Great accommodation great location, could have bone with a few more indoor activities and shop needed a few more essentials

This is a really impressive and beatifully designed ground-floor apartment right on the water front. There are stunning views of boats and fields from four of the bedrooms and the main living area. It is modern, light and MUCH bigger than the photos make it appear with plenty of room for a large group to spread out without being on top of each other. The bedrooms are large and don't feel cramped in any way. The beds were comfortable and supportive without being hard - we always take a matress topper with us to rental properties, but didn't need it this time. The hot tub, situated in your own small, private garden is HUGE and fits 7-8 easily. The swimming pool, shop and Waveney Inn are only a few tens of yards away, but they are not intrusive on the peace and tranquility of the place. I really can't say just how impressed we were with the apartment. Really, it should have 5 stars but for the fact that at the time of this review the dishwasher, which is almost a necessity with large groups, was broken, and the few kitchen knives were completely blunt and would not even cut raw chicken (one had a broken handle). But don't let this put you off. If you've got a large group and are looking for a high-quality, luxury apartment in a quiet location with loads of room AND with access to the broads, you wont' be disappointed. Oh, and don't forget that lovely hotub for lazing in whilst looking at the stars!

Just back from a four day break. Lovely quiet site, the only negative is lack of changing facilities at the pool.

Nice place but reception staff not terribly welcoming and supplies a bit short in the accommodation such as toilet rolls and sufficient cooking implements.

We really have had a great holiday Lodge was beautiful so well equipped The hot tub was so nice just wish it was hotter ( it would be nice to have a choice to increase the heat) You do need an outdoor light hear the hot tub or on a sensor as it’s so dark to get out to the tub of a night The site was immaculate and facilities were lovely Mum and dad were in caravan they towed and their plot was lovely view The boat hire is a must very funny really enjoyed it Welcome pack was very nice touch We will be returning to this hidden gem

We had a mid week stay in the Leam Lodge, It was very clean, comfortable and well equipped. The hot tub was an added bonus as we spent many hours in it throughout our stay, The pool was good, warm and had a jacuzzi. We had drinks, snacks and a meal in the Waveney Inn. Food was lovely and was quite reasonably priced. On arrival, my wife checked us in and asked to use the toilet, she was directed to the Waveney Inn, It was drizzling at the time and had been all morning. When she came out of the pub, she slipped and fell on the decking. She hurt herself, so do watch out for the decking as there is lots around

Lovely quiet spot for a short break lovely views over the Suffolk marshes and we'll equipped Lodges with your own hot tub and pets are also welcome!

Nice apartment. Attentive staff. Peaceful location. But some maintenance issues. Broken guttering above kitchen window. Bottom oven didn’t work. Shower rims clogged with lime scale. On arrival really bad smell in bathroom from pump station below. Had to buy an air freshener! Tanya

We came as a family of 4 and stayed in a yurt for 1 night. It was so good to get back to basics, no electronics for the children and just enjoying the great outdoors. The yurt was clean tidy and very cozy. The wood burning stove added a lot of heat and made the experience more like camping. We will definitely return for another visit, and have recommended it to lots of people.

The accommodation was excellent, and all the staff were very friendly and helpful. The Waveney Inn is a great place to unwind in the evening.

Great location, staff really helpful and pleasant. Apartment (Oulton) good but needs a new double bed or mattress at least, lounge carpet very stained. Unfortunately kitchen very tired. Oven needs a deep clean, fridge door shelves completely missing, saucepan lids did not fit so kept falling off, broken cup, pyrex type bowls needed for food preparation and microwave. No trays. Otherwise enjoyed a relaxing holiday.

A good venue for an event like ours even though we had difficulty with the OH projector not talking to our computers. A good variety of accommodation options to suit all of our members in the Outdoor Writers and Photographers Guild. David Ramshaw

All the staff we met were helpful and very friendly. The hotel room was very spacious and comfortable. The prices in the pub reflect the type of food which was a bit limited in range.

Regularly come to waverney out of season. Quiet and relaxing . Lots of fun in the pool. Only down side is the shop is VERY limited and very overpriced!! The staff in the pub are great too. Very friendly and welcoming.

Excellent clean and warm accommodation. Staff very helpful and friendly. Restaurant could have a better atmosphere and run a tab for guests although the food is quite good. Altogether a good experience.

Our room within the centre was very good, spacious and clean. Our only gripe was the breakfast, great if you like a full English not so if you prefer a light breakfast of fruit and cereals which were laking. Otherwise a great venue if you like all things water

A good site, the facilities were really good and the staff very helpful, was our first time there and would recommend it for a quite weekend getting away from it all, though it was October when we went and can imagine it is busy during the high season. All round good site
