They are professional but when it comes down to it they squeeze customers to maximize their profits. I went this route due to time constraints. I was offered 253k while the estimated value was 273k. They also said the home needed 19k worth of repairs. Let's not forget about the 5% fee they charge regardless. I recently saw the home listed for 300k and what looked like very minimal repairs done to the home. Opendoor carpet cleaned the carpet they said needed replacing. Corrupt organization maximizing profits at the customers expense. Would not go this route unless last resort.

Opendoor is great if you want to sell your house fast. The drawbacks for selling fast with Opendoor are: 1). They give you an offer that is 30% below market value 2). They deduct for things that they need to fix 3). No real negotiations with them.

The process seemed simple and was, but...... I never got to talk to the same person more than once, nor in the same state. The repair cost (to be deducted from my proceeds) was a pat $20k. When I inquired as to what the $20k was, yet another employee fumbled around, stating it was for flooring and HVAC, never looking that all flooring has been replaced 2 years ago and the 2 A/C units were less than 5 years old. It got too frustrating fighting a large system, with no point person. I felt like a cog in a machine. Agreed that this is a large company, but very little personal approach. I declined their "final offer" just in time, and went with a conventional realtor. Glad I did.

Don't waist your time unless you need quick cash. OD came in at a reasonable offer, so we decided to go through the process. That all went well, and our rep Michael was good and responsive. Then the final offer came in at 50K lower than their initial offer. Not even close per sqft to anything in our neighborhood. Michael gave me a canned response on why and said market uncertainties factor a significant part of their offer. I get that, but the problem I cannot reconcile is they used our entire zip code to determine time on the market. Anyone who has ever owned knows that is just not realistic. In our neighborhood, we have zero homes on the market; when we do they go fast. We have had 18 sales in the last six months, some over the list. And that is in a market where mortgage rates are going up. If you need to get out fast, they are a good choice but based on their offer; I would have dozens of local investors beating down my door to get our place at that.

Opendoor is much better of an organization for selling your house to. Purchasing a house is something completely different. The realtor you assigned to me stated there would be a 1% credit for using Opendoor and the assigned realtor. You changed this policy in the middle of our transaction and through email in small print (I still haven't seen it). This was supposed to be $4,100 to me and but I received nothing. Very shady deal and puts a bad taste in my mouth from every using Opendoor again. $4,100 would have been a small price to pay to keep a satisfied customer. I'm no longer supporting your company to people looking to buy/sell a home.

Buying with Open Door is an arduous process. They are slow to respond to the the point where we had to push closing. Theyve been a nightmare to correspond with. It took me, my realtor, and my lender ALL calling them and harassing them to get wet signatures. However, they offer us a discount on price to fix repairs and I got a lovely home.

Final offer was so much less than preliminary I thought it was an oversight. I understand they need to make a profit when selling, but the offer was not even close to the ballpark. On top of that, the repair costs were ridiculous. There’s no way my house needs any repairs let alone needing any that totaled the repair cost they gave. It’s only four years old and still in perfect condition. Only positive I can say is if you accept the final offer, you get an extension on how long it’s valid if you’re waiting on a new construction completion.

Entered a home search for 500K to 700K specifically. I keep getting emails from Opendoor for homes 800K to 900K, not one of them in the range I requested.

The initial experience with OpenDoor went well -- the primary client point-of-contact was supportive, and the website tools/docs are fairly straightforward. As an owner of a condominium with an HOA, I was very clear at the start of the process that OpenDoor would need to submit an HOA application with a real life person. Two OpenDoor contacts assured this would not be an issue. After almost 6 weeks of work prepping, documenting, and signing the contract, I was verbally informed OpenDoor was terminating the contract for lack of a representative to submit the HOA application -- can't imagine it could get worse, but it did. OpenDoor sent me a termination letter a few days later stating I, the seller, terminated and allowed them to walk away with the contract earnest money. The entire ordeal was a total loss, and very disappointed considering the service other sellers seem to have received.

As a seller, I do not recommend doing business with them. Alexandra Melendez the Transaction Coordinator for Opendoor overlooked supposedly some critical information for Opendoor which caused them to decrease their offer nearly $20,000. This change in offer price came on the last day of their 10 day window with less than 12 hours remaining. Fortunately I did not need to take their offer and rather wait for additional offers to come in that are more reasonable. This felt like dirty buyer tactics from a company that is looking to take advantage of sellers to turn around and re-list the house at a much higher price to increase their profit margins.

I got and accepted my offer in Jul 2021 but the transaction did not close until Jan 2022 because i was buying a new home and due to supply chain issues they kept postponing my closing date. As the final/real closing date for the new home approached I recognized that considerable time had passed since the initial Open Door offer, that there was no inventory, as well as the unique features of my home I asked my Open Door agent (A Mark Spain agent) if I could refresh the offer, she categorically asked me not to do that but said she would talk to them directly. But then she came back with the report that infact Open Door said it was currently valued lower than the offer I had in hand. I pushed back and gave her some comps to go back and ask again. She came back again with a No....The feedback being the comps were not exactly comparable...one being bigger and the other more updated. I felt locked in with my closing coming up in 2 weeks and was just ready for the whole thing to be over. I focused on my move. Well, silly me for accepting either the lies because fast forward to not even 2 months after closing, I spoke with an old neighbor who told me the home had been bustling non stop with prospective buyers so I checked and it was already under contract at a list price higher than the listing of the same comps I had provided to the agent...and exactly $66,300.00 higher than what Open Door paid in the books for the home, a 13.8% increase! I then went back and pulled the emails between myself and the agent and sent her an inquiry with my findings, the only thing she could come up with was fresh paint and carpet...Seriously? If you are using Open Door or another ibuyer and its been sometime since your initial offer, insist on a refresh. Also, maybe you can ask for a baseline so that if your home sells above that, you will get or split the difference with them. Some such services do provide this option upfront. Also, some traditional realtors are beginning to offer very interesting solutions. Do some research, don’t squander away your biggest investment!

I’m attempting to buy a house from OpenDoor and it is making me very wary. They bought the house almost 3 months ago, did zero work on the property, and jacked up the price by $53,000. They didn’t even plug up the holes in the walls or paint. It barely looks like the bothered to do any kind of cleaning after the first sweep up. I really like this house and it would perfectly suit my family’s needs. However, I don’t see how the assessor for my mortgage company would approve the asking price. They aren’t going to allow money to go to inflated price houses. They also include all kinds of clauses and stipulation that are absolutely ridiculous (like saying they have the right, after accepting the offer, to remove an appliances! That seems super shady. I really hope they are willing to work with my realtor, the home inspector, and the assessor into a more realistic asking price.

Open door buys low, sells way too high. Listed our home for 10k over what it appraised for. They did drop the price to only 3k over what it appraised for BUT how can you do that to people? How can you expect first time home buyers to purchase a home for 10k over what it’s worth? They also denied us a 1500 repair credit because they said they dropped the price for us… as soon as we move into the home less than a month after closing, the AC unit goes out, and the ceiling in the living room has a major leak coming from the master bedroom. 1500 is nothing to them compared to what that help would be for a first time home buyer like us. Two major expenses we are now responsible for. I understand this is what homeownership can be like but as first time home buyers, 26 and 27 years old, and expecting our first child in 2 months, this experience has been nothing short of stressful. No wonder realtors hate working with opendoor. All they care about is money and they don’t have any sympathy for buyers at all. DONT DO IT.

Opendoor started sending me offers on my home November 2021. I thought they were legitimate offers. I was ready to accept, but the home I was looking at sold. The continued sending me offers every few weeks. I found another home and they sent me an offer that was enough to accept. I started the loan process and now have an inquiry on my credit report. I did a video walkthrough and was told an exterior assessment would take place with the final offer the next day. I confirmed that the assessment was happening and was told it was cancelled. The reason the agent Jess gave me was that there were no comps in my neighborhood from the past two years, so they could not move forward. I don't understand why they would send me their offers because this information was easily available if it was required. The only reason I did not give 1 star is the agent who assisted me was friendly, but I just wasted time, money driving back and forth to see the property I was going to buy and my credit has now been affected with the loan inquiry that I never would have agreed to if I did not think Opendoor was serious about buying my home.

This review is mostly negative because Opendoor offered so far below market value it was almost insulting. The last offer I received from Opendoor would net me about $625,000. This was for a house that was 100% ready to go on the market (professionally cleaned, all repairs and touch-ups completed, landscaping and painting completed, etc.). My agent created an off-market listing and the house went under contract for $842,000 with an approximate net to me of $795,000. So by not using Opendoor, I stand to make well over $150,000. Maybe their algorithm just didn't work in my neighborhood. I will say that the people I worked with over the phone and in person were very friendly and helpful. Other than an offer that wasn't even close to market value, the process was easy the communication was good. A little more history. The initial offer from Opendoor was maybe 6 or 7 months ago and came in around $800,000. This was in line with the market at the time, but I just wasn't quite ready to sell. A few months later (Oct timeframe) I received another offer, but this was around $700,000. When the house was finally ready to go on the market in early January, I received another offer, but this one was close to 680,000. The day after I went under contract for $842,000, Opendoor refreshed the offer for $670,900 but after closing, 5% service charge and repairs(?) the net to me would be just under $625,000 compared to the $795,000 I am currently estimated to receive under the existing contract.

Trying to buy from the is horrendous. The houses are self tour and you use the app to gain access. Most of the time the app doesn’t work and I have to call customer care to see the house. It’s typically a 30 minute wait to speak with someone. So I now basically expect to show up, not get the code from the app and spend 30 minutes on the phone so I can view the house. Some of the houses we looked at had been in the market for months. Scheduled one showing in the evening and the lights didn’t work. Used my cellphone flashlight to check out most of the house. A few rooms had lights but most didn’t. Guessing the breaker tripped. Also one had the beginnings of a hornets nest.

Pro: touring a home is so easy! Cons: homes are listed deceptively with inaccurate information (such as amount of bedrooms!), lot size, public sewer when it has a septic tank, etc. These deceptions can determine list prices in appraisals which is essentially robbing buyers of the actual fair market value of the home. I do not trust opendoor listings and encourage buyers to do their homework before putting an offer in on an opendoor home. Realtors operating on this system have only this listing information to go on and will negotiate according to what is entered in their system. They do not actually know the house they are attempting to sell. Check comps in the area for similar floorplans. A bedroom must have a window and a closet or it is only a bonus room. Check gas, septic, plumbing, roof line, evidence of rodents, insulation, etc. VERY IMPORTANT: check for polybutylene plumbing lines. Opendoor will lie. They get a star because of the ease of touring homes.

Process was quick and simple and the team was very responsive, but final offer was ~$60/sqft lower than meaningful comps in my area with no clear explanation as of why. With Zillow out of the market, they have no major competition in this type of sale and it looks like they've started pricing that way

After video conferencing the tour indoors and someone out for the outdoors, I was quoted repairs of over $34,000! Repair a small part of a roof still under warranty, a lanai that needs paint and screening and tree removal which is an assumption and no need to remove part of the charm of my quiet neighborhood. My home is worth $295 - 345,000. My net after everything would be $229,00. Rip off to the worst degree! Absolutely no repairs indoors either. Don’t let this company take advantage! Very dissatisfied!
