Buyers beware, do not do business with Opendoor. They do not honor any deals made. I had a final offer from opendoor and accepted within the 7 day timeframe given. However, they had the nerve to tell me they need to are giving me another offer which is $15,000 below what I agreed to. They are not in the business of doing good faith business. They just want to jerk people around. they completely wasted my time…

Doesn't adds up! To begin with the company have misleading information making you believe that the initial offer they give you is a cash offer (to be fair they claim that they have all the information available online but I am guessing that unless you read all the footnotes you will also think that this is a cash offer). After I decided to go a long with the process and setup the appointment they shared with me that the offer they provided online is before all their fees which include 5% commission plus all the closing costs. So in essence the offer range they initially give you is similar to a traditional listing price. If you put your house on the market you list it for X but you might get X+ or X-, which is why Zillow, Redfin and other online outlets will also give you a range. Sounds great yes, where is the catch then? The catch is that their offer comes at whopping 20% markdown on your house market value. In addition the final offer that they gave me was even under the lower point of their initial range by around 5%. Well you might think now that my house might be a dump and doesn't worth more than that... Well, a day earlier I have met with two real estate agents (the emphasis on REAL :)) and they gave me around 20% higher listing estimate which was also on-par with Redfin and other online estimates. So I have asked the Opendoor representative what's the logic of selling with them then? Her answer was "convenience". Well, I personally fail to see the logic unless you are falling to one of the following categories: 1. It's a fire-sell 2. You need the cash asap, that's assuming that their process actually provide this benefit of ultra fast closing which I don't know. 3. You have too much money and too little patience so throwing a lot of money out the window wouldn't make too much difference for you. Here is the complete data for my sell so you can judge for yourself: Initial opendoor online offer - $431,000 which came with a range of $415,000 - $457,000 for the low point and high point (that's the one that I thought is equal to a cash offer) Final opendoor offer: $411,500 - 5% service fee (their commission which is on-par with a traditional broker commission but they don't have to do anything as their is no listing process) - estimated closing of 0.8% - estimated repair cost of around 4k which equal a total of $384,000 in cash proceeds. In contrast these are the traditional numbers: Redfin estimate - $494,500 Broker 1 estimate - $499,000 Broker 2 estimate - $509,000 To be conservative I will go with the lower estimate to calculate the estimated proceeds from the sell for the traditional selling process: $494,500 - 6% broker commission - 3% closing cost = $459,885 Comparing the two tracks the traditional track will yield 18%, or $78,885 more cash in hand vs what opendoor offers you. Like any other sale it can end up selling for an higher price or a lower price which will yield an estimated range of 50k - 100k more cash in hand. There you have it! I will let you decide if leaving so much money on the table worth the so called "convenience" that they offer.

Open door has been a nightmare to work with. I'm currently in escrow about to close and their representative Jordan was either incompetent or purposefully delaying the closing. I have been out of the apartment I rent for a week now and they are saying it will still be another week week and a half. Of course everything extra such as movers 2x, storage unit, hotel, and food are all expenses that have come out of my pocket. This has been the worst experience I have ever dealt with. Feeling homeless and broke through our home buying process. Do better open door.

It was a big waste of my time First, when I got the offer to sell my house to opendoor, it did not say about any expert has to show up in my house. It says video walk through only. So that was the first lie. Second, they asked me how much i expect my house worth, i told them what I think. They said ok. Then the offer come too low that not even close to what the house worth. Third, before the expert visit, I told Samantha how much I expect for my house and if opendoor not welling to pay that much, there is no need for the visit and waste my time, they just ignored it and gave me a very poor offer. Forth, they ignored all the upgrades i did to my house and show them everything, they just ignored it all but also gave me an offer way below the market value. I will definitely not recommend opendoor to anybody

This company will low ball you in a heart beat then sell it to make profit…. They practically want to get the house for free with out thinking of the people they are living there. When you tell them the roof is less the 10 yes old and the HAVC is brand new they add that on to the repairs. Trying to get more money off for the house. This is a backward company and I believe the folks they are giving them a great review are the employees of the company. I talked to several neighbors in the subdivision next door that bought house said the same thing they used Open Door and they low ball them. My house was appraised for 245k 6 months ago and now they are saying it’s 170k after their cut… BS

The Opendoor concept is really promising. I have a home that is just about move-in ready that I needed to sell. I followed the process to get a preliminary offer, and provided a video tour of the home. An opendoor representative came by to do the exterior visual inspection. I was then informed that Opendoor decided not to proceed with an offer due to a lack of comps in the area. This is true - there is very low inventory for comparable homes because they are in reasonable demand (

Opendoor sucked me in with the promise of an easy process--they'd buy my house (albeit at a lower amount than if I took the time to get it with a realtor, but this would be easier) and I would buy a house that we viewed with Opendoor. Everything was a go until 2 days later when SUDDENLY Opendoor would not buy my house (2 days earlier, they would?!), which I have put a lot of money into in order to sell so it's not like it's a junk property, and the possibility of an assumption of the seller's loan was unknown (somehow agents wouldn't give info to the Opendoor people?). If the assumption didn't work, I was prepared with a pre-qual letter from the bank for which I work. I work in the mortgage loan industry and know how the loan process works in my area--well versed in it. When I wanted certain things in my offer, I was told that they would not work. I was told 5 due diligence days was typical. That's not even enough time to get an inspector out, let alone get a report from one. A realtor is supposed to present my terms to the seller, not tell me they won't work. It's not his decision to make. It's not Opendoor who is selling the house--it is the seller who is a private individual. I was prepared for the seller possibly telling me that my offer was too low--that's what negotiation is supposed to be for. I was NOT prepared for the realtor to not even give the seller a choice. Many consumer protection issues here, and since I work in loan compliance, I'm going to hit up the CFPB about this. Consumers need to be aware of the shadiness of this business model and how it is implemented.

Had Open Door come out to a property we own. They came out and took some pictures that took about 10 minutes and gave us a low ball offer… next day got an offer for $50,000 more then what was offered to us.

Opendoor SUCKS. They quoted my wife and I an offer at $240k and gave my Real Estate agent an offer of $247k to lock in. Then they came to look at the house and only looked at the outside. They didn't go in the house at all. Then they told us they would offer $199k which is below what we owe on the house. They will give you an offer and then subtract repairs they THINK need to be made. You will actually be paying for repairs, not them. My guess is that most their reviews are from employees giving the company a 5 star rating. I could not find a way to write a google review on them.

They attempted to remove wall paper and the decided it was too much work. Therefore they painted over wall paper paste and wallpaper. Their response times to offers and changes were incredibly slow. Wouldn’t recommend working with them even if you loved the house (as a buyer) because they probably covered something up in the goal of selling for a profit.

My husband and I recently purchased our home through OpenDoor (September 2022). Even though we had an inspection and of course an appraisal (2 actually), they failed to tell us all of the plumbing/water damage and HVAC issues in the house. The prior owners smoked in the house, I found cigarette butts in the floor AC vents in the master bedroom and bathroom, showing that a true and correct inspection was NOT done. They DID tell us there was water damage on the floor in the garage - and that they had to fix it...the damage isn’t and was never on the floor, it’s on the ceiling, nothing was fixed. They decided to forgo telling us of the water damage underneath the kitchen sink cabinet which is causing the cabinetry to crumble, the sink itself leaks in so many places - above and believe the cabinet - that it just gets water everywhere when in use, one of the toilets is not even installed completely, the tile in our living room has began to bubble & break, clearly it was not installed properly. I emailed the company about these issues and they responded saying flat out that they would not speak to me, only to our realtor, which makes zero sense as the house is already in our names. I responded and asked why and they have yet to respond. DO NOT BUY OR SELL YOUR HOUSE THROUGH THIS COMPANY!!!

This is an updated review. After I posted the last review, I was contacted by Opendoor, in which they asked me for my number. I gave it to them. They claimed they would look into the problem and give me a call back. I am still waiting on the call. So I am going to keep posting this review until I get a call back. Avoid Opendoor at all cost. They have the worst service imaginable. We moved into our home 2-3 months ago. And have since had considerable plumbing issues (to which they are responsible for). After having 5 separate plumbers come out, it was determined that the plumbing issues are a result of foundation repairs that were previously completed on the house. After reaching out to the foundation repair company, it was revealed that they had FAILED the plumbing test, and informed Opendoor, in order for them to repair the issue. This was not done. Opendoor swept it under the rug, lied on the documents they gave to us, and revealed that they had no knowledge of any plumbing issues. We have full intentions to take legal action if necessary, if Opendoor does not fix this. Now, they are ignoring any calls, and won't return any communication back to us. I completely regret using Opendoor and will never go back once this is resolved. IF this is resolved. Please do yourself a favor, if Opendoor shows up when you are buying a house, RUN.

Worst buying experience ever. Mostly with communication with Opendoor. Their selling agents are not transparent at all. I have an fha loan where the appraiser required Opendoor to address 3 issues before they can clear loan to close. 1- make sure heat works 2- make sure hot water works and 3- repair rotted front door frame. It’s now almost 3 weeks we’ve been waiting and NONE of these repairs are done yet. My realtor contacts them everyday with little to no response or with a new date of completion pushed back. My loan officer, loan processor and the closing attorney are all just waiting for Opendoor to take care of these things so we can get fha approved and close the loan. Julia Padgett is the Opendoor seller agent. We will most likely have to back out and start looking at the market again and waisted time and money.

A property owned by Opendoor next door to me is currently being occupied by squatters and repeated requests to the company have yielded no results in rectifying this situation. As an elderly widow living alone, I am afraid to leave my house in the evening since I don't know the intentions of these unauthorized "neighbors."

We just bought a house they were selling and have found extensive termite damage that is costing us thousands to address because studs and support beams are crumbling like paper mache. We're having to gut and essentially rebuild nearly a third of the house on top of replacing the hot water heater that isn't up to code and the defective flooring (there is a bunch of weird padding under the laminate that's making it spongy and pop apart when walked on). When we were house hunting we drove 45 minutes to self tour a house and got there to discover they wouldn't let me in (we'd looked at 3 of their houses previously (over a period of weeks) with no issue, I'm guessing they blocked my access because I politely let them know that one of the houses had a back door that was essentially unlockable because the latch wasn't long enough to reach the door frame, the wind could blow it open).

Such a disappointment! I had no idea of their fees and what they would charge for repairs! Absolutely, a hoax! I have met with realtors and other cash offer companies. I was initially impressed with the ease of getting an offer.....a virtual walk through and an outside assessment. Then the REAL offer came in. I work in home services, and I'm very well-versed in home repairs and updates. I will NEVER recommend this company!

This company is the absolute WORST. After lowering their contracted offer by $70,000 one week before the close date (which was rejected), they then failed to cancel the transfer orders … resulting in our electricity, internet, water, and gas ALL being cut off over the course of the next 2 months … a total lack of integrity and competence … would highly recommend AGAINST ever using this company!!

Part of reason they low balled me was they said I need a new roof. It is relatively new and looks new. Waste of time. I would not recommend them.
