After wasting an hour of video conference, I received an initial offer. I was pleased, especially after the video review, the rep told me the house was clean and desirable and it is possible to expect even more than the initial estimate. The entire value proposition was to skip using a realtor and of course avoiding the heavy commission. Get this, after the rep telling me the initial offer might go higher - it was significantly lower but most of all, THEY CHARGE A 5% COMMISSION! Are you kidding me? The entire business model is to avoid using a realtor and pay a commission. They DO NOT tell you about the 5% fee the entire time they are dealing with you. Avoid these clowns. My rep was David Nunez. A very nice person, but his company, and their tactics completely suck.

gave a preliminary offer of between 320,000 and 360,000 then after zoom they gave a final of 288,100. The home is brand new and has had the basement finished. Talked to a realtor and said would get over 300,000

I am so disappointed with Open Door. My fiance and I found the perfect fixer-upper in a great neighborhood. Going in, we knew the house needed some serious work. With original bathrooms, a few roof leaks, and pool surface issues. Luckily, the previous owners did do some work such as a moderately updated kitchen and pool deck. The house was priced for 515,000 and we ended up under contract at 508,000. After the inspection process, it was brought to our attention that the AC's were from 1986 one of them not working at all and the roof had no life left in it (among other minor issues). Our mortgage company would not insure us unless the roof was fixed before closing. After weeks of waiting to hear back from Open Door we finally negotiated a new roof. Until we got the appraisal back. The house only appraised for 490,000. We were willing to pay 490,000 as long as the roof was still replaced. After more weeks of waiting to hear back from Open Door, they would only pay for the roof if we came up in price to 500,000. We continued to negotiate with them, but they wouldn't budge. We had to back out of the contract. Now, here's why I am writing this review. The same house, that we LOVED and were willing to by at 490,000 is now back on the market for TWO WEEKS LATER AT 475,000. Not only did they royally screw us over, it was nearly impossible to get in contact with someone at Open Door. Our Realtor would try to call them several times and they would never answer. Open Door would only respond to emails and would take days on end to respond. I don't know who operates a company like this but I would not buy a house from them or recommend anyone to buy a house from them.

I’m currently selling my house to open door. I’m supposed to close in 1 week. The closing costs are suddenly double what open door estimated. When I asked the company handling the closing why, they said ask open door. Then I asked open door and they said ask the closing company. Deceptive practice.

They are basically modern day Wholesaler. Process is not transparent, bids are not negotiated, no way to speak to a human. It's a very impersonal way to buy / sell property.

We loved the process of using Opendoor cash to close on our dream home, until you actually closed on the home and completely stopped all communication. We have until the end of august to close on the home before we lose our financing and have to reapply and run credit again. I have reached out and asked multiple questions, none of which are answered. I also have called your support and been promised follow up, which never happens. The last straw happened today. I was told someone would call me in one hour at 11:38am, and they just called back at 3:30. To add insult to injury, the line cut off on the call and they haven’t called me back. I need my contract for the home tat I can send to my lender in the next 24 hours or I’ll be forced to take legal action.

From the start it was difficult to view the house. Due the app and incorrect codes. There were notes in the mailbox from frustrated potential buyers. Opendoor realtor Jake was difficult for our agent to deal with. The only good part was our Opendoor Mortgage loan officer Jack Bishop. But after it left his hands to underwriting LaTrice was difficult to deal with. She would request information but never acknowledged receiving that info. She would not respond to emails or answer her phone. Then after closing or realtor and Jack Bishop had to fight for hours to get the code so we could access and take possession of our home. Come to find out Jake (opendoor realtor) had the code all along just didn't send it until after 6:00pm.

Initial preliminary offer was over a $100k more than the actual offer which was well below market value. Bait and switch tactic so not impressed.

Jack Bishop barely response to my email, I uplaoded all the documents more than half a months ago, but still, nothing happened. I emailed him, but he just doesn't reply to my emails and doesn't answer my questions. Superbad experience. I thought opendoor experience will be great, so I did not ask other agent and lenders, but for now, I think I have to switch to others.

Whatever you do...make sure your house is completely off the market before you engage with them. Trying to do both in parallel is too confusing for them. I received an offer viewing me as an Agent instead of the homeowner. Not only did they assign me to an “Experience Partner” that only “talked to Agents”, but I was told to take my house off of the market in order to talk about the offer with my original Experience Partner that performed virtual walkthrough. After paying to do so and jumping through various hoops, I was informed that my offer had expired and the new offer (made to me as the owner instead of agent) would not only have higher service fees (which I was fine with and understood), but would also be $30k less. The offer had expired literally the night before, and they would not honor this the following day after making me jump through hoops to take my listing down. What a nightmare and a waste of life. Very untrustworthy, one of their inspectors broke into my home without my consent for an inspection that was supposed to take place on the exterior. I only found out because I viewed my cameras, and he admitted after I confronted him. I would not sell my home with this company, as they are not trustworthy, rude, and don't know what they are doing. The offer kept being delayed, and I had to cancel because they were dragging their feet in working with me.

They began with a high offer, hid fees, had us paying their closing costs on top of it plus their taxes on top of their 5.5% service fee, then did a "walkthrough" of about 60 seconds, listed "repairs" to bring our 540,000 home to 440,000. When asked why a fully updated home of a custom home builder with new everything from Stainmaster carpets to fresh neutral outside paint to new pool and heaters needed tens of thousands in repairs, they refused to disclose them, stating they begin with their highest offer. This is in direct contradiction to their marketing materials which states walk-throughs increase offers. When asked to disclose, they said Opendoor wasn't likely for me. Of course it isn't when you lose $100,000 from appraisal and $68,000 from the best cash offer from a local investor. It was laughable at best. Costing 20% of value is for morons. Even if we had a mortgage instead of outright ownership, only fools would take this route. Or someone who die in a few months I suppose.

Beware if buying a home from Opendoor to make sure you get everything in writing. Especially if they are offering incentives or discounts. It was a choir to say the least to get the purchase completed to my satisfaction.

The final offer from Opendoor was about $73,000 lower than their preliminary offer. They ended up offering less than what I paid for the house several years ago, and I have put in over $20,000 in remodeling since buying the property. Their only explanation for the massive change in sales price was that the comps they used for the preliminary offer were not very good comps so they re-ran the comps and came up with a "more accurate" assessment of the home value. Their final offer price was about $78,000 lower that the Zillow Zestimate for my home and about $85,000 lower than what local real estate agents suggested my home was worth. They were definitely a waste of time for me.

Did the whole zoom showing and was told I would hear back from the realtor 3-5 days, 14 days now after 2 emails asking for an update and nothing.

In may I had a offer from these people and they said needed 600 in repairs. I turned they offer down because fees and home didn't need no repairs. This week they made another offer and came back with 1400 in repairs. When I told them home didn't need repairs they came back and ask for receipts for the repairs. When I asked the to see what repairs they r claiming then today they come back with a lower offer and with no fees on nothing. I called them out on this and still asked for the list of repairs they claiming. .this is call bait and switch

we tried to buy a house from opendoor they would not give us the HOA stipulations till we made an offer on the house they were selling the house way above what the house was even worth and it needed up dating and the whole yard had to be replaced because it was dangerous they refused our offer and would not give us hoas , my husband is a vet and we told them we really wanted to work it out but they want almost 450000 for a home that was never updated we didnt know if anything worked in the house and it had been on the market over a month my realtor worked really hard to just get info and they were very difficult to work with.. we also have dogs for ptsd for him and they wanted to pay escrow and have it inspected before they would give us an answer.. we are in a market where we pushed our limit to get the home but they would not back down..sorry they treated us like a number and not an interested customer..

Reading through these reviews I have to wonder if these are legit reviews! This is the absolute worst company we have ever dealt. Trying to buy a house through these people for last 3 weeks. Our closing is today by open door contract we signed. We are living in a hotel because these people can’t get their acts together. They accepted our offer with stipulation we closed in 21 days. So we are literally jumped through hoops to finish the sell of our house in Colorado for these people. So they have essentially left us homeless now, with no home! Veterans beware do not use this company! Will never use or recommend this company. Our Florida realtor has literally contacted the CEO of Open Door to rectify this issue. Still no communication
