My fiance and I are buying a house, and we've been on the grind trying to get it in before winter ends and everyone starts looking. Our realtor is out of town, so we decided to do some open houses and were excited to have the self-tour option with Opendoor. On a Sunday, we went to three properties that were listed as self-tour. The first one opened with no problem. The second wouldn't open for us, so I called the helpline. After being on hold for some time, the rep told us that we needed to have an agent present to tour the property. Okay? It was listed as self-tour, and the QR code to get in was right there, but we'll just move on. The third property also wouldn't open for us, so I called the helpline again. This is where things really start to go bad. The rep had me try to download the app while he verified our identification. While I was sitting there waiting for the app to download, my fiance also trying to open the house with the QR code, after a few minutes the rep told me that he couldn't verify our identification, and that we'd need to look at any properties with a licensed agent. He wouldn't elaborate further than that, so we just had to leave. The next day I called the helpline again because I really wanted to be able to tour places. Again, our realtor is out of town, and I have an itch to tour places so we can be proactive until he comes back. I talked to a rep, explained the situation, and said that we really wanted to be able to tour places. He took down my information and told me he was going to "escalate" the situation. After only a few minutes on hold, he came back and said that "after reviewing my information" they were not able to grant me access to any properties, and that I would need a licensed agent to view properties. I asked for clarification, asking why specifically I had been denied so maybe I could fix it, and verbatim he told me "I can't disclose that to you." So not only am I personally barred from entering any property, but I can't get an explanation as to why so I can work with them to fix it. I offered multiple forms of ID including driver's license and passport, but he just kept repeating that I would need to have a licensed agent with me and that he couldn't tell me why I was being denied. On top of that, I've since unsubscribed from their "self-tour this property!" emails (since I can't use their services, and frankly wouldn't want to anymore), but they keep sending them to me. However, when I look up the property separately, multiple times it's not even actively on the market and hasn't been for a while. Overall, a very serious 1/5 star. Watch out, if Opendoor decides it doesn't like you, you'll never be able to use it again! But you won't know what you did wrong, and you'll have absolutely no recourse.

Arranged the appointment for a property inspection after the phone call and they never turned up and went silent. Don't even ask for an offer. They are useless.

Initially, the process was started by them giving a $291k - $330k estimate for the house, which was in line with what my realtor suggested to start the house at. After taking a lot of my time to go through their process, and the "opendoor expert" coming to view the home. (He literally just walked through the house and took a few pictures, took about 5 minutes), the final offer was $271k, which is equivalent to what I paid several years ago despite making improvements, but with a claimed $47k (nearly 20% of the sale!) worth of needed repairs. Upon questioning, they don't say what is supposed to need the repairs. I hired a professional inspector to come through the week before to get an idea, and they said to expect about three to five thousand dollars in repairs before putting it on the market, which is nowhere near Opendoor's claim of $47k worth of repairs. It appears that they prey on those that need the convenience of a quick sell, or a flexible closing date, as opposed to giving a fair and decent price.

Open Door was the best experience I have ever had selling a house. It was so fast and closing was so easy on a video call. Thank you Alex and everyone else involved. You are 5 stars all the way!

Open Door has proven to me as a real estate professional for 9.5 years how crooked and dishonest as I have defended them to not be. They have spoken bought wanting up work with agents and do what’s right. I now know they are not what they preach and I will not use them at all cost and street any client away from them I am able. I will never recommend them to anyone.

I decided to sell my house to Opendoor because I had a short timeframe and saw their numerous advertisements. The process started off great. A representative called me and asked several questions about the property and did a video walk thru. She also scheduled an in-person inspection. They gave me a range of what they expected to offer. There was a $40,000 difference between the bottom and top of the range. A representative came to the house, and took numerous pictures. A few days later, they gave me a final offer which was $300 above the bottom of the range, and WELL below market value. Then they estimated roughly $14,000 for repairs and 5% commission which would be taken off the final price. The offer was low, but, because of my timeframe, I decided to accept the offer and signed their contract. I went with the title company they suggested (Fidelity Residential Solutions). I provided all the paperwork they requested immediately anytime I was asked and we set a closing date which I could change at any time. A few weeks later, I contacted my representative to inquire about changing the closing date by a few days because my apartment would not be ready until the day we were scheduled to close. I received no response. Just about two weeks before the scheduled closing. Opendoor left me a voicemail saying they cancelled the contract because they have concerns about being able to resell the house. The contract included a 10 day due diligence period but Opendoor cancelled more than 10 days after the contract was signed. They breached the contract. I informed them of this and told them to send me the escrow deposit. It has been over two weeks and they will not respond to any contact I make with them. I will be taking them to court for breach of contract. I would never do business with them. Looking at their reviews, it is clear that I am not the only one who has had significant problems with them. Within minutes of posting reviews on other sites, Opendoor's Dispute Resolution department sent me an email. The representative eventually told me that the attorney will contact me and they will send me the deposit. I have been told three times in three weeks that the attorney will contact me, but they haven't. It had also been over two weeks since the representative said they will send me a check and nothing!

Opendoor owned the home and after buyer spent money on inspections, Opendoor would not do the 4 point repairs. What a waste of time and money for my buyer. You would think that instead of putting lipstick on a home they would make sure it was incurable for a buyer first. I will not work with Ooendoor in the future.

This is nothing other than selling at a low ball offer, NOT MARKET VALUE! They charge a “5% fee” So you are in essence paying a realtor fee, then they over estimate their “repairs” deduct that from their “Offer”…..deduct all of that and give you their low ball offer ! DO YOURSELF A FAVOR JUST GET YOURSELF A REALTOR! At least you won’t have to jump through hoops and you will actually have someone on your side!

RUN!!! Don't waste your time! Bait and hook. Followed by a lack of communication and honesty. Unscrupulous company. I wouldn't have left any stars if I could have written the review without it. The good reviews must come from their friends and family.

Notice how they tell you nothing at all on their website. Nothing but fill in the blanks. Then steal all your info, then tell you the truth when you have already given them your info...Bait and Switch. That when they say "Oh, we forgot to mention we don't buy home with large property acreage.

Buying from Opendoor is a nightmare. Very odd tactics and support throughout the whole process. They have no care in the world or sense of urgency to assist or be willing. I am pretty sure they pay for their reviews or use bots. You end up working for multiple different agents who are rude or unmotivated. The decide they dont want to pay your agent fees and will force you to use your closing cost credit towards that. Do yourself a favor and go the old fashioned route. Work with someone with passion and character.

Low offers high fees unexplainable repair cost line item direct response from opendoor representative, on fully paid solar system with over 20 years of warranty left. "... Opendoor does not value solar panels for the cash offer...." when asked why.... no answer.

They will take advantage. I tracked the home I sold and they profited over $40k from what they offered. Do not sell with them. Beef or virtues keep your home with a traditional realtor and keep your hard earned money to yourself. They took me to the cleaners. Lesson learned

Buying a house from open door is pretty good. Selling your house you purchase from Opendoor they will try to rob you. I’m trying to sell my place I got from open door and they are very dishonest blood suckers. 4-8-2024

Open door is a damn joke. They came and appraised my house for 317000. Their initial price offer was 400200. On top of the 317000 they also said my house needed 48000 in repairs, it was completely remodeled within the last 3years. I recently (the same day as their appraiser came out) have had 3 cash offers that would give me 355000 cash with no service fees or closing as is. Opendoor is a joke and would do business with anyone else other than them

I did a zoom walk through with Opendoor and then an inspector came out to my house and walked around with me. My house is near Tucson, AZ where tile roof homes are common. My house is 35 years old and has the original tile roof with no leaks. My whole house (2 story home) AC unit is about 14 years old and I just replaced the 2 stage motor on it 3 years ago. The AC is working perfectly as it was serviced at that time also. The offer came back to me as much lower than the current market price and then subtracting almost 40K for a new roof and AC unit. If you want to subtract that expense from a 40K higher offer that would be closer to market value, or if the offer included the replacement costs in it, it might be more reasonable but not the low offer and subtracting 40K in unnecessary replacements.
