First Home Buying Experience: We selected our model and picked the lot in January of 2020. Our sales rep Ashton Smith was very knowledgeable and was able to answer all of the questions we had along the way. She was flexible with her time and was able to accommodate our schedule when it came to the design phase of our home. I found myself with random first time home buyer questions and was able to text her with quick response times in return. Ashton was a great resource when it came to upgrade decisions and provided us with helpful details and hints along the way. Our build started in June 2020 as the builder was on a roll out plan for start days. The builder we started with, Keith, had been with Pulte for over 20 years and was able to break all pieces and parts of our blueprints out in a way that we understood completely. During this meeting, he went through a build booklet that essentially outlines the timeline for our entire project. We always knew what was coming next and never left wondering what was going on. Shortly after the ground was broken, our builder changed to a different person to finish our project. This is when we met Jessica McCoy. She took over the weekly build calls and maintained the integrity of our home in more ways than you can imagine. Her knowledge, attention to detail and communication were more than I would ever expect from a builder. I often had questions during the framing process and was able to text her with those inquiries. She not only responded quickly, she also shared Google links that reviewed definitions and reviews for the products being used on the house. I was blown away with her kindness and thorough responses. Both Jessica and Ashton helped with a couple of change requests along the way with positivity and attention to detail. The build quality walk though was so in depth and really featured all of the quality products that Pulte uses and my realtor even mentioned that she had not seen other builders do such a nice job in such detail. Finally came our 1 week before closing walk through. This took 3 hours to complete and Jessica was so professional, positive and thorough. We were so happy to see our home come to life and find out how everything works and even do “hands on” trials of turning things on and off and setting system. It made me feel comfortable knowing I can maintain our home with confidence. Hands down this was the BEST experience of my life. Home buying is scary, but Pulte made it easy! I can’t brag enough about my builder Jessica McCoy and the entire Pulte Group at Sunset Pointe in Fort Worth! We close tomorrow and are SO excited to live in our new home!

We decided to buy in February 2021. There was a lottery to award lots to a few potential buyers; we were given a lot assignment and paid our down payment. It was an eleven-month build (not seven months per contract). We have been in three months. When we moved in, the paint job was terrible (globs of paint on doors, missed areas not painted, nail pops, etc.). We have had people come in to fix cabinets, doors, wall paint, blinds, lawn sprinklers, noticeable patch in ceiling, and more. We even had to have the gas company come and repipe our gas meter. Why were these things not caught during inspections? We still have dead grass and two dead trees in the yard. (We recently received a note from the HOA that we need to replace the dead tree!) We have a few items in the house to still be fixed (gas fireplace, cracked bathroom tile). We contact our warranty customer care rep weekly to no avail. We understand that this house was built during covid, but a little professionalism goes a long way. Hiring trades people who take pride in their work would be an improvement. The driveways are poured, then the next day they are driving machinery over them; most of the driveways are a mess! We are discouraged as we keep getting told that the grass and two trees will be replaced, but no one follows through to get the work completed. We love the neighborhood, but most of our neighbors have similar complaints.

MAKE SURE YOU BRING A REALTOR WHO UNDERSTANDS GOOD CONSTRUCTION. PULTE PAYS THEM THE 2.7% AND YOU GET AN ADVOCATE. THE 3RD PARTY VENDORS ARE OK AT BEST.

we have standing water on the side of our home. They said it would be fixed 2 weeks later still not fixed. They need to fix it so the water will flow into the retention pond. We told them about the standing water several months ago.

Numerous things have gone wrong or started wrong in the first place: Thermostat was wired incorrectly - it took a worker three tries to get it right No heat in daughter’ room - workers worked it several time and fixed it temporarily A/C unit leaked refrigerant 2 times - first when we moved in and a year after that No doors on office room - took three weeks to have them installed Kitchen trim - we’ve lived her for two years and they still haven’t installed trim 1-year walk through - two years later, we are still waiting on what they promised Driveway sprawling - driveway started sprawling within 6-months but was replaced Significant lack of communication - we had the worst salesman - Allen Lucio Seems like a significant amount of issues for a brand new build 3037 Shannon Lane SE, Rio Rancho NM

Does anyone accept a new house garage like that: the broken concrete floor in garage. The wo pieces concrete has broken entirely. The crack lines are not hairline cracks

We’ve lived in Heron Preserve in Port St Lucie, FL for about 9 months now. In that short time we’ve had to replace the dishwasher, refrigerator, few shelves and will need replace more appliances soon. This builder uses cheap materials and bottom of the barrel appliances. For what we paid for this house we expected much better stuff. The air conditioner has failed several times too. I will never recommend this builder nor will I ever buy a Pulte home again. STAY AWAY!

It seems as though when the warranty period was slightly past the time frame issues occurred. There’s no reason for the garage lights to come on whenever they chose. We were told $200 to come out and evaluate. Flood in the basement told to cut insulation. Cracks in the ceiling that were repairing but not to standard and resurfaced.

This company is not buyer friendly. The first time we tried to use the clothes dryer, this is what we heard. This was a new construction and they told us that we had a 1 year warranty. I guess not because they told us to call Whirlpool. Management doesn’t respond.

The quality of home is average not in line with the cost. 10 months after closing I have my front porch entrance not painted yet. I have been bounced around different people in customer service and nobody was able to provide a solution. My yard grading was just finished after 9 months from closing… ridiculous..

Pulte made us feel ripped off as they charged us three times the amount for mini pendant lights. Additionally, our construction manager did not respond when we reached out to him and no showed to an appt.

Great floor plans and nice looking house; however the craftsmanship Is terrible. I have 9 cracked tiles above my stove that will be a huge pain to replace. My house is now 3 years old and I have already fixed nailpops one time. They have already come back in every room plus some. My bathroom alone has 9 nail pops, 9! My kitchen floors freak as if this house is from the 1800’s. And it does not change w the season like the manager told me it would when I complained about it. My neighbors are all having the same issues as well so this isn’t an isolated incident. I live in Brecksville, OH

The Del Webb model of active adult living appealed to me, so I built a home in Del Webb Nexton and moved here after I retired in June 2018. The neighbors here are great, and the lifestyle director consistently comes up with interesting tours and events for residents to participate in. However, Del Webb has a serious negative side, and that is that it is owned by Pulte. Pulte builds homes to a schedule, not to a quality standard. If they promise you a closing date, they will make that date no matter how fast they have to rush construction of your home in order to meet the deadline. Quality is not Pulte’s concern. Getting your money into their pockets most certainly is. My house cost over $200 per square foot, and the overall quality of fit and finish is abysmal. Pulte uses low cost materials and some of the poorest contractors I’ve ever seen. Crooked walls, damaged cabinets, scratched windows, faulty appliances… the list goes on. The painters are the worst. Not only is the quality of paint they use so poor that it comes off if you try to clean it, but they got paint on everything during construction – hardwood floors, carpet, windows, cabinets, tile, grout, countertops, plumbing fixtures, etc. I have spent days removing paint from where it didn’t belong. Caulking and sealants were smeared all over the kitchen cabinets and walls by the same crews. I’m still trying to get that mess taken care of. Anytime a group of neighbors gets together for any reason, the conversation inevitably turns to the poor build quality of their homes. I am not alone in my dissatisfaction. Everyone I’ve talked to has a horror story to tell. Some are much worse than mine. Let the Buyer Beware certainly applies at Del Webb. Should you build here? That depends. To Pulte’s credit they are, for the most part, working to resolve my home’s quality problems. That’s why I gave two stars instead of one. If you do decide to buy a home here, be prepared to go through several months of contractor re-visits. And in some cases, be ready for the repairs to look worse than the original issue, as was case with my flooring, grout, and paint repairs. The neighbors are great. The lifestyle is great and will be getting even better once the amenity center is completed next year. It’s just too bad that these positives are offset by such shoddy build quality.

I am an inspector and after inspecting numerous homes in Pulte developments they have decided to put me on a list of banned inspectors due to I presume the issues I found with framing, air intrusion, and insulation.

I bought a flat and it is very noisy with banging noises in the wall from on one side of the unit. I can hear people talking presumably from another unit adjacent to my unit when I am in my home office. I was made to feel in uncomfortable in my own home by a Pulte customer care manager.

Terrible construction. Second project manager extremely inexperienced. Original customer care person totally inept. Once you close and you have complaints some are repaired majority not. Contacting upper management doesn’t help. Once they have your money say goodbye. We live in a 55+ community in tn called southern Springs. This is how they treat seniors. Please tell anyone you know NOT to buy any product from Pulte Group.

I would NEVER build a home with Pulte if I knew the experience would be as it has. I have been working with the construction manager and the customer service reps since BEFORE I moved in (during our final walkthrough) to fix many things in our home. It has been over 5.5 months now and I still can only get a meddling response every few weeks that contains more excuses every time. The subcontractors that they get are the cheapest and worst around...their work is equivalent to my 6 year old nephews. They also sneak wording into the purchase agreement that makes them "not liable" for the correct property taxes, costing the homebuyers 1000-1500 dollars so that they can pad their pockets. If I could go back in time, I wouldn't just walk away, I would sprint to another builder or home.

After signing the escrow on 12/30/22, Jeff Blea of NV canceled the escrow 12/31 and kept my earnest money deposit of $15,000 plus the additional earnest money deposit on another property $12,000 that they transferred to the canceled signed escrow. Jeff stated that I failed to add an additional $4500 to the closing cost needed that day. However, he did not contact the other buyer or my realtor to solve the issue. Jeff Blea wanted to do another contract at higher price and remove the closing cost allowance. I even attempted to renegotiate the amount down to 756,000 due to CMA and her refused to sell the property to me. the following month he sold the property on a contingency for $750,000.
