Went to view Hubzu property prior to making my bid. When I got to property the gate was locked with a pad lock and it looked like the combination lock was off and locked to the chwith out seeing interior ain link fence. I didn't want to submit a bid with seeing interior. I called Hubzu customer support and they really didn't care to help. There was only 1 bid on property so they weren't looking out for seller trying to get more bids.

Not worth working with. The auctions don't mean anything. They continue to take bids after the auction is over so whether you win or not, it doesn't matter. People just wait to see what the auction goes for then submit a higher backup offer. Whether you win or not does not matter. Worst auction system I've ever dealt with.

They charge you to bid on a property with no mention of a reserve and then tell you the seller doesn't accept your bid. They then tell you that you can submit a final and best offer on the property. What was the point of bidding? Its a total scam

Was high bidder 5+ times, come to find out that every listing has a reserve of the acrive MLS price, so they base that off of market value for a foreclosure with zero inspections, so current tenant is the owner and thrashed the place yet hubzu, owned by altisourse who hires the agents that have the property listed don’t care if it ever sells, this property has been at auction for over 3 years, foreclosed for 5 plus years and they still want market when the place is thrashed.

I have been the high bidder for 7+ auctions, they have dropped the price $500,000 over the listing so far, pictures are not of the property, they are of a lot miles away. The home is not permitted and 1/2 the property has an easement with the neighbors septic. No wells, no septic for the home listed, 9688 Barnett Valley Road, 95472 I have called hubzu, the listed broker, the bank who owns the property and withen 200 miles of this property this Nevin agent does the same scam on all his listing.

Hubzu is a waste of time. First and foremost, bidding means absolutely nothing. Even if you are the highest bidder, they can pick someone else so don't keep bidding on a house. Also, hubzu will bjd against you just to raise the bid. It also takes forever to get any reply. Try to call Hubzu and see how much information you get. We were the highest bidder. We got a call after 3 weeks saying they had a lower all cash offer. They asked if we wanted a "back up offer" which we declined. Literally in less then 48 hours, the house went back up for auction. Hubzu also has outrageous "fees". Save yourself a headache and bypass anything that uses Hubzu.

While searching for properties online or bidding on our platform, you may see a property marketed for auction multiple times. Hubzu is a marketing platform that assists mortgage servicers, financial institutions and other sellers in liquidating their properties. If an auction ends and there are no bids or if bids have not met the reserve (the minimum the seller is likely willing to accept for the property), the seller has the option to re-market the property in another auction marketing cycle. If they elect to re-market the property, you may see the property on Hubzu again. Where possible, properties are also marketed in the local MLS and are syndicated to sites such as Zillow, Trulia and Realtor.com. This company is not a acution so don’t believe you won anything. They don’t tell the sell the final bid. I have emails stating all of this. They will send you a offer to raise your bid by 20-100k or property will be listed again. The brokers know exactly what they are doing will drop all the documents tons of emails shortly this will be exposed to it’s fullest the states need to look in to this company for fraud. This many complaints time to start a class action lawsuit

So, I understand HUBZU does not have final approval of winning bids, but it needs to be more transparent about reserves and what winning bids will be accepted. I am a Real Estate agent and my client wanted a property listed on HUBZU, we went through the registration process and ended up winning the bid. This was a cash offer, so financing was not an issue. HUBZU managed to make me look bad to my client, when we went from winning bid to the seller not accepting the offer and no additional information. I will not be likely to recommend or use HUBZU and while I know it is a legitimate company, it really has the whiff of scammer associated by virtue of it not being a real auction - not binding on the seller. It pretty much seems like an illusory process. HUBZU, do a better job of explaining why an offer was not accepted and do a better job vetting sellers.

HORRIBLE EXPERIENCE - DO NOT USE!!! After extending the auction for 2 hours, I won with a cash bid $7500 over the minimum bid price only to have it rejected as my bid wasn't high enough (even though the house had sold 2 years ago for $16k less, not including the 5% buyer premium). Now it's relisted at the same minimum bid!!!! Shame on listing agent Linda Powers - Berkshire Hathaway.

In some cases, the seller may opt to re-market the property in another auction marketing cycle if the reserve price (the minimum the seller is likely willing to accept for the property) was not met or a bid/offer did not meet the seller’s criteria. Or, the seller may accept a lower bid or negotiate with a bidder. It’s not bad until they stop sending backup notice. Not sending such notices is a disservice to sellers because they lose potential higher bids. ’ll not list or buy properties there unless they change that.

Horrible company!!!! They gave me only 23 days to close from date of sign contract. I told them it was not a cash sale. they change the contract but kept the same closing date. everybody know it takes mortgage companies 30 to 45 days to close. I was not able to secure a mortgage and The will not refund my orginial deposit or earnest deposit of 7800.00...I do not have money to throw away like that... stay away... scam artist run this company!!!

Hello, We understand your concern, and apologize for any inconvenience this may have caused you. The bid deposit is a hold placed on your credit and not an actual charge. The bid deposit hold can become a charge on your credit card if you are the selected bidder and fail to fulfill certain obligations. If you are not the selected bidder or your bid is not "under review", the hold will be removed within 4-7 business days after the auction cycle has ended. If you are the selected bidder, the bid deposit will be released once we receive your signed purchase and sale agreement (or PSA) and we receive confirmation from the third-party escrow agent that your earnest money deposit (or EMD) was received within the required time frame. Please allow 4-7 business days for the hold to be removed after both the PSA and EMD are received. If you are the selected bidder and you fail to deliver the purchase and sale agreement and the earnest money deposit within the required time frame, the hold will be converted into an actual charge on your credit card in the amount of the bid deposit hold. This organization participates in retaliatory behavior if you complain about anything or anyone and will rip the rug out from under you at the 11th hour just when you think you bought a house with nonsense and attempt to keep your deposit and blame it on you.

Couldn't resolve simple login issues today in a timely manner. Called several times, tried chatting online, sent 3 emails with responses of we will get back to you....when time is of the essence in a professional real estate world, Hubzu falls far short. I could more easily reset my IRS login than this website's.

HI Everyone, I just want to give an advice in case you never dealt this this company. it is run by unethical people. I was a highest bid for a house then they did not sell it for me by the end of the bid. my agent contacted them and they stated it will be back in the market. so my agent emailed them again and again. finally the house was sold lower than my bid. I am still confused and I never figured out what happen. I ended up buying different house after I waited for 2 months. if you are investing and you are not in hurry, they might be okay. if you want to buy a house to live in, don't waste your time here. HUBZU people, PLEASE DONT send me reply saying " WE are sorry about your experience."

Awful Experience trying to reach the Document Processor once I won the bid. Almost lost the house because I couldnt reach anyone on the phone or email to help me correct the Docusign contract. Once I won the bid I got an email almost immediately notifying me and then they sent the contract via docusign within 48 hours to my email. Once reviewed, I needed to make corrections to the company name LLC and add my agents information because it was not listed on the docusign agreement anywhere. I tried over 20 times to email, call, and leave voicemails to the document processor listed in the email and to the main number listed without an extension and no response. I called so many other numbers trying to reach Hubzu or anyone for that matter just trying to get someone with a voice anywhere to pick up. I don't know how they are in business. If and only if you are relentless will you be able to reach someone and with a lot of explanation and urgency you may be able to get the operator person to spend another 20 min to reach someone internally that will answer and that can actually help you.

The property was not ready on sale, website put wrong information, it wasted my time do research and found out it was wrong information!
