Avoid this company. They will make you an offer then back out after several days with lies. I did an addition with permits gave them all information and they still told me they were backing out of the offer with no other reasons.

Avoid this company at all cost as a seller. They do not complete any inspections on there own but will sign your agreement that there are no issues. They are totally unresponsive but somehow pushed us to close in 21 days. Not realistic when you can't get a hold of them. So obviously trying to ignore you past your grace period and lock you into a purchase of a home they know nothing about. The dimensions, rooms, bathrooms, and even details like the countertop were not accurate whatsoever on the listing compared to in person. I have no idea how this company is even operable!!!!!!!!!!!

I could have basically pasted the review one of the anonymous reviewers left on here except they didn't say they lost my video. I just plain stopped asking. I requested an offer from OpenDoor on 9/30 and they gave me the option to set up a walkthrough the same day. They then said that I would get my final offer by Friday 10/1 or Monday 10/4. I don't hear anything, so I contacted OpenDoor at the end of the day Monday. Tuesday 10/5 they said their fulfillment team is working on it and asked if I was still interested. I said yes but my window to consider it is closing. I left for a work trip and on 10/10 my camera recorded someone walking around the property. I reached out on 10/12 and asked if it was them. They said no and they had already sent someone on 9/30 to check utilities location they wanted to check. They also said they're reaching out to see why I didn't receive an offer. It's 10/26 and still crickets. I stopped asking. I essentially figured out what went down though but that's another story.

I requested an offer from OpenDoor. The representative contacted me and we scheduled a walk through tour and then they had someone come out and look at the outside of my house. They then said that I would get my final offer by Saturday. I don't hear anything, so I contacted OpenDoor on Monday. They said they would their team is working on it. I hear nothing, so I contact them on Tuesday and they same the same thing. Still no word, so I contact them on Wednesday. Now they say they lost my video walk through and we will need to do it again. I say no b/c I have lost trust that OpenDoor will be able to close on the day I want to close. OpenDoor says they understand, but they found the video and will get me a final offer out anyway. That was almost a week ago and still no final offer. OpenDoor isn't capable of doing what they say they are going to do and they do not contact you letting you know what is going on, you have to hound them.

Opendoor has no human beings working there. Simply automated and the folks you will speak to do not have a real estate license nor any knowledge about real estate. Impossible company to work with. Annoying and frustrating. DON'T USE THEM

They undervalued my home by $20,000 over comps in the neighborhood, then said I would have to pay them $11,000 for landscaping a .28 acre lot! Then refuse to even discuss actual needs and say “we won’t come back out, it is what it is” Only sell to them if you are desperate!

My client purchased a house from OD, we had the inspection done, sellers did issue a credit but the other issues they failed to address after I had brought them to their attention. I have email trails. One of them is a safety issue with a water heater. My client has put out over 2k for repairs. The sellers disclosure failed to mention items needing repaired. Ones OD should have repaired. I will not be recommending OD to my clients.

Open door is great for sellers, but they are not great for buyers. Recently purchased a house from Open Door and the problems were endless! First, it took forever to get our offer reviewed (more than 2 weeks), and then once they accepted it they took forever to handle anything my realtor asked them about. The icing on the cake is the issue we asked Open Door to fix actually ended causing more problems for us now because they performed a crappy job. I wish I could give no stars. The best part of the whole ordeal is that no one from corporate will even care about this review.

As a buyer, I actually have extremely bad buyer experience. The house I'm intending to close, several utilities like HVAC, water heater still NOT working. This was supposed to be fixed 2 weeks ago. I just can't close or move in where the basic utilities are NOT working. I'm trying to contact but not one at opendoor is responsive. My agent is frustrated as well. if these issues are not fixed, I do not think I can close the deal. Very Very unpleasant experience.

I would give zero stars if possible. We have no idea what time or where we are closing on our new home, 7502 Westhaven Drive Rowlett TX 75089. Opendoor’s communication is VERY lacking. Stay away from Opendoor and the Opendoor lending that we were sucked into using to save time and money. Well, we definitely have not gained either. Again, STAY AWAY!!!!!!!!!

I am a real estate agent in Charlotte North Carolina and surrounding areas. I have been in the business for over 15 years and have had a very bad experience with Opendoor. My buyers were first time buyers, and it was not a good experience for them either. There is absolutely no communication once you are under contract. I submitted a repair request two weeks prior to the end of our due diligence period and was not able to get a response after emailing, calling, and texting numerous times. After much frustration they responded after 11 days with a weak amount of consideration although there were some significant siding issues found during the inspection. We almost did not close as no one would even respond until the close date of our counter to repairs. We finally refused to close until we got a response that was fair. We still did not get what we should have but at this point closed. Poor communication throughout the transaction. A seller that is actually the owner that lives there would have been much more cooperative in order to sell and there would be communication from a listing agent rather than a company that knows little to nothing about a property and did not disclose damage. We offered a substantial amount of due diligence fee so they knew they had us trapped. I would not recommend for future buyers to go into a transaction with Opendoor. They got 55,000 over what they purchased the property for from seller two months prior to listing. However, they gave little consideration to repairs so beware.

A lot of good seller reviews, what about the buyers? Open door does not actually care about the people behind the transaction. You can not directly contact an agent, only a call center. They aren't required to follow local state requirements that every licensed agent is required to follow. They want to make money and buy as many houses as they can to set their own comps to be able to sell for whatever they want.

It is hard for me to describe how frustrating of an experience it was to sell our home to Open Door. First, something others have mentioned - communication was spotty, often worse, even approaching closing. This was the case from the start to the finish, but as one concrete example, as closing approached, we were told to leave the key in the lockbox on the door. The problem was that there wasn't a lockbox. We repeatedly emailed the agent with whom we were working, but never heard back. On closing, we left the key under a rock, hearing after from the agent that that was fine. The problems were comparable at each stage: exterior inspection, signing the contract, and negotiating repairs. The sale went through, but the whole affair left a sour taste in our mouths, and I can't recommend Open Door to others, except in select situations.

Literally called me the night before finding to tell me they couldn’t close. We had already signed our documents and gave bank info to title.

Run! I just went through a horrendous experience buying a house from Opendoor in Phoenix, AZ. Wasted a lot of time and money on inspections and discovered countless issues that would require over $45,000 repairs. Opendoor didn't even have the courtesy to respond to my BINSR. Poor communication throughout. There isn't a seller agent you can speak with. Opendoor tries to automate things and make the experience easy but fail miserably. I'm still waiting to get my earnest money back and the title company which Opendoor insists on using is still waiting for Opendoor to sign the BINSR to process the cancellation.

I'm a prolific, experienced, and successful real estate agent.  I love helping my clients both buy and sell properties.  I know I provide a good experience for my clients.  I have no interest in bigger political/corporate movements in the real estate industry.  I know many agents get very vocal and upset about the i-buyers that exist, and how Zillow, Mark Spain, OfferPad, OpenDoor are all impacting the market.  I've never cared enough to get tremendously upset - I love to help my clients and if it's a win-win for closing a deal, I don't care who I'm working with. In the past, these listings were extremely EASY to show - you could walk up to the door and open it up at any time - it was a nice experience before COVID.  Since COVID, they obviously took steps to separate showings and make things more isolated.  This caused a lot of confusion with showings.  I would go up to an Opendoor listing and be unable to get inside because I didn't schedule ahead.  I noticed it was getting more challenging to show those listings. Lately there's very little inventory on the market in the Central Florida area... and many listings have been showing up listed by Opendoor.  This past week I had a client who was in town for a short time and wanted to see about 20 properties over the course of 3 days.  Turns out, about 5 of those were Opendoor.  Here is my recent experience. On the first day I had 3 Opendoor listings to show.  I planned my route, scheduled the appointments with the Opendoor App, researched the homes both on the MLS and the Opendoor App, and started my trip.  On my way to the first stop I got a text 30 minutes ahead from Opendoor - great, thank you!  I arrived at the door, opened the app, and it said it could not be shown because the property was not PENDING.  There was NO WARNING WHATSOEVER - there were no notes that offers had even been placed on this property.  Okay - moving on... a 30 minute drive to the next showing - don't worry, I planned ahead and scheduled my Opendoor tour accounting for the time to get to the property.  I followed the directions on the MLS directions and it took me to a rear residents-only gate for this neighborhood with a sign at the gate that said - "visitors use main entrance".  I stopped, mapped it out, drove 15 minutes to the front of the manned gated community, and eventually arrived at the house - now 5 minutes past my Opendoor tour window.  I was not allowed into the home.  I called Opendoor and they said, "sorry, there is another appointment scheduled".  No one was there. I continued to beg beg beg Opendoor to let me in - no luck.  The representative on the phone even said he would lose money for this shift if he broke the rules to let me in. Eventually another car pulled up, I approached the car and it was another set of buyers waiting on their agent for their tour time.  They were FINE if we walked through WITH them, but they didn't know when their agent would arrive and we didn't have the time built into my busy schedule to wait for that unknown.  My clients were already just as frustrated with Opendoor as I was, so we moved on... We arrived at the entrance to the neighborhood for the 3rd Opendoor listing I was scheduled to show.  I was not told that this neighborhood was GATED.  At this point I'm so upset.  I called Opendoor, texted Opendoor, and finally I tailgated another car into the community.  We got to the front door in my tour time window and I opened the App - and it didn't recognize that I was at the house.  I could not find any page on the app that would allow me to start the tour and open the door.  I had to make a call to get into the house, and thankfully we were able to get into this house.  My clients were asking questions about the age of the roof, what the HOA fees were, etc - but there was no information available on the MLS listing or in the Opendoor App. The property was in very rough condition and very overpriced.  When were were getting ready to leave I finally got a text back from Opendoor with the neighborhood gate access instructions.  How helpful. The following day I had more Opendoor listing to show.  I thought I could outsmart the system and schedule 2 back-to-back tours, but this was not allowed.  The representatives on the phone said that they could get in trouble for doing that.  I voiced my frustration and it seemed to go nowhere. After all our showings my clients decided to write an offer on one of the Opendoor properties.  I pulled up the listing information and it was useless.  The MLS listing literally said there was NO HOA.  I did a little research and found that there were multiple recent sales in that community with HOA info, so I copied that and put it into the offer I submitted to Opendoor.  Submitting the offer was challenging as well.  I went to the Opendoor website and it assumes I'm a buyer - there is no obvious link for agents to submit an offer.  I had to hunt and click multiple links - finally finding the right page.  Then, the offer submission page requires you to break up all the documents.  There was an Opendoor Addendum and an Opendoor Affiliated Business Disclosure.  I found those both in the MLS, but I had to take the time to get a PDF application on my computer in order to extract out each form and submit them separately on the website.  It was the most user-UNFRIENDLY site I have used in a long, long, long time.I honestly hope my buyer's offer with Opendoor does not get executed - I do not look forward to doing business with them.

Waste of time, never got an offer on my home. Wasted so much time with them only to never get an offer. Supposed to get the offer 3 days after inspection. But had to input a lot of online info and do a zoom tour to get to the inspection. My contact person Brooke was a joke, she would just respond the same way every time I asked for an update of where my offer was. It was always like I will look into This and get back, pretty sure it was a google auto response. Just a total joke.

The home that I had purchased through open door, the process has been a glorified nightmare. Once under contract is when the all of the problems started and the inspection was delivered to them. The home I was purchasing required a new roof for insurance purposes and has a number of deferred maintenance concerns. Addressing these with open door has been nothing but an uphill battle between OpenDoor not communicative and then making up excuses as to why things are taking so long when we provided to them quotes for all of the safety items and for roofers. They took so long and refused to do any safety issue aside from the roof for insurability issues. When the new roof finally went on, the team the chose to do the work caused damage to the water heaters which they are refusing to schedule a plumber to come out and fix. Having to file an addendum for closing. And the final straw was that after closing they broke contract and removed certain upgraded hardware from the home. Its been a very ugly time working with them and their failure to communicate and work with buyers of their properties. 0/10 would never buy from them again.

I used ODHL due to the buyer incentive, and greatly regretted that choice. There was a complete lack of communication with ODHL from the beginning. There were dozens of times where I would leave a voicemail, text, or email my point of contact at ODHL and never hear back. I was completely in the dark for most of the escrow period (44 day COE). As an agent, I knew I could navigate the process, but if I was not an agent and not familiar with the process, this would have been even more of a nightmare to go through. Since reaching out to get pre-qualified, we were told that it would take a week to hear back (normally lenders can get you pre-qualified in a day). After that, it took 22 days to get the Loan Status Update (which is required to be sent out within 10 days of contract acceptance). From there, ODHL never maintained communication with my insurance provider, prompting my insurance provider to reach out to me saying that they were unable to get a response from ODHL. Then, the day before the close of escrow, I ended up on a conference call with the insurance provider and ODHL because ODHL had still not worked with the insurance agency to approve the policy. Then, on the close of escrow, I was sent a vague email stating that there was a delay in the process, and would have to push COE out one whole week. After talking with ODHL, I was then told that they could make things happen and still close on time. Then, closing docs were not sent to title until the afternoon, but I still was told by ODHL that we were closing that day. The close of escrow was ultimately pushed three days (which caused major issues for us since we were already packed up and loading up a truck with movers scheduled). We finally closed escrow, and it is safe to say that I will not be using ODHL in the future, and will inform my clients and colleagues of my experience when ODHL is mentioned. Also, in the listing info on the MLS, it was advertised that there is a $100/day guarantee when using ODHL. I asked them about this in an email, and I was told that it would be handled. It is now three weeks after the close of escrow and I have still not heard back from ODHL as to how I will receive my $300 ($100/day COE was pushed). They have failed to respond, and the agent with Opendoor said that is has nothing to do with him. They are not standing by their advertised “guarantee”. I understand that not everything goes smoothly, but this whole transaction was a total nightmare, and Opendoor has shown that they don’t care to make things right.
