“I got and accepted my offer in Jul 2021 but the transaction did not close until Jan 2022 because i was buying a new home and due to supply chain issues they kept postponing my closing date. As the final/real closing date for the new home approached I recognized that considerable time had passed since the initial Open Door offer, that there was no inventory, as well as the unique features of my home I asked my Open Door agent (A Mark Spain agent) if I could refresh the offer, she categorically asked me not to do that but said she would talk to them directly. But then she came back with the report that infact Open Door said it was currently valued lower than the offer I had in hand. I pushed back and gave her some comps to go back and ask again. She came back again with a No....The feedback being the comps were not exactly comparable...one being bigger and the other more updated. I felt locked in with my closing coming up in 2 weeks and was just ready for the whole thing to be over. I focused on my move. Well, silly me for accepting either the lies because fast forward to not even 2 months after closing, I spoke with an old neighbor who told me the home had been bustling non stop with prospective buyers so I checked and it was already under contract at a list price higher than the listing of the same comps I had provided to the agent...and exactly $66,300.00 higher than what Open Door paid in the books for the home, a 13.8% increase! I then went back and pulled the emails between myself and the agent and sent her an inquiry with my findings, the only thing she could come up with was fresh paint and carpet...Seriously? If you are using Open Door or another ibuyer and its been sometime since your initial offer, insist on a refresh. Also, maybe you can ask for a baseline so that if your home sells above that, you will get or split the difference with them. Some such services do provide this option upfront. Also, some traditional realtors are beginning to offer very interesting solutions. Do some research, don’t squander away your biggest investment!”

“The process was exactly as advertised. Selling your home can be very stressful. I was prepared for a lot of back and forth. To my surprise each time I received a phone call it was to ask if I needed anything and what the next steps were. It was the smoothest transition I have ever experienced. “Bought house thru Open, as they are prime source in Georgia. Some problems: 1. Assigned a Buyer's agent, & a Closing Attorney. One MUST use their Closing Attorney. 2. They tried, Attorney's office told us Title Insurance is required in GA. That is not true, if buying for cash. But the required Title company with Open's attorney, is a Title Company that is owned by Open! 3. Open apparently knew that the hot water heater did not work, nor the dishwasher. But the hot water heater used natural gas, & inspection report said they smelled possible gas leak. Open refused to repair. The gas company later confirmed the leak. 4. Found massively high mold count, which so far has cost us almost $5,000 to remedy. 5. Open, the Buyer's agent, & the attorney, were either slow to respond, non-responsive, or provided erroneous info. Above just the highlights, but I've gone out of my way, to discourage others from selling to, or buying from OpenDoor”

“I contacted open door just out of curiosity and it changed my perception of them when they made me an offer that was actually more than my asking price. I kept waiting for a catch but turns out the contract was 100 percent legit and the process and closing was simple and fast. My agent Anthony answered every call and text I sent within minutes.”

“I used Open Door for the first time and I was so impressed! The person who contacted me after I made an offer was so helpful! Sascha made my experience great! “Nice easy project. Walked around taking a video. Said what I expected to sell for. Received an offer within 2 hours that was $1200 under what I thought. I accepted the offer, filled out the paperwork, emptied the house, got paid. Easiest I ever did. Friendly, helpful people. No pressure. I recommend this company.”

“OpenDoor purchase didn’t happen because during the inspection period multiple safety and functionality issues were discovered (in excess of 30 items). Estimates were obtained and the cost to remediate was $58,000. Inspection report and invoices were provided to OpenDoor, and they offered a $2500 credit. Very disappointed with OpenDoor. And, will not view another OpenDoor home based on this experience. Buyer Beware.”

“I would recommend Opendoor to anyone. The entire process was very easy, and the offer was great. We went to Zillow first, then switched to Opendoor because Zillow refused to perform their contract. Opendoor's offer was so much better we truly regret wasting our time with Zillow. Don't make the same mistake we did. If you wanted an easy sale with a great offer, Opendoor is the only option! (When Zillow decided to cancel our contract, they offered only $2K for our trouble. On top of that, they failed to deliver the funds. The alleged incentive was only to get you to sign their agreement to cancel the contract, but they did not intend to pay at all. My contract was canceled in December of 2021, the promised $2K never arrived. Even after I called everyone involved for 2 months, I finally receive a payment of $1K in February of 2022. Zillow does not honor their promise. Please proceed with extreme caution with you choose to work with them.) I worked with Opendoor with a wary heart based on my experience with Zillow. They have surprised me pleasantly at every turn. I just can't stop telling my friends and family about them. Thank you, Opendoor!”
