It was one of the worst experiences I've had in a very long time. Not only did we sell to Opendoor, but we also bought through them as well. Selling our home to Opendoor was very easy until they had someone come and inspect our home. They came back with a list of repairs that they found and informed us that they were requesting that we credit them $5,000. We looked over the list of repairs and provided them with receipts for the work that was already done less than a year ago. They informed us that they don't care and that we will still have to credit them. We put 6 other offers down on houses and were outbid on them all except for the house we bought. Everything was going smoothly until the inspection came. We found some issues that had to be repaired including bad piping in the house, pool wires exposed, appliances not hooked up (because the cords were not long enough), outlets in the house not working, and cracks in the roof. We got multiple quotes for the work that had to be done. We sent over middle prices that added up to about $20,000 and sent them over to Opendoor to have them credit us (like they did when we bought our first home through them). OpenDoor came back and said "we will give you a $1300 credit and that's it. We also went through OpenDoor Loans as a backup in case our other loan company fell through. I felt that I was being pushed to use OpenDoor Loans and not a family friend during this process. When we were dealing with all the house issues, the OpenDoor Loan officer told me "well if you were to use an OpenDoor realtor and not a family member, you would get the credits, but since you're not, you won't get them". How could anyone selling a home, be ok with exposed wires around water? Especially with a family buying the house. I felt that the realtor for OpenDoor was only looking out for herself to make more money. The house we bought was under contract 3 times before us and I see why the other people backed out. We just couldn't take the chance of losing out on another home, so we took the risk. If we ever buy down the road, my family and I will not be using OpenDoor again unless they make things right. We were lied to through the entire process, and they used their place in the market to strong hand us. This is not fair to anyone, and I hope that people read these reviews before buying or selling to them.

What a waste of time. Dubious system & platform at best, IMO. I’m an investor and have owned a house for 14 months and just completed a full rehab. I usually sell direct or retail. A few of my colleagues had suggested trying Opendoor. So, I submitted request and received an email stating they had an active offer to some other email address & questioning my ownership & role in requesting offer. I explained I’d owned house for over a year and they should easily be able to validate because Redfin did same in under 5 minutes. Never heard back from them again. Ironically, they sent me bulk mail solicitation last week. Complete waste of time and I won’t consider selling to them again

Bought house thru Open, as they are prime source in Georgia. Some problems: 1. Assigned a Buyer's agent, & a Closing Attorney. One MUST use their Closing Attorney. 2. They tried, Attorney's office told us Title Insurance is required in GA. That is not true, if buying for cash. But the required Title company with Open's attorney, is a Title Company that is owned by Open! 3. Open apparently knew that the hot water heater did not work, nor the dishwasher. But the hot water heater used natural gas, & inspection report said they smelled possible gas leak. Open refused to repair. The gas company later confirmed the leak. 4. Found massively high mold count, which so far has cost us almost $5,000 to remedy. 5. Open, the Buyer's agent, & the attorney, were either slow to respond, non-responsive, or provided erroneous info. Above just the highlights, but I've gone out of my way, to discourage others from selling to, or buying from OpenDoor

OpenDoor purchase didn’t happen because during the inspection period multiple safety and functionality issues were discovered (in excess of 30 items). Estimates were obtained and the cost to remediate was $58,000. Inspection report and invoices were provided to OpenDoor, and they offered a $2500 credit. Very disappointed with OpenDoor. And, will not view another OpenDoor home based on this experience. Buyer Beware.

Do not buy from OpenDoor. We are attempting to purchase a home from OpenDoor that was priced on the high side, but after getting the inspection and OpenDoor refusing to cover the cost of joist dry rot in the crawlspace, bad electrical and a leaky roof the price is way too high. Even after sending OpenDoor the inspection report, they only offered to cover 5% of the repairs. I will never deal with another ibuy company again and I will make sure everyone I know hears about my experience.

I looked at a home being sold by Opendoor. My original offer was rejected so I countered and it was accepted. I signed the offer contract with the updated offer. Opendoor did not sign their end of the contract. My realtor reached out to them and she was told that they had another offer and would I go up on my offer. They had already accepted my offer. What they did was wrong, it was unethical and it was unfair. I have filed a complaint with the Better Business Bureau. I did write a letter to them, but I never received a response.

BEWARE of dealings with OPENDOOR— not all is as it seems or as they SAY. The company is very SLOW to respond to questions and concerns and if you do have a problem good luck getting any help out of these guys. Be very careful reading the house listing BECAUSE they have been known to mispresent items that most people are looking for in there new homes like advertising the home has GRANIT counter tops or other upgrades when in fact that is not the case. So if you are like a lot of people these days that might be moving across the country and consider buying a home, sight un-seen seen or making your decision on the information in the homes listing written by OPEN DOOR and the online pictures which are so often misleading themselves.

Opendoor tried to sell me a home with a crack in the foundation and refused to make any repair. Costs for the repair ranged from $30,000 to $35,000 by two independent quotes. It is difficult to believe they were unaware. The disclosure was checked as “no representation”. Now I know why.

I recently tried to buy a house from Opendoor. We went in under list price and got the response, "sorry we're too far apart, offer is declined." Far enough. So we escalated in 5k increments over and over and over. Each time getting the same response. Until we were literally 5k under asking...and still the same response. I'm not upset we couldn't come to terms on a price – that's the game. What I am upset about is that this process took nearly 5 days of back and forth, when all they had to say was "we're not accepting anything below asking." They wasted my time, their time, and the relator's time. Be transparent. The lack of up front honesty, IMO, is a huge red flag. I recommend folks stay away from this company. And if you ask most relators, they hate working with this company for this very reason. Just a horribly customer experience. I wish i could give them zero stars.

Very bad company cannot wire money for option very bad company.... My wife and I did everything we could went to my bank her bank trying to wire this money there's no way to get into your system to wire money it's very bad

Be Careful when you purchase a house from opendoor. I purchased my house from them in Dallas. I had a few issues after moving in. They painted all the Trim and Base with latex the problem is that they painted over oil base. Latex paint does not stick to Oil base paint. I had to replace all the base and trim in the house. Second is that they painted all the bathroom cabinets the same way. Third the electrical to the AC condenser unit does not meet code. I personally would never buy a house from Opendoor again.

Opendoor falsly deducted over $6,000 for eve repair yard work and A/C service that had within the past 30-days. They also deducted for repaint, yet they did Not make these claimed repairs on the home before reselling the home. BEWARE of these deceptive practices!

It seems that a lot of people have great things to say about selling their homes to Opendoor, but what happens to those homes once Opendoor owns them? I'm under contract on an Opendoor-owned home right now and had inspections done last week. We were quoted for $9k worth of repairs - they countered us with $1.5k. My realtor can't even seem to get Opendoor's agent on the phone. They apparently have no qualms with letting this transaction fall through, making no needed repairs, and waiting for the next sucker to come along who will cave in and turn Opendoor a profit on this home because they are desperate to buy in a seller's market. I would never in good conscience recommend that someone try to buy an Opendoor-owned home.

Way over priced homes for buyers with unreasonable fees and band-aid repair jobs, such as painting cast iron plumbing. Not willing to negotiate and allows houses to sit empty. Will not pay a realtor helping you. Will not give you time to negotiate repairs. RIP OFF

Do not sell your home to opendoor. We went into contract, a week before closing they cancelled. Too many repairs to the house is all they said. Refused to give me any explanation or inspection information. This was after the inspection was rescheduled over and over, and late. They had me sign an addendum to extend inspection date saying if I didn't they would cancel. And they ended up just canceling the next day. All I see are positive reviews and I want people to know they do not care.

I WOULD NOT use this company if you are a single woman. On my Zoon meeting with Opendoor the initial offer was 603,000K, he said "discuss this with your husband and get back to me...", when I told him I was not married and you are speaking to the sole owner, two days later he sent me an email with the final offer of: 580,000K! I called him to see why the offer was reduced as they did not even perform the outside inspection (my house was built in 2018 - so nothing is in disrepair) and he said that he was not sure and he would get back to me - and NEVER called me back. I felt because I am a single woman they tried to low-ball me as if I put the house on the market a real estate agent told me they would list it for 619K.

your agents' service is so bad that your agents do not reply to calls, texts, emails even to speak about an offer. I feel by for the owners you are representing with the level of service you offer your owners. You are giving real estate professionals a bad name!!! You can only get a hold of call centers that have no idea about the properties and all they say is make an offer online if you are interested!! Why is it that Opendoor IS NOT being truthful about the defects on their properties on the sellers disclosure? Also, why aren’t they updating their sellers disclosure once an inspection has occur and multiple have been identified as deficient? Who is allowing this company to do this and lie to buyers and agents? I'm sure you have had other complaints related but don't show. Take the feedback and make the company better.

I have to write this review as I can not enter comments to my original. But they are nonresponsive. They should put their people solving issues and wrongdoing instead of acknowledging the thoughts. There was no response from opendoor and cancellation of contract after one month of inspection (non-standard), and wasting more than $2000.

This company is very non-responsive, provides little to no details when you can get ahold of someone and often the information they provide is incorrect. This makes life extremely hard as a realtor trying to help someone purchase a home.
