I bought and sold with Opendoor. I really should write 2 reviews. Selling was a 5 star experience very easy and efficient. Both the gentlemen who did my home inspections were so great. Buying on the other hand was a 1 star experience. We didn’t specifically go out looking for an Opendoor home it just happened to be the home he loved. We used a realtor to help us find a home which did make us exempt from all monetary extras. It does say that on their website. The reason they get 1 star is when we submitted the offer we said we wanted the 15 year old upstairs carpet changed. They excepted our offer only wanting to change our close date. It was written in bold letters they excepted all other terms. When it came time for me to sign the contract my realtor could not find the paper about the carpet. When she called to ask about this they told her They would discuss it after the due diligence period. Which of course meant no new carpet. I thought this was very sneaky if they had just been upfront and said no we will not replace the carpet it would’ve been fine. There are a few things after our own inspection that needed to be repaired. Open door only gave us $150 to repair the dishwasher and toilet. Just know that these homes are very much as is. And even though I lost money by having my own realtor I am grateful she was there because she had to be on top of them constantly to make sure things were done. It would’ve been a very hard process to go alone.

Buyer Beware. My wife and I recently purchased a home from open door in Queen Creek Arizona. Let’s just say the service has been anything but favorable. We had the home inspected and forward the punch list to open door. Remember earlier I stated we moved into Queen Creek Arizona. Our inspector discovered that the air conditioning system in the home was malfunctioning. We contacted open door to have them repair it, initially they refused. Open door Was provided with additional items that they agreed to repair prior to closing to which they knowingly and willingly failed to do so. Specifically the bathtub in the master bedroom needed the mixer valve replaced because cold and hot water was not mixing through the faucet. They agreed to fix it but failed to do so nor could they provide a receipt proving that they acted on their word and contract. We had a refrigerator delivered that had water and ice dispenser in the door. When it was hooked up there was no water coming from the waterline. We looked under the kitchen sink and discovered that a plumber had been under there and buried the waterline when he was attempting to repair a backed up sink. Upon moving into the home, we discovered the dishwasher, sink and garbage disposal backed up into the sink after running for approximately 2 1/2 minutes. Open door failed to report that there was clearly a plumbing issue in the home and hid the fact that they attempted to repair it and failed. When a company Refuses to knowingly and willingly fix and air conditioning system in the middle of the desert, you know they are unscrupulous. Emails and phone calls have gone on unanswered. There will be absolutely no more attempts to ask them to do the right thing. Next stop legal action and various complaints filed with local and state agencies .

Hi Rob, Please send an email to community@opendoor.com with the property address. We will have our team take a look. We apologize for what sounds like a very frustrating situation.

Buyers Beware! Open door guts the properties of fridge and all window coverings, which isn’t a problem until you bring In your new fridge and find out that the water to the ice dispenser doesn’t work...and you couldn’t test it because you didn’t have a spare fridge along for your inspection. I closed late on a Friday and called them on Monday and they said “too bad” you should have pointed it out during your inspection. I also had the false cabinet front under the kitchen sink fall off- it looked crooked and when I touched it, it came off in my hand along with a bunch of wood glue. It had been repaired with some ill fitting plastic brackets and wood glue. Open door puts lipstick all over the pug, and unless your inspector goes over that house with colonoscopy scope, you are going to be paying for plumbers and carpenters!! They refused to fix several issues that we did point out in the inspection and because I was in a hurry, I didn’t make them...now I wish I’d never heard of them!

This is nothing other than selling at a low ball offer, NOT MARKET VALUE! They charge a “5% fee” So you are in essence paying a realtor fee, then they over estimate their “repairs” deduct that from their “Offer”…..deduct all of that and give you their low ball offer ! DO YOURSELF A FAVOR JUST GET YOURSELF A REALTOR! At least you won’t have to jump through hoops and you will actually have someone on your side!

I did a zoom walk through with Opendoor and then an inspector came out to my house and walked around with me. My house is near Tucson, AZ where tile roof homes are common. My house is 35 years old and has the original tile roof with no leaks. My whole house (2 story home) AC unit is about 14 years old and I just replaced the 2 stage motor on it 3 years ago. The AC is working perfectly as it was serviced at that time also. The offer came back to me as much lower than the current market price and then subtracting almost 40K for a new roof and AC unit. If you want to subtract that expense from a 40K higher offer that would be closer to market value, or if the offer included the replacement costs in it, it might be more reasonable but not the low offer and subtracting 40K in unnecessary replacements.

Please only use if you are desperate!! My home only needed 794.00 in repairs!! The value of my home is around 290000 the offered 255700 minus over 12000 in fees plus 794.00 in repairs which the amount would have dropped to 240000 nope that is me giving you my home for free. What is a service fee for I don’t understand that at all!!! Never see a service fee that high!! They making money from you and getting double back!! Not for me ever!!!

I feel that this company wants to rip off consumers with the BS fees and repair costs. 1. A convenience fee of $14,300 is a none sense 2. The repair cost of $17,592 is insane, I feel like they want to remodel the house with me paying for it. 3. Closing cost- is buyers' resp, not sellers. Do not sell your home to companies like this.

This company is horrendous. They will not offer a fair price for your home and then will gouge you at every turn. Exorbitant “convenience fees” and they seem to have a standard of quoting $30,000 in repairs, even when none are needed. They don’t even do a five minute assessment of your home and come up with this number. When you submit work and upgrades you’ve done, they do not review it and will list the very thing you’ve upgraded in the breakdown of “repair” costs. For example, we put in two brand new AC units and they listed on the “repairs” both units need replaced. They are not interested in anything but trying to give you as little money as possible. They are predatory hoping people will accept out of desperation. Trying to work with them or get a quote from them will be an absolute waste of your time. Once all the fees are accounted for (and they will of course try to take even more out of your offer in further walk through) you will be offered $150k+ below market value for your home. The cherry on top is that nearly everyone who works there seems to be incompetent. They are so inept they cannot review certified documentation of repairs and etc. that have been submitted. They most certainly do not care about you and your needs and their sole goal is to take the most advantage of you that they can. Please do not waste your time with these unethical, greedy, robbers. Avoid them at all costs. I’ve had better offers from independent Ibuyers and investors. (I’ve had three independent Ibuyers offer $120k more than opendoor. No fees and they pay closing costs.) Please do your research and do not allow this greed infested company to rob you of the money you deserve for your home and your life.

Open door has been a nightmare to work with. I'm currently in escrow about to close and their representative Jordan was either incompetent or purposefully delaying the closing. I have been out of the apartment I rent for a week now and they are saying it will still be another week week and a half. Of course everything extra such as movers 2x, storage unit, hotel, and food are all expenses that have come out of my pocket. This has been the worst experience I have ever dealt with. Feeling homeless and broke through our home buying process. Do better open door.

Avoid Opendoor at all cost. They have the worst service imaginable. We moved into our home 2-3 months ago. And have since had considerable plumbing issues (to which they are responsible for). After having 5 separate plumbers come out, it was determined that the plumbing issues are a result of foundation repairs that were previously completed on the house. After reaching out to the foundation repair company, it was revealed that they had FAILED the plumbing test, and informed Opendoor, in order for them to repair the issue. This was not done. Opendoor swept it under the rug, lied on the documents they gave to us, and revealed that they had no knowledge of any plumbing issues. We have full intentions to take legal action if necessary, if Opendoor does not fix this. Now, they are ignoring any calls, and won't return any communication back to us. I completely regret using Opendoor and will never go back once this is resolved. IF this is resolved. Please do yourself a favor, if Opendoor shows up when you are buying a house, RUN.

Worst buying experience ever. Mostly with communication with Opendoor. Their selling agents are not transparent at all. I have an fha loan where the appraiser required Opendoor to address 3 issues before they can clear loan to close. 1- make sure heat works 2- make sure hot water works and 3- repair rotted front door frame. It’s now almost 3 weeks we’ve been waiting and NONE of these repairs are done yet. My realtor contacts them everyday with little to no response or with a new date of completion pushed back. My loan officer, loan processor and the closing attorney are all just waiting for Opendoor to take care of these things so we can get fha approved and close the loan. Julia Padgett is the Opendoor seller agent. We will most likely have to back out and start looking at the market again and waisted time and money.

A property owned by Opendoor next door to me is currently being occupied by squatters and repeated requests to the company have yielded no results in rectifying this situation. As an elderly widow living alone, I am afraid to leave my house in the evening since I don't know the intentions of these unauthorized "neighbors."

We just bought a house they were selling and have found extensive termite damage that is costing us thousands to address because studs and support beams are crumbling like paper mache. We're having to gut and essentially rebuild nearly a third of the house on top of replacing the hot water heater that isn't up to code and the defective flooring (there is a bunch of weird padding under the laminate that's making it spongy and pop apart when walked on). When we were house hunting we drove 45 minutes to self tour a house and got there to discover they wouldn't let me in (we'd looked at 3 of their houses previously (over a period of weeks) with no issue, I'm guessing they blocked my access because I politely let them know that one of the houses had a back door that was essentially unlockable because the latch wasn't long enough to reach the door frame, the wind could blow it open).

Such a disappointment! I had no idea of their fees and what they would charge for repairs! Absolutely, a hoax! I have met with realtors and other cash offer companies. I was initially impressed with the ease of getting an offer.....a virtual walk through and an outside assessment. Then the REAL offer came in. I work in home services, and I'm very well-versed in home repairs and updates. I will NEVER recommend this company!

I was working a full-time job and building a new home(personally). I did not have time for a real estate company and dealing with an agent, showings, and all the things that goes into that. Opendoor made it very easy to show my home, proceed through closing, and sell my home with minimal effort. They were extremely professional and I felt they were by my side every step of the way. Anytime I had questions, I knew I could call and get answers. And I did just that and they were prompt and courteous. The closing was just as smooth as it should have been. I was very pleased with the overall process, their professionalism, and the outcome. Thanks so much for your time and attention! I highly recommend open door to anyone that wants to avoid the real estate and realtor nonsense. Opendoor is a great company with great people. Thanks!

We took the plunge and used OpenDoor everything (Home/Title/Agent/Lender) and still left a 5 star! We knew the risk, we heard the stories (from independent Realtors at traditional Sunday Openhouses we toured), we knew of possible biases, but the mixture of promotions and honest responses we got from OpenDoor in the process made it worth it & I hope this really shakes up the industry from the Traditional Realtor fee model! Our story is so long, but want bring out a few key points that may help someone choose to read this review. We used OpenDoor agent to buy an OpenDoor owned home, sold by an OpenDoor agent, by using an OpenDoor Finance Lender, while also closing with an OpenDoor owned Title company! Yeah, the things independent Realtors or your long lost Uncle warn you about.... before jumping to conclusions, we choose to use all OpenDoor products on our own, it was never pushed, we also used our own hand picked Independent Inspector. The thing is... I think people get bad vibes from the 1800 yellow poster board "we buy homes cash" type companies that change their brand name every other month. However the thing to remember right off the bat is that OpenDoor is a real company, here as you see with years of some good and even some bad reviews; not a temporary yellow 1-800 sign, but here to stay, so reputation is important. I read a few of the bad reviews, mostly from sellers, it seems people tried sweeping issues under the rug, in which a traditional home inspection buyer as myself I would of asked for seller concession for anyway, or the seller just missed out on this odd housing pricing period we are in. The thing is, it is a service, just like moving; you can haul the couch up the stairs yourself, or pay someone else to do it and take the risk of falling down or denting walls. Real estate fees in general are already insane, 6% in what seems is just for pictures. I think Opendoor is trying to mix that up by consolidating the process while providing security and removing much of the anxiety, not having to leave the house for showings and more. We benefited from this as buyers as we could see any home, on the fly on our own, without bothering any residents, or even agents; simply key in your temporary entry code! So while we felt comfortable using OpenDoor thru our research, we still stayed cautions on every step of the process because we choose to use ALL of OpenDoor, all one sided; this fear actually turned out to actually be a PRO of the situation! Sometimes you buy something involving multiple parties, it gets lost; the shipper blames the retailer, the retailer blames the shipper and the circle starts. However, our experience of using OpenDoor everything was the likes of buying new cabinets from Ikea, made by Ikea, delivered by Ikea, and installed by Ikea, all one sided as well; but added benefit of coordination, a smoother process, and even savings passed on to the consumer. If there is an issue anywhere in the process, which admittingly we did have a few issues, since they are all essentially on the same team they quickly worked together to solve the problem as a team instead of passing blame! I just realized how long this is, so I'll try to wrap it up. I am not an industry worker or expert (and it depends on your State) but the thing is real estate transactions are so regulated that 99% of the document is legal filler text and nearly the only difference is how you split fees, appliances, dates, the price you want to pay, and the address of the home. There is no trying to 'Gotcha!' when working with OpenDoor; everyone in the process truly is looking out for you (except for the Selling Agent of course!), just like when you visit a good restaurant, they want you to be happy, which eventually you may tell your friends, so they too can visit and enjoy. As I am here dotting my i's and crossing my t's for the remaining paperwork to get to closing. I just want you to know, I felt as if I've always been in good hands with each party member I've worked with in the process and thankful for being able to tour homes on the fly whenever we could slip time in. I Love innovation and hopeful even more innovation comes by the time our little one is grown and we are ready to move again in the next decade.

A neighbor sold their house to OpenDoor and the contractors being used by OpenDoor appear to be bottom barrel. The painters they hired for the outside of the house did ZERO prep, spray-painted one thin layer over the house, including the brick trim (which they were not supposed to do-try reading the HOA paperwork next time). There are also splotches of the prior color showing all over the place. I would not want to buy a house being sold by OpenDoor because if this is how they treat the outside, I can only imagine the corners cut on the inside of the home.

I cannot recommend OpenDoor Home Loans. Stick with your local credit union or local bank as I did on my first home purchase. No issues then. With OpenDoor Home Loans for my second home purchase, it was nothing but issues. I sold my first home to OpenDoor so decided to apply with them for a mortgage on my new second home. The first loan officer I was assigned was hard to reach and did not promptly return calls or emails. I was able to switch to a new loan officer, just to have the same issues. Things move fast with a mortgage, I feel it is reasonable to hear back within a business day, 2 max. I had done everything paperwork-wise with OpenDoor Home Loantoto get a pre-approval with full underwriting completed. This was to ensure a smoother and quicker closing. Knowing I had gone through full underwriting with OpenDoor Home Loans, it influenced the close date on the eventual home contract that was accepted. When I submitted the accepted home contract to my loan officer, I was told OpenDoor now uses a separate third-party loan processor (a company called Lower) and would have to go through underwriting all over again. No notice was ever provided. To make matters worse, my second loan officer was still learning how to submit all the paperwork over to their new loan processing partner and I was not able to lock my rate that day. My loan officer had all afternoon to lock my rate, and was not able to. Unfortunately, rates jumped the next day and I ate that cost. OpenDoor does not offer the ability to float down your rate if rates lower while your mortgage is pending or match a competitors' rate, so don't let anyone tell you otherwise. My loan officer said both were true, just to find out OpenDoor's policy changed and was no longer an offered featured. It gets worse. Usually 48 to 72 hours before your closing day, your lender will send you a preliminary closing statement. This statement covers all the debts, credits, rate/APR, closing costs, etc. This never happened. I only received a preliminary statement from the title/escrow company which had every item accounted for. The day of closing, day of closing, I get told due to the credits I was receiving (credit from the seller and rebate credit from my realtor), it threw off my minimum contribution (my down payment). My options were either to use my credits and buy down my rate (buy discount points) which I did not want to do as they did not make financial sense for me, or increase my down payment to meet my minimum contribution, but it would delay closing by 3 days. The seller would not accept closing late and threatened to pull out. To close as soon as possible, I accepted using my credits to buy discount points. Despite this, I still was not able to close on time and had to close a day late. Why the day of closing, was this issue brought up? Why wasn't it brought up days before, even within the 48-72 hour window before closing where everything normally gets verified and vetted with title? Another feature OpenDoor no longer offers is the $100 credit for closing late. They still have it as being offered in a blog post on their website, but there is no guarantee/no financial backing they will close your loan on time. Overall, don't let OpenDoor's $1000 or whatever lender credit influence you to go with them. It is not worth it from my experience. Work with a local bank (that also offers no origination fee) that keeps underwriting and loan processing in-house and doesn't outsource it to a third party. I believe that was the source of most of my issues. I'm sorry for the long post, but hopefully will help future home buyers.
