my opinion, they are predatory and similar to Pay Day Lenders by taking advantage of the underserved community or those who are in a difficult situation. I WOULD GIVE THEM ZERO STARS.

I cannot recommend OpenDoor Home Loans. Stick with your local credit union or local bank as I did on my first home purchase. No issues then. With OpenDoor Home Loans for my second home purchase, it was nothing but issues. I sold my first home to OpenDoor so decided to apply with them for a mortgage on my new second home. The first loan officer I was assigned was hard to reach and did not promptly return calls or emails. I was able to switch to a new loan officer, just to have the same issues. Things move fast with a mortgage, I feel it is reasonable to hear back within a business day, 2 max. I had done everything paperwork-wise with OpenDoor Home Loantoto get a pre-approval with full underwriting completed. This was to ensure a smoother and quicker closing. Knowing I had gone through full underwriting with OpenDoor Home Loans, it influenced the close date on the eventual home contract that was accepted. When I submitted the accepted home contract to my loan officer, I was told OpenDoor now uses a separate third-party loan processor (a company called Lower) and would have to go through underwriting all over again. No notice was ever provided. To make matters worse, my second loan officer was still learning how to submit all the paperwork over to their new loan processing partner and I was not able to lock my rate that day. My loan officer had all afternoon to lock my rate, and was not able to. Unfortunately, rates jumped the next day and I ate that cost. OpenDoor does not offer the ability to float down your rate if rates lower while your mortgage is pending or match a competitors' rate, so don't let anyone tell you otherwise. My loan officer said both were true, just to find out OpenDoor's policy changed and was no longer an offered featured. It gets worse. Usually 48 to 72 hours before your closing day, your lender will send you a preliminary closing statement. This statement covers all the debts, credits, rate/APR, closing costs, etc. This never happened. I only received a preliminary statement from the title/escrow company which had every item accounted for. The day of closing, day of closing, I get told due to the credits I was receiving (credit from the seller and rebate credit from my realtor), it threw off my minimum contribution (my down payment). My options were either to use my credits and buy down my rate (buy discount points) which I did not want to do as they did not make financial sense for me, or increase my down payment to meet my minimum contribution, but it would delay closing by 3 days. The seller would not accept closing late and threatened to pull out. To close as soon as possible, I accepted using my credits to buy discount points. Despite this, I still was not able to close on time and had to close a day late. Why the day of closing, was this issue brought up? Why wasn't it brought up days before, even within the 48-72 hour window before closing where everything normally gets verified and vetted with title? Another feature OpenDoor no longer offers is the $100 credit for closing late. They still have it as being offered in a blog post on their website, but there is no guarantee/no financial backing they will close your loan on time. Overall, don't let OpenDoor's $1000 or whatever lender credit influence you to go with them. It is not worth it from my experience. Work with a local bank (that also offers no origination fee) that keeps underwriting and loan processing in-house and doesn't outsource it to a third party. I believe that was the source of most of my issues. I'm sorry for the long post, but hopefully will help future home buyers.

I rented a room at a home that opendoor foreclosed in Las Vegas. They took everything a owned overnight and i suppose through it in the garbage. In conclusion i lost everything i had. When i called them they said there was nothing they could do. My laptop, my tablet, everything i had gone and cleaned out over night. No warning or a place for me to get my things. I thought it was law to store the tenants belongings in a storage for 30 days in Nevada. Well, i lost everything. No phone call nothing from opendoor to help me get my stuff .

These guys are crooks! First, they give you an "estimated offer" which sounds pretty fair based on the market evaluations from all the real estate websites. They tell you that the quote is the estimated net that you would profit. Then, after they lure you in and have you take photos, they give you another offer that is so much less that your head would spin. Then, they tell you the original quote was not the net but rather the gross. They say that they will beat other companies providing the same service, but when you provide them with that quote they refuse to match it or even come remotely close. Unreal. Save yourself the headache and just go with a real estate agent.

Offered to purchase my home for less that value and wanted me to pay $9k in repairs and pay 5% fee. It would be better to list my home! No deal! I can’t give you equity and pay for repairs!

I was recently sold a house april of 2022 and it was not disclosed that the house was on a septic system and of course the system is failing. How do you not disclose what kind of sewer system the house has this is pure negligence. I’m it looking at a minimum of 20k to replace the system.

I had a contract to sell my house to Opendoor. They went through the inspection process and found nothing that they wanted repaired. Less than 3 business days from our agreed closing date, they cancelled the contract, with NO explanation!!!! Do NOT EVER trust Opendoor for ANYTHING! Never, ever believe that you have a contract with them, they are NOT to be trusted! EVER!

First: classic bait and switch. They give you a good offer, but then as you read down you realize that, despite there not BEING any realtor involved, they are still going to charge you 3% as if there was. Second, they make the offer, but then, once more, you read down their offer and they're removing thousands of dollars for repairs. Lather, rinse, repeat - it's not an honest way to do business, you get this HUGE font line with their "best offer" and then read down and realize that the real offer is 50, 60, 70 thousand less. It's all verrrry disingenuous. "We will pay you $500,000!" But by the time you get past their fees, repair deductions (which are not itemized mind you) and their terms, you wind up being at or below just about every other "pay cash" investor who is low-balling your home. So at first it appears to be your best option, but by the time you figure out what they really intend to pay you it's a low-ball insult. It's one thing to make profit, it's something entirely different to bait-and-switch the customer. Just go with a straight forward company where you don't have to read past that seemingly decent initial offer to get to the "real" amount they're going to pay you, it's easier when there's not a lot of fluff and attempts to distract you from what they are actually offering.

If I could give zero stars I would. Not only are they not fully transparent in their contracts, even as the facilitator for a 3rd party. Addendums were not referenced in the section pertained to. They make their own rules and do not clearly reference the addendums. They pulled out of the sale 72 hours before closing. Not only do we lose time, we lose utility deposits, movers and much more. What’s even more disgusting is they immediately placed blame on the 3rd party company they represented, even after admitting they were paid an additional fee by the 3rd party company to add an addendum that, according to my brokers legal team, was “a technically legal, however, very unethical loophole.” RUN, DON’T WALK if opendoor makes an offer, even as the facilitator of a 3rd party. By the way, the third party was Progress Residential.

Haven't gotten past the initial "just put in your address to see value" BS that turned into a million questions and then after all that they couldn't give me an estimated value the reason did not make sense I spent 10 minutes answering a bunch of questions thanks for NOTHING

Was told 14000$ in repairs for roof, ac, paint and flooring. Have a flat roof redone in 2022 and a newer ac maintained every 6 months under contract. Paint is fine and travertine tile is great. Was finally told that they didn’t inspect the roof or ac just going on ‘worst case scenario’. Liars! No integrity in the people we worked with. We lost the house we wanted to buy due to their lies

DO NOT BUY WITH THIS COMPANY!!! I have been on an emotional rollercoaster the entire process and they are trying to back out of the legally binding contract that they willingly signed. For a house they said the appraiser was “unfair” on when the house has been on the market almost 200 days…for good reason. I have never heard a good thing about them and now I understand why. Save yourself the trouble and go elsewhere.

The worst company I’ve had the great unfortunate displeasure of working with. They have zero interest in following legal contracts, time is not of the essence, & they make their own rules in a highly regulated industry. You are much better burning your house down before even considering contacting or doing business with this slimy disgusting ‘company’

Completed the online offer with Opendoor and had a great video walk through. I was scheduled to have an exterior assessment the next day between 8am-5pm and was told I would receive a text message 30 minutes prior. No assessment occurred. No call, no text, no show. Called and texted the Experience agent and no response. Also copied her on an email. Already sent an email to resolution@opendoor.com... waiting on a response. I've reached out to Offerpad since I was ghosted by Opendoor.

When trying to sell your home, opendoor will have you do the entire zoom phone call walkthrough process and state they will have an offer ready for you between 2-4 days, and then leave you completely in the dark with no offer or explanation on what exactly is going on. It’s been 7 days from our scheduled walkthrough which was Monday May 9. We are now at May 17th and we have yet to receive an offer. We have be told that there were “technical difficulties” in viewing our home walkthrough video and someone would get back to us. Nobody has spoken to us on what exactly these technical difficulties are they have continually told us someone would get in contact with us and they would be “expediting” our case. We are going on day 9 and have heard nothing from opendoor. WE have called or messaged the company EVERY DAY with zero contact from them back and with no information on why we have yet to receive an offer on our home. If you are like us and thought selling your home through a company such as this would make your move a little easier, I’d check other companies because opendoor is such a huge disappointment. We are former military and have had several across the country moves, and this by far has been not only a huge disappointment, but also a setback and waste of time as we have waited for absolutely no answer while homes we have been interested in have been sold because we are still “waiting” on an offer for our current home from opendoor.

We bought our home from Open Door and they were a terrible company to work with. There are a lot of safety issues with the house that were found with the inspection and they wouldn’t fix the problems or even come down to their asking price to give us some wiggle room to get the problems fixed! They considered the fixes as “upgrades”. Yeah, updating the electrical panel to bring it up to code is definitely an upgrade, oh and there are no GFCIs in the house, so that would be an upgrade, and fixing the ductwork that has a wire running THROUGH it…an upgrade. We tallied all of the NON-cosmetic fixes and it totaled about $23,000 (and that does not include any of the issues with the pool because we understand that that is a luxury and are ok working with taking that on). They first offered to come down $2,500 then to $5,000 after trying to negotiate and wouldn’t budge after that, we offered $10,000 above asking price and they wouldn’t even come down to asking price!! They don’t care about the customers, they are just a business out for themselves.

Working with Opendoor was one of the most frustrating experiences I've had. My husband and I are both in the military and found out, late in my pregnancy with our first child, that we would be staying put in our current location for an assignment - about three years. This led us to choose to purchase a home quickly because we had about three months until the baby was due and wanted to beat another rise in interest rates. Us, our realtor, and our mortgage company have worked very quickly and tirelessly to get the process going as fast as possible so we could get settled in the new home before the baby was born. We are now one week away from a scheduled c-section (due to medical reasons), VERY close to closing but delayed because of Opendoor and the seller's scheduling miscommunications on a repair mandated by the VA. Our realtor has done everything she can to work with the listing agent, an employee of Opendoor's, for two weeks now to get us moved into the home before closing (paying rent, signing a contract to remove liability, ensuring insurance coverage over our presence in the home, etc.) so we can set up the nursery and avoid having to move with a newborn and while I am recovering from major abdominal surgery. We cannot wait to move until I am fully healed because we are only two weeks away from our move-out date in the rental home. Opendoor refuses to work with us in the very special circumstance. It is clear to my husband and I that Opendoor is only concerned about money and liability, with zero consideration for the humans on the other end of the deal. The situation seems so ludacris that myself, my husband, and our realtor are not even 100% sure that the listing agent working for Opendoor was willing to ask the seller of the home if they would allow us to move in early; we believe they just made the decision unilaterally within the company. Throughout the last two months, we have observed that our realtor (and ALL of their colleagues) absolutely HATE working with Opendoor because apparently this type of inconsideration and lack of understanding happens all the time. Do NOT purchase a home from Opendoor...go through a different company so you can avoid a situation where you are completely ignored, like my husband and I have been, and are worse off for the whole experience.

Deceptive. Went with OpenDoor as my house is not in the best shape and I work overnight shifts so it is difficult to show it. They made me a preliminary offer, which was I wasn't happy with. They sent an "inspector" who walked about the outside of my house taking photos for all of 15 minutes. (They wanted me to leave my gate open and give the "inspetor" access when I wasn't home...ummm, no). I was told I'd have my offer within 48 hours, then radio silence for weeks. I finally pushed the issue in order to get my final offer. I was budgeting for $20k in repairs. The agent told me the repairs were $19,200, which I was happy with. Then they declined because they said the repairs would take too long. Bunch of excuses. Personally think it was because of the slow down in the market. Either way, deceptive practices.

Open door made an offer on our home with a $15k deduction for a new roof and interior and exterior paint touch up...without ever looking at the home...our home had a new roof installed in 2020 and there was no touch up needed. They supposedly sent out an "inspector" that we never saw and that didn't notice that our roof was new? Our contact at open door wanted us to send him proof that our roof was new...that's not our job. We ended up selling our home (with a real estate agent) for $63,000 higher than Open doors offer...for less fees than open doors "5% service fee". Your service may work with people that have "less than" homes and that may need to sell fast to get money...we're not them.
