It might be easy to sell a house to Opendoor, but buying from them was a nightmare. First when we went to do the inspection the utilities were turned off. Then when the utilities were turned on we went to do the inspection, but the AC wasn't working so we couldn't set up the radon test. Finally after all this was done it turned out I couldn't get a conventional loan for the Condo because the HOA was missing Building Ordinance and Law Endorsement coverage from their insurance policy. Opendoor had advertised that this place could be bought with a conventional loan only or cash, but they obviously didn't do any research on that. Without financing I had to back out of buying the property and was out $520 for the inspection, not to mention all the time and effort I put into buying the house.

My Opendoor experience could not have been better. I needed to sell my home after moving into a larger one in order to take care of my aging mother. I didn't have time or energy to deal with showing the house or waiting for it to sell. Several years ago I sold two other homes the traditional realtor route and this transaction was so much easier and less stressful. I kept waiting for the "Got ya" expecting there to be some type of catch. At least that's what I heard from the realtor community in my town with lots of negative talk about it. Well that never happened. I got a fair market price for my house reasonable repairs and the net difference between the proceeds was only 1500 higher vs going with a realtor. (that is IF my house sold right away). Every month it didn't the break even point changed. So I feel like a Win. Thanks Opendoor I will recommend you to my friends.

When my wife and I decided to move. We knew we needed a experienced real estate agency because our house had some issues. I saw the Opendoor ad on Facebook and looked into it. I was very skeptical because I had clicked on ads before. The process was super simple and the further I got my confidence grew with them. They were very communicative and led me through the process the whole time. The offer was fair and the repair costs for my house were extremely fair. The title company that they used were just as awesome. From the first email they sent me to closing. My experience could not have been better. I would HIGHLY recommend everyone that I had any dealings with.

Absolute professional experience if you don't like showing or want to sell quickly or having trouble with payments Open door is a much better option then giving it to the cash buyers. We had this investment home going in the loss but open door helped us to break even.

We tried to sell our house a few years ago ourselves, and ended up losing a lot of money by keeping it on the market for over a year while 3 contracts fell through. This time, I didn't want to deal with the stress or worry about it and contacted Opendoor for an offer. They were very fair in their initial offer and we were under contract in a matter of days. The inspection process was very thorough and we had no problems at all in agreeing to what they asked for. At close, we signed the paperwork on 6/13, moved out on 6/14, and had the money in our account on 6/17. I told my husband that it didn't feel like we even sold it - no showings, no staging, nothing. The team at Opendoor was very quick to communicate with us to answer questions and I would recommend them 100% to anyone thinking of selling. Their process allowed us to move forward quickly and with confidence that we would close on time, not have the rug pulled out from under us at the last minute. I truly think where we ended up after the commission and repairs is better than where we would be on the open market. Opendoor is the best - thank you so much!!

Brock Frederiksen, Aquistion Closing Manager, was with me every step of the way. He was very knowledgeable, patient and kind. He was quick to respond to my emails and phone calls. I felt reassured that all would go well and that I was in good hands with Brock. Selling my home with Open Door was the best decision I have made.

This is my 2nd time I have used Opendoor within the last 2 years. Found to be great communicators, top notch easy software. Offers have been fair, taking in consideration what I believed through careful research to be retail value of home minus repairs needed. Closed without any hitches. Thank you !

It seems that everytime we find a property, even one that has been on the market for months with no offers, and we put one on, all of the sudden there are 5 offers that came in suddenly. It feels like you want me to up my offer and that is something that I will not do. I am also finding houses a bit more expensive then other companies.

Well, I heard back quickly once I submitted the online application. That part was really easy. When I heard back, it was with the offer. I couldn't believe it was that quick. However, all of the comps in my neighborhood were from over a year previously and the offer was $50,000 less than the market value of my home. The rep asked for pictures of the current comps that were just pulled on my home by my real estate agent showing the current value (I didn't tell her I was talking with opendoor :/ After sending the real time comps, I never heard back. Finally I followed up and he quickly sent over another offer. $48,000 below market. I guess this is how they make their $$$ offer way less and hike up the price when they sell it. I give them three stars for initial engagement and -2 star for laughable offers...both times.

My sale with open door started smoothly and transitioning was great till the end, it was probably the most easiest experience selling a home.

I know our TH needed some work and with my husband being a disabled vet we were not up to repainting and doing what was needed. They had a great quote for us until the "inspection" - they said our main line was broke - we had it checked by HOA plumber and were told it was "dipped" so occasionally water accumulated and we had to have cleaned. They said our deck had to be taken down as it was unsafe/bad condition, and needed covers over window wells and some repair to carpeting. We had some issues about our counters which I won't go into. Anyway, we gave in and lost about $15,000 off the initial offer. Final walk thru on a Saturday their contractors were in there that Monday and in less then 2 weeks I saw it advertised on their site. No way did they repair a line that went from laundry room to outside, deck was still there, and no window wells. Hopefully they did fix pipe or whoever bought it is in for problems. Feel they are not a very truthful company and take advantage. Saw blogs do that Yelp won't put anything about them on their site and I tried and was unable to. I would not recommend them. So who ever bought 8871 Yukon St 80021 please be careful of the plumbing.

Hi Laura, We understand how there may have been some confusion here. Opendoor requests credits for items we believe reduce the value of a property or items that would cause a property to not meet our home quality standards and particularly those items which we believe a future buyer may request work on. Our request of credits is not a promise to spend the money on anything specific-which is standard in the real estate industry. When sellers and buyers negotiate repair credits, the seller is never obligated to show the buyer proof that they completed them. A credit is an indication of factors we believe reduce the value of the home, and in turn, the price Opendoor should pay for. Opendoor helped me tremendously. I needed to move at a certain time and made that happen through this company. They offered me a fair price, let me choose the closing date, walkthrough date etc. I would highly recommend this company time and time again if you want the selling of your home to be hassle free and need to move by a certain time. The process for my situation,
